La Jolla at a glance
- Jurisdiction: part of the City of San Diego, not a separate city. The City's planning area covers about 5,718 acres and is described by the City as 99 percent built out, so most new building is infill (City of San Diego, La Jolla Community Plan).
- ZIP code: 92037. See the 92037 ZIP data page for the full monthly series.
- Typical home value: $2,426,826 in September 2026 (Zillow neighborhood index), a record high for the series.
- Median sale price: $2,179,360 across 133 sales in the three months to September 2026, 9.8% lower than a year earlier (Redfin, ZIP 92037). Zillow and Redfin measure different things, so the two figures do not match.
- Household income: median $147,230 in ZIP 92037, with 61.5% of occupied homes owner-occupied and a median rent of $2,854 (Census ACS 2020-2024).
- Council districts: 1 and 2.
Is La Jolla a good area to live?
That depends on what you need, so here are the facts readers usually weigh. La Jolla has five named beaches from Blacks Beach to Windansea, 20 City-listed parks, three commercial districts (the Village, the Shores and Bird Rock) and UC San Diego on its northern edge. Prices are the highest of the six San Diego neighborhoods California Housing Prices covers: Redfin's median single-family sale in 92037 was $3,674,073 in the three months to September 2026.
Public schools are run by San Diego Unified. Crime figures should come from official data with the method explained, never from a rating site; our guide to official California crime data shows how to check an area. Hillside and canyon streets can fall inside the City's fire hazard zones, which affects insurance, so check the address before you write an offer.
What La Jolla is known for
Most of La Jolla's reputation comes from its shoreline. La Jolla Cove, the Children's Pool, La Jolla Shores, Windansea and Blacks Beach are all within the community, along with Ellen Browning Scripps Park above the Cove. The California Coastal Act names La Jolla a special community of regional and statewide significance (City of San Diego, Council District 1).
The research institutions are the other half of the picture. UC San Diego, which reported 45,087 students in fall 2026, and the Scripps Institution of Oceanography sit at the north end. The Birch Aquarium, La Jolla Playhouse, the Museum of Contemporary Art San Diego and the Mt. Soledad National Veterans Memorial are also here.
Building rules shape the look of the place. Under San Diego Municipal Code section 132.0505, voter-approved in 1972, no building in the city's Coastal Zone may exceed 30 feet, apart from three named areas outside La Jolla, and only a citywide vote can change that. Expect low skylines, view corridors and permit reviews for exterior changes.
La Jolla homes and prices
Figures below are Redfin medians for ZIP 92037, three months to September 2026. ZIP 92037 does not match the community's planning boundary exactly, so treat them as a guide.

Single-family homes in La Jolla
Detached homes made up 58 of the 133 sales. They took a median 37 days to go under contract, and there were 5.1 months of supply, which is close to balanced. On a lot facing the ocean or the Village, the land often carries most of the price, so ask your agent for sales of similar lots, not just similar houses.
La Jolla condos
Condos are the main way into the area for less than $1.5 million. The median was $1,217,464 with 4.0 months of supply. Before you commit, read the HOA's reserve study and its SB 326 balcony inspection report; our balcony inspection guide explains what those reports cover.
La Jolla townhouses
Only 18 townhouses sold, so one or two sales can swing the median. The 17.5% rise in a year is a small-sample figure, not a trend.

Shops and dining in La Jolla
The Village holds most of La Jolla's shops and restaurants. La Jolla Shores and Bird Rock each have a smaller strip of their own. Westfield UTC, in University City just east of La Jolla, is the main regional mall nearby.
Parks and beaches in La Jolla
Besides the beaches, the City lists parks such as Kellogg Park at the Shores, Calumet Park, Cliffridge Park, Pottery Canyon Park and the Torrey Pines Gliderport. The La Jolla Recreation Center is at 615 Prospect Street and the La Jolla/Riford Library at 7555 Draper Avenue.
Schools lookup for La Jolla addresses
La Jolla High, Muirlands Middle and the Bird Rock, La Jolla and Torrey Pines elementary schools are located in the community. Location is not assignment: enter the exact address in San Diego Unified's School Finder, then read each school's results on the California School Dashboard.
Getting around La Jolla
Interstate 5 is the main freeway link to Downtown, about 12 miles south. The UC San Diego Blue Line trolley extension, which added 11 miles of light rail, opened on November 21, 2021 and serves the UC San Diego campus stations, though most of La Jolla's coastal streets are still a drive or bus ride from a station (SANDAG).
Costs of owning in La Jolla
Property tax on a La Jolla home
Under Prop 13 the base rate is 1% of your purchase price, plus voter-approved bonds and any special assessments. On the 92037 single-family median of $3,674,073, the 1% alone is about $36,741 a year. The San Diego County property tax guide shows a full bill.
HOA dues and Mello-Roos in La Jolla
Condos and some planned streets have HOA dues. Ask for the current dues, the reserve balance and any planned special assessment in writing. Check the tax bill for any Mello-Roos or other special tax line; the Mello-Roos guide explains how to read it.
Fire zones, coastal bluffs and insurance
The City adopted an updated fire hazard severity zone map by Ordinance 21992 (final passage July 31, 2025), adding areas the State Fire Marshal had not mapped as very high. Look up the address on the City's fire zone map, then price insurance early; the homeowners insurance guide covers the FAIR Plan if carriers decline. On bluff-top lots, ask about erosion reports and Coastal Commission permit history.
Pros and cons of La Jolla
Pro: La Jolla's coastline and parks
Five named beaches and 20 City parks sit inside one community of about 5,700 acres.
Pro: UC San Diego and the research campuses
UC San Diego, Scripps Institution of Oceanography and the trolley stations at the north end put a major employer and transit line next door.
Pro: A built-out, height-limited area
With the area 99 percent built out and a 30-foot coastal height limit, large new projects are rare and the street scale changes slowly.
Con: La Jolla's entry price
A median detached sale of $3,674,073 puts most houses out of reach without substantial equity or cash.
Con: Coastal permits for remodels
The height limit and coastal review add time and cost to additions and exterior work. Check what a home's lot allows before you pay for its potential.
Con: Insurance and hazard checks
Canyon and hillside addresses may be in a fire hazard zone, and bluff lots carry erosion questions, both of which can raise insurance costs.
