What a local Temecula agent helps you decide

Temecula has three ZIP codes, and one of them behaves like a different market. Zillow's typical home value was $731,820 in 92591 and $764,225 in 92592 in September 2026, but $1,467,065 in 92590, the ZIP that includes Old Town. A local agent earns their fee by telling you which of those markets a particular street really belongs to, and what a fair number is for one house on it.

Most Temecula housing is newer than the California norm. Census figures put the median year built at 1998, and about 42% of homes were built in 2000 or later (ACS 2020-2024). Roughly 77% of homes are detached single-family houses. Much of it sits in the planned communities described below, where HOAs and special tax districts are common and small differences (a bigger lot, a pool, a lower special tax) decide the price. The decisions an agent helps with are which planned area, which kind of home, and how hard to push on price in a market that has slowed since early 2025.

Buying a home in Temecula

Redfin's median sale price in Temecula was $735,900 for the three months to September 2026, up 0.8% on a year earlier, with 318 homes sold and a median of 45 days on market. Zillow's typical home value, a separate measure that covers all homes and not only those sold, was $756,809 in September 2026. A purchase here usually runs in four steps.

Temecula buyer step 1: price the monthly payment

At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), 20% down ($147,180) on the $735,900 Redfin median leaves a $588,720 loan and about $4,012 a month in principal and interest. Temecula's most common tax rate area, 013-004, carries a 2025-26 rate of 1.02572% of assessed value, or about $629 a month on that price, before special taxes and the water district charge explained below. Add insurance and HOA dues, then ask a lender for a written pre-approval.

Temecula buyer step 2: choose north, south or Old Town

Redfin's figures for the three months to September 2026 show 226 sales in 92592 at a median of $764,775 and 135 sales in 92591 at $749,780. The 92590 ZIP had only 11 sales, at a median of $1,718,245, so treat it as its own luxury and acreage market. Compare streets on our Temecula ZIP code guide and Temecula neighborhoods guide.

Temecula buyer step 3: write an offer that fits a slower market

Temecula homes sold at 99.7% of list price on average in the three months to September 2026, and 28.1% sold above list. Inventory was 386 homes, 21.9% more than a year earlier, and supply stood at 3.7 months (Redfin). That gives buyers more room to ask for repairs or a credit toward closing costs than they had in 2022. Your agent should show you the recent sales behind any offer price.

Temecula buyer step 4: run the contingency checks

Use the inspection period for a general inspection, a roof and HVAC check, and a review of the HOA documents and the most recent tax bill. Read the Natural Hazard Disclosure for the fire zone. Our how to buy a house in California guide lists the standard contract deadlines.

Selling a home in Temecula

Temecula sellers face more competition than a year ago. Redfin counted 403 new listings and 316 pending sales in the three months to September 2026, and only 25.6% of homes went under contract within two weeks. Across the Riverside-San Bernardino metro, Zillow reports that 24.0% of listings had a price cut in September 2026.

Temecula seller step 1: price from your own planned community

Redfin's median was $354.01 a square foot citywide over the three months to September 2026, $355.47 in 92592 and $354.34 in 92591. Inside those ZIPs, though, a home in one specific plan can sell for far more than a similar one a mile away because of lot size, views, school assignment or a lower special tax. Ask for comparable sales from your own tract and from the last 90 days. Our Temecula home value guide shows the trend.

Temecula seller step 2: gather the paperwork buyers will ask for

Expect questions about your community facilities district (CFD) tax, HOA dues and any solar lease or loan. Pull your latest property tax bill, the HOA resale package and the solar contract before you list. Disclosures are covered in our California seller disclosure guide.

Temecula seller step 3: estimate your net proceeds

Riverside County charges a documentary transfer tax of $0.55 per $500 of value, or $1.10 per $1,000. Only the city of Riverside adds a second city tax, according to the county recorder's information sheet, so a Temecula sale pays about $809 on $735,900. Add escrow, title, any agreed commission and prorated taxes. Our California closing costs guide breaks those down.

Temecula areas at a glance

The city organizes most of its housing into specific plans, each a planning and zoning document for one part of town. The city lists 14, including Roripaugh Ranch, Margarita Village, Paloma Del Sol, Campos Verdes, Redhawk, Vail Ranch, Wolf Creek, Harveston, Uptown Temecula, Altair and Old Town. Our Temecula neighborhoods guide profiles them.

Old Town, Uptown and Altair in Temecula 92590

Old Town grew up around the railroad depot after 1882, according to the city's history page, and today holds City Hall at 41000 Main Street. Newer housing nearby includes the Altair specific plan, which has its own CFD (23-01), and the Uptown Temecula plan area along Jefferson Avenue. The 92590 ZIP had only 11 Redfin sales in the three months to September 2026, and its Zillow typical value of $1,467,065 is about twice the city figure, so price every home there on its own comparables.

North Temecula: Harveston, Roripaugh Ranch and Nicolas Valley (92591)

Harveston, with its lake park at 29005 Lake House Road and Ysabel Barnett Elementary on Harveston Drive, is a planned community in 92591 with two city CFDs. Roripaugh Ranch also has two CFDs. Nicolas Valley, where Nicolas Valley Elementary sits on North General Kearney Road, is listed as its own policy area in the city's planning files. Zillow's typical value in 92591 was $731,820, up 0.2% over the year.

South Temecula: Redhawk, Vail Ranch, Wolf Creek and Sommers Bend (92592)

The south side along Temecula Parkway holds Redhawk (with Redhawk Community Park at 44747 Redhawk Parkway), Vail Ranch, Paloma Del Sol, Wolf Creek and the newer Sommers Bend area. 92592 is the busiest ZIP for sales, and Zillow's typical value there was $764,225. Wolf Creek is a city CFD.

Central Temecula: Margarita Village, Temeku Hills and Crowne Hill

Margarita Village, with Margarita Middle on Margarita Road, and Temeku Hills appear as one planning district in the city's records. Crowne Hill, home to Crowne Hill Elementary on Old Kent Road in 92592, has its own CFD (03-01). Ask in each tract whether there is an HOA at all, since dues and special taxes change the monthly cost more than small price differences do. New tracts are tracked on our new homes in Temecula page, and age-restricted options on our Temecula retirement communities page.

Local property checks before you buy in Temecula

Four checks catch most of the costs that are specific to a Temecula address.

  • Special taxes. The Temecula Public Financing Authority lists ten CFDs: Harveston (01-02), Harveston II (03-06), Wolf Creek (03-03), Crowne Hill (03-01), Roripaugh Ranch (03-02), Roripaugh Ranch Phase 2 (16-01), Municipal Services (19-01), Heirloom Farms (20-01), Altair (23-01) and Prado (23-02). The bonds are obligations of the owners inside each district, not of the city. Ask for the seller's tax bill and read our California Mello-Roos guide.
  • The water district land charge. The county's 2025-26 rate table shows a Rancho California Water District debt rate of 0.30% of taxable land value in TRA 013-004 and several other Temecula tax rate areas, on top of the 1.02572% rate on full value. On $250,000 of land value, that is $750 a year. See our Riverside County property tax guide.
  • Fire hazard zone. The city published new Fire Hazard Severity Zone maps dated March 24, 2025, replacing the 2009 map, with an interactive version that searches by address. A Very High or High zone affects building rules and insurance. Our California wildfire zones guide explains each tier.
  • Insurance. Get at least two quotes before you remove your contingencies, and ask whether the home needs the California FAIR Plan. Our California homeowners insurance guide covers the rest.

How to choose a real estate agent in Temecula

Talk to at least two agents and put the same questions to each. Then confirm the license on the California Department of Real Estate public lookup.

  • How many Temecula homes have you sold in the past year, and in which specific plans?
  • How do you account for CFD taxes and HOA dues when you set a price?
  • What was your average sale price against list price, and how many days did your listings take?
  • Who runs showings and escrow day to day?
  • What is your fee, and what does it include?

Commission practice changed in August 2024 after the National Association of Realtors settlement. Buyers sign a written agreement with their agent before touring, and it states the agent's pay. Offers of buyer-agent pay are no longer shown on the MLS, so fees are negotiated case by case. As an example only, 2.5% of the $735,900 Redfin median would be $18,398.
