Laguna Niguel ZIP codes and neighboring ZIPs at a glance
The table puts Laguna Niguel's two ZIPs beside the ZIPs that border it. Zillow's typical value is an estimate for the middle of all homes in the ZIP, sold or not. Redfin's median sale price covers only homes that sold in the three months to September 2026, so it moves with the mix of homes that happened to sell. Compare Zillow with Zillow and Redfin with Redfin, never across.

How to use ZIP data when you buy in Laguna Niguel
Because one ZIP covers the whole city, the 92677 median blends hillside houses with ocean views, 1980s tract homes, gated estates and condos near the freeway. Treat it as a starting point, then compare recent sales of similar homes in the same neighborhood or HOA. Our Laguna Niguel neighborhoods guide breaks the city into areas.
Check three things that a ZIP cannot tell you. First, the city: confirm on the tax bill that the home is in Laguna Niguel and not Dana Point, Aliso Viejo or Laguna Beach. Second, schools: Capistrano Unified School District serves Laguna Niguel, but the ZIP does not decide which school a home is assigned to; ask the district which school serves the address and see our Laguna Niguel schools guide. Third, costs: HOA dues, any special tax and the fire hazard zone vary street by street. The Orange County data page for each ZIP, such as ZIP 92677 data, shows the monthly trend.
