Saratoga condo and townhouse prices
Saratoga has very few condos. Census figures (ACS 2020-2024) count 11,447 homes in the city: 84.9% are single-family detached houses, 6.8% are single-family attached homes such as townhouses, and about 5.0% are in buildings of five or more units. The city's 2023-2031 Housing Element adds that only 211 homes were built in Saratoga between 2010 and 2020, most of them detached houses.
| ZIP 95070, three months to Sept 2026 (Redfin) | Condo/co-op | Townhouse | Single-family |

With seven sales in each attached category over three months, one unusual sale can move the median a long way: Redfin's condo median was 10.4% lower than a year earlier. Use these as a rough guide and ask an agent for every attached sale in the complex you like over the past two years. The ZIP 95070 market data page tracks the series.
Best areas to buy a condo or townhouse in Saratoga
Attached homes in Saratoga cluster in a handful of places: a new townhome-style community on Cox Avenue, older small buildings on Saratoga Avenue near the Village, and a set of sites the city has zoned for denser housing. Prices for new homes below were checked on the builder's site on November 1, 2026.
The Elms by Pulte Homes, off Cox Avenue
The Elms is Pulte's community of new townhome-style condos, which its site describes as having private rooftop terraces and access to El Quito Community Park. Pulte lists four plans: Plan 1 from $1,689,990 (1,562 sq ft, 2 bedrooms, 2.5 baths), Plan 2 from $1,919,990 (1,741 sq ft, 3 bedrooms), Plan 3 from $2,064,990 (1,828 sq ft, 3 bedrooms) and Plan 4 from $2,469,990, with sizes up to 2,682 sq ft. Quick move-in homes on Willow Place, Cottonwood Place and Maple Place were listed between $1,699,955 and $2,604,371, several reduced from earlier prices, and the site marked the community as almost sold out. Ask the sales office for the HOA budget and dues before you commit.
Quito Village on Cox Avenue: the city's record
Pulte bought the Quito Village shopping center in 2022 for $54.8 million, planning 90 homes, according to Bisnow. The city's Housing Element lists Quito Village on Cox Avenue as a 90-unit project approved on March 25, 2021, with nine homes deed-restricted as affordable to low-income households under SB 35, for 45 years if owner-occupied. If you are offered one of the restricted homes, read the resale and income rules closely.
Saratoga Avenue near the Village
A few small condo buildings from the 1960s sit on Saratoga Avenue close to the Village and Big Basin Way. HelloCondo's building pages list 14333 Saratoga Avenue as a one-story complex of 33 units built in 1969, with units of 1,168 to 1,268 sq ft, and 14345 Saratoga Avenue as built in 1962. Older buildings like these can carry larger repair bills, so read the reserve study and the last few years of board minutes.
Marshall Lane: proposed townhomes
A Builder's Remedy application for 18500 and 18520 Marshall Lane proposes 132 three-story townhomes of about 1,275 to 2,268 sq ft on roughly 9.84 acres, including 10 extremely low-income units. The draft environmental impact report's comment period closed on October 26, 2026, and the city expects a public hearing in spring 2027. Nothing is for sale yet.
Prospect Road and the Gateway sites
The Housing Element rezones the commercial strip on the south side of Prospect Road between Saratoga Avenue and Lawrence Expressway to Mixed-Use Very High Density, 80 to 150 homes per acre, and the Gateway sites near Prospect Road and Saratoga-Sunnyvale Road to medium and high density mixed use. These are the parts of Saratoga where future condo buildings are most likely, but each site still needs an owner, a project and approvals.
Saratoga Avenue at Highway 85 and Village East
The Saratoga Avenue housing site, including a 9.76-acre vacant parcel at 13025 Saratoga Avenue north of the West Valley Freeway, is zoned for 30 to 40 homes per acre. The Village East site, six parcels at Saratoga Avenue and Saratoga-Sunnyvale Road, has the same zoning. Watch the city's development project pages for applications.
Not condos: senior rentals and the retirement campus
Some of Saratoga's larger multi-unit buildings are not for sale. The Housing Element lists Fellowship Plaza (150 units) and Saratoga Court (20 units) as rent-restricted senior rentals run by nonprofits. The Saratoga Retirement Community on Fruitvale Avenue has 249 independent and assisted living units, per the city.
Is it wise to buy a condo in Saratoga now?
It depends on what you compare it with. A condo at Redfin's ZIP 95070 median of $1,052,969 costs about a quarter of a single-family house at $4,298,916. With 20% down at Freddie Mac's 7.24% rate (week of October 29, 2026), principal and interest on that condo come to about $5,741 a month, plus about $877 for the 1% base property tax, before HOA dues and insurance. Zillow's observed rent for Saratoga was $6,140 a month in September 2026, which covers all rental types, so run your own rent-or-buy numbers for the unit you want.
The risks in a Saratoga condo are the same as anywhere in California, scaled to small buildings. A 21- or 33-unit association spreads a roof or balcony repair over few owners. California's balcony inspection laws (SB 326 for condos, SB 721 for apartments) require periodic inspections of exterior elevated elements, and the cost lands on owners; see our California balcony inspection law guide. Master insurance policies have also become harder to place, which can push dues up; our California homeowners insurance guide covers HO-6 policies.
Financing and warrantability
Warrantability checks on a Saratoga condo
Lenders review the association, not just you. A condo that fails their checks, for example because one owner holds too many units, reserves are thin, there is pending litigation or the master policy is inadequate, is called non-warrantable and may need a portfolio loan with a larger down payment. Ask the HOA management company for the lender questionnaire early. New-construction condos may also need a minimum share of units sold before some loan programs apply, so ask the builder which lenders have approved the project.
Jumbo loans for Saratoga townhouses
Price also matters. At a 95070 townhouse median of $2,692,055, a buyer with 20% down borrows about $2,153,644, which is a jumbo loan for most lenders, with its own reserve and debt rules; ask your lender for the current Santa Clara County conforming limit. Get a written pre-approval for the specific property type.
HOA fees and other costs
HOA dues in Saratoga complexes
We could not find a published list of HOA dues for Saratoga complexes, so get the figure for each unit from the seller's disclosure package or the builder. Ask for the budget, reserve study summary, insurance summary and any special assessments; our California HOA laws guide lists the documents a seller must provide.
Property tax and special taxes on a Saratoga condo
Your property tax starts at 1% of the price under Prop 13, plus voter-approved charges for your tax rate area; check the last bill and our Santa Clara County property tax guide. New communities sometimes add special taxes, so ask whether any Mello-Roos or other special tax applies; see our Mello-Roos guide.
