Each Los Gatos ZIP code in detail

ZIP 95030: downtown, the southern hills and Monte Sereno

95030 holds the older core of Los Gatos. The Census Geocoder places the Town's police building at 110 E. Main Street, the Almond Grove streets such as Wilder Avenue, Broadway, Fairview Plaza and University Avenue near downtown in 95030, along with Foster and Mireval roads in the southern hills. Only about 29% of the ZIP's land is inside the Town; about 15% is the City of Monte Sereno and most of the rest is unincorporated hillside, so a 95030 address does not always mean Town services or Town rules.

Zillow's typical value here was $3,515,016 in September 2026, up 7.6% in a year, the highest of the three Los Gatos ZIPs. Redfin counted 34 sales in the three months to September at a median of $3,848,869, and 32 of them were single-family houses (median $3,998,991). With so few sales, a handful of large estates can swing the median by hundreds of thousands. The Census puts 79% of occupied homes in the ZIP as owner-occupied and the median gross rent at $3,130. What to check: the parcel's city (Town, Monte Sereno or county), its fire hazard zone in the hills, and whether the house is in one of the Town's historic districts, where exterior changes need review.

ZIP 95032: east and north Los Gatos

95032 covers most of the town by area. Geocoded addresses in 95032 include Los Gatos Boulevard, Blossom Hill Road, Belgatos Road, Shannon and Hicks roads, Kennedy Road, La Rinconada Drive, Mozart Way, Capri Drive near Campbell and Los Gatos-Saratoga Road by Los Gatos High School. It also includes the North 40 area at Lark Avenue. About 46% of its land is in the Town and roughly half is unincorporated.

Zillow's typical value was $2,530,345 in September 2026, up 4.1%. Redfin recorded 54 sales in the three months to September at a median of $2,274,332, down 1.1% on a year earlier, with homes selling in a median 25 days at 102.6% of list price on average. This ZIP has the town's townhouse and condo market: 8 townhouses sold at a median of $1,525,002 and 8 condos at $599,982, against $2,899,269 for 36 single-family houses. What to check: HOA dues and reserves on attached homes, and on the hillside streets east of Los Gatos Boulevard, the fire zone and insurance quote.

ZIP 95033: Lexington Hills and the mountains

95033 has a Los Gatos mailing address but is a mountain ZIP: it covers about 232 square kilometers, and the Lexington Hills census-designated place is one part of it. Less than one-tenth of a percent of the Town's land is in it. Before you offer, ask the seller how the home gets its water, whether it is on a septic system, and whether the road is private and who maintains it, and get the records.

Zillow's typical value was $1,403,281 in September 2026, up 2.0%. Redfin's median sale price was $1,609,527 on 33 sales, with a median 59 days on market and 97.8% of list price, the slowest of the three. Months of supply was 6.6, against 3.3 in 95030 and 2.9 in 95032. Census figures put the ZIP's median owner-estimated value at $1,417,200 and median household income at $189,118. What to check: wildfire zone, insurance availability, well and septic inspections, and winter road access.

Nearby ZIPs: 95070 Saratoga and 95008 Campbell

Saratoga's 95070 runs at a similar level to 95030: a Zillow typical value of $3,962,763 and a Redfin median of $3,823,876 on 82 sales. Campbell's 95008 is the closest lower-priced option, with a Zillow typical value of $1,804,808 and 50% owner occupancy on Census figures, against 65% in 95032. Note that a small part of 95032 is inside Campbell and San Jose city limits.

Why Los Gatos ZIP figures and town figures differ

Zillow's typical home value for the Town of Los Gatos was $2,597,611 in September 2026, up 4.6% in a year and 91.4% in ten years. That sits between the two main ZIPs, because the town is mostly 95032 by area. Redfin's town figure for the three months to September was $2,438,839 on 65 sales, while the two ZIPs together recorded 88 sales. The difference is the unincorporated hills and Monte Sereno, which share the ZIPs but are not in the town. If you are pricing a particular house, use sales on its own street and the town figure, not the ZIP alone. Our Los Gatos guide has the town-level figures.

Which Los Gatos ZIP code costs more?

95030 is the most expensive on both measures: Zillow's typical value is about $985,000 higher than in 95032, and Redfin's median sale price is about $1.57 million higher. 95033 is the least expensive, with Zillow's typical value about $1.1 million below 95032. Within 95032, attached homes cost far less than houses: the townhouse median was $1,525,002 against $2,899,269 for single-family houses in Redfin's three months to September. How to use Los Gatos ZIP code data

Treat ZIP data as a starting point. Small ZIPs swing on a few sales: 95030's Redfin median rose 25.9% in a year on 34 sales, while Zillow's smoothed value rose 7.6%. Use the ZIP pages linked above for monthly history, then ask a local agent for sales of similar homes nearby in the last six months. Confirm the parcel's jurisdiction with the Santa Clara County Assessor, because tax rates, building rules and services depend on whether it is in the Town, Monte Sereno or the county. For tax math, see the Santa Clara County property tax guide. For areas inside the town, see Los Gatos neighborhoods.
