Is Carmel Valley a good area to live?
Whether it suits you comes down to budget, commute and how you feel about newer, planned streets. The measurable points: homes are newer than in most of San Diego, since building only began in 1983; the area has two City recreation centers, a branch library and at least seven City parks; and public schools come from districts other than San Diego Unified, which is unusual inside city limits.
Demand has been strong. ZIP 92130 had 1.7 months of supply in the three months to September 2026, and 34.8% of homes sold above list price (Redfin). That is a seller's market by the usual 4-month rule. For crime figures, use official data only; our guide to official California crime data explains the sources.
What Carmel Valley is known for
Carmel Valley is best known as one of San Diego's large master-planned communities. Streets, parks, schools and shopping were laid out together, and the City describes development as centered on the Del Mar Highlands shopping center. One Paseo, a mixed-use retail district, is also in the community.
It is also an office and research address. Del Mar Heights and Carmel Valley together hold more than 4.4 million square feet of office, retail, entertainment and academic space and form part of the north-city employment area with University City and Sorrento Valley. The school districts are the third reason people search for it: Torrey Pines High School and Canyon Crest Academy, both in the San Dieguito Union High School District, are located in the community.

| Condo | $821,476 | -1.9% | 23 | 30 |

Mello-Roos and special taxes in Carmel Valley
Planned communities in California often carry Community Facilities District (Mello-Roos) taxes or other assessments that paid for roads, parks and schools. Whether a home pays one, and until when, depends on the parcel. Ask the seller for the latest tax bill and read the special tax lines; the Mello-Roos guide shows how.

Most townhouses and condos, and some detached tracts, have an HOA, and some homes pay both a master and a sub-association. Get every association's dues and any special assessment in writing.
Property tax and insurance
The Prop 13 base is 1% of the price plus local bonds. On the 92130 single-family median of $2,464,378, that base is about $24,644 a year before any special taxes. Pros and cons of Carmel Valley
Pro: Newer, planned neighborhoods

Pro: Shopping and jobs close by
Two retail centers inside the community and more than 4.4 million square feet of office and other commercial space in the area cut down on long drives.

Los Peñasquitos Canyon Preserve is on the south edge and Torrey Pines is just west.
Con: A fast, competitive market
