Riverside County property tax rates by city (FY 2026-27)

The Riverside County Auditor-Controller publishes every district rate in every tax rate area (the county calls them TRAs or TAGs) in its FY 2025-26 tax rates spreadsheet. The Board of Supervisors adopted the FY 2026-27 district rates on August 25, 2026 (Resolution 2026-153). We applied those 2026-27 rates to each TRA in the spreadsheet, added them up and picked, for each city, the total that the largest number of its TRAs share. To give a sense of scale, the last column applies each rate to Redfin's median sale price for the three months to September 2026, less the $7,000 homeowners' exemption.

*Temecula's figure leaves out a land-only water district rate; see below. Other Riverside County cities run from 1.06262% in Blythe to 1.35432% in Banning's base TRA.

Western Riverside County: what drives the rate

In the city of Riverside, TRA 009-000 is 1% plus 0.065% for Riverside Unified bonds, 0.02767% for Riverside Community College District and 0.0085% for the Metropolitan Water District. Corona, Norco and Eastvale share Corona-Norco Unified's 0.0678% bond rate, which puts their common rate at 1.10397%. Parts of Riverside in the Alvord Unified area reach 1.23117%.

The Pass and the Coachella Valley

Banning, Beaumont and Calimesa carry some of the highest rates in the county. Banning's 1.35432% includes 0.13509% for Banning Unified, 0.04113% for San Gorgonio Pass Memorial Hospital and 0.175% for the San Gorgonio Pass Water Agency. In the Coachella Valley, Palm Desert, Indian Wells, La Quinta and Indio commonly sit at 1.22%, which includes 0.11% for the Coachella Valley Water District's State Water Project charge.

Temecula and Murrieta: the land-only water rate

Rancho California Water District levies a debt service rate on land value only. In Temecula's common TRA it is 0.30% of the taxable land value on top of the 1.02778% on the whole assessed value; in 53 Murrieta TRAs it is 0.50% of land on top of 1.09805%. On a Temecula home with a $735,900 base value of which $250,000 is land, that adds $750 a year. Your bill shows the land and improvement values separately, so you can do the same math.

A Riverside County tax bill, worked through

Zillow's typical home value for Riverside County was $602,790 in September 2026. Suppose you buy at that price in the city of Riverside, TRA 009-000, at its 2026-27 rate, and file for the homeowners' exemption.

That is about $3,280.33 per installment. Direct charges such as a CFD special tax, sewer or lighting fees are listed separately on the bill. Buy the same house in Beaumont's base TRA at 1.28923% and the value-based tax rises to $7,681.10.

Riverside County bills after the first year

Prop 13 lets the Assessor raise your base year value by at most 2% a year. At that ceiling the $602,790 base becomes $614,846 next year and roughly $734,798 by year ten. The bond portion is reset every year, so it can move in either direction. The California property tax guide explains the rules that apply in every county.

Riverside County homeowner exemptions

Riverside County's Assessor-County Clerk-Recorder (ACR) handles exemptions, and the homeowners' exemption can be filed online.

Riverside County homeowners' exemption online

The ACR describes a maximum reduction of $7,000 in assessed value, saving about $70 a year. File by 5 p.m. on February 15 for the full exemption; claims filed between February 16 and 5 p.m. on December 10 get 80%. The ACR mails a claim form after a purchase, but you can apply online from the ACR website without waiting for it.

Disabled veterans in Riverside County

Disabled veterans and qualifying surviving spouses can claim a larger exemption on their home, with a higher amount for lower incomes that is refiled each year. The ACR's exemption staff, at (951) 955-6200, can give the current amounts and forms.

Prop 19 base year transfers in Riverside County

Many Riverside County buyers come from Orange, Los Angeles and San Diego counties. If you are 55 or older, severely disabled or a disaster victim, Prop 19 lets you bring your factored base year value from a home anywhere in California, which can cut the bill on a Temecula or Palm Desert purchase. Claims are filed with the Riverside County ACR. Parent-to-child transfers now need the child to live in the home. The Prop 19 guide covers the details.

Riverside County supplemental tax bills and the estimator

A sale or completed new construction triggers a supplemental assessment. The ACR says the supplemental bill is normally issued within six months after close of escrow and covers the period from the change to June 30. A purchase between January 1 and May 31 brings a second supplemental bill for the next fiscal year.

Use the ACR supplemental tax estimator

The ACR runs an online supplemental tax estimator for changes in ownership. It is not designed for new construction. Enter your expected price and closing date to see the likely bill before you close.

Who pays the Riverside County supplemental bill

It goes to you, not your mortgage company, so set the money aside. If the new value is lower than the old one, you get a refund. To appeal a supplemental value, file with the Clerk of the Board within 60 days of the mailing date of the supplemental notice.

Mello-Roos and special assessments in Riverside County

In the State Treasurer's 2023 Mello-Roos report (CDIAC), Riverside County had the largest assessed value inside community facilities districts of any California county. The ACR says Mello-Roos appears on the bill as a Community Facilities District (CFD) and typically lasts 20 to 25 years. The bill lists a phone number for every district that charges your parcel.

1911, 1913 and 1915 Act assessment districts

Older assessment districts pay for streets, sewers and similar improvements. Their liens pass to a buyer with the property, so the seller's bill tells you what you are taking on.

Checking a Riverside County CFD before you buy

Ask for the seller's most recent bill, read the Notice of Special Tax in your disclosures, and call the CFD administrator to ask how much is left and whether the tax escalates. The Mello-Roos guide shows what to ask.

Paying Riverside County property tax and deadlines

The Treasurer-Tax Collector mails more than 700,000 bills and informational copies each year, usually in late September or early October. Pay online through the Treasurer-Tax Collector's website, by mail or in person. Check the site for the current e-check and card fees before you pay.

Riverside County due dates for 2026-27

  • First installment: late after December 10, 2026.
  • Second installment: late after April 10, 2027.
  • Penalty: 10% on a late installment.
  • Default: taxes unpaid on June 30 add 1.5% a month, 18% a year.

The Treasurer-Tax Collector's 24-hour automated line is (951) 955-3900.

City of Riverside transfer tax when you sell

The county documentary transfer tax is $0.55 per $500 of value. Inside the city of Riverside it is $1.10 per $500, so a sale there pays $2.20 per $1,000 in total. On a $659,686 sale that is about $1,452, against about $726 elsewhere in the county. See the transfer tax guide.

Riverside County decline in value reviews and appeals

You have two routes if your home is worth less than its assessed value as of January 1.

Decline in Value Reassessment Application

The ACR accepts a Decline in Value Reassessment Application; for the January 1, 2026 value the deadline was November 2, 2026. The county says its informal review has no filing fee. Once a value is lowered, the ACR reviews it every year until the market recovers, without a new application. Only the most recent January 1 value can be reviewed.

Formal appeal to the Assessment Appeals Board

If you disagree with the result, file an Assessment Appeal Application (BOE-305-AH) with the Clerk of the Board, Assessment Appeals Division. The regular 2026 filing period runs from July 2 to November 30, 2026. Ask the Clerk of the Board whether a filing fee applies and whether you can file online.

COMMON QUESTIONS

Riverside County Property Tax,
answered.

What is the property tax rate in Riverside County?+

The BOE's 2024-25 average for Riverside County is 1.173%. Rates by tax rate area in FY 2026-27 range from about 1.03% in Temecula to 1.35% in Banning. The most common rate is 1.10117% in the city of Riverside, 1.10397% in Corona and 1.22% in Palm Desert and Indio.

How do I look up property taxes in Riverside County?+

Use the ACR Public Access portal for property search and value notices. Your bill and payment history are on the Treasurer-Tax Collector's site, and the automated line at (951) 955-3900 gives amounts due. The Auditor-Controller's tax rates spreadsheet lists every district rate in each TRA if you want to check your total.

Why is my Riverside County property tax so high?+

Most high bills in Riverside County come from direct charges, not the rate. Newer homes in master-planned communities often pay a Mello-Roos special tax that can be thousands of dollars a year. Some areas also have high bond rates, such as the San Gorgonio Pass, or a land-only water rate in Temecula and Murrieta.

When are Riverside County property taxes due?+

The first installment is late after December 10 and the second after April 10. Each late installment adds a 10% penalty. Taxes not paid by June 30 go into default and add 1.5% a month. Bills are mailed in late September or early October.

How do I lower my Riverside County property tax?+

File the homeowners' exemption if the home is your main residence. If your home is worth less than its assessed value on January 1, file a Decline in Value Reassessment Application with the ACR, or appeal to the Assessment Appeals Board between July 2 and November 30. Owners 55 and older may be able to bring a lower base year value under Prop 19.

Do I get a supplemental tax bill after buying in Riverside County?+

Yes. The ACR reassesses the home at your purchase price and the Treasurer-Tax Collector bills the difference, prorated to June 30. It usually arrives within six months of closing and goes to you, not your lender. Use the ACR's online supplemental tax estimator to budget for it.
