Sacramento County property tax rates by city, 2026-27

Sacramento County's Department of Finance has already published its 2026-27 Compilation of Tax Rates by Code Area, the rate book behind the bills now in the mail. The table shows each city's base code area for 2026-27 and the same area in 2025-26, so you can see which way your rate moved. We then applied the 2026-27 rate to Redfin's median sale price for the three months to September 2026, less the $7,000 homeowners' exemption.

Citrus Heights adds San Juan Unified's 0.16315476% and Sacramento Metro Fire's 0.00899476%. Elk Grove's 1.080231% comes from Elk Grove Unified's 0.06406942% plus Los Rios.

Direct levies follow on the bill: sewer and sanitation charges, mosquito and vector control, lighting and, in newer subdivisions, a Mello-Roos special tax. In Rancho Cordova's 008-007 area at 1.283218%, the same net value would carry $6,597.38 in ad valorem tax.

Sacramento County bills over ten years

Prop 13 caps the yearly increase in your assessed value at 2%. At the cap, $521,128 grows to about $531,551 next year and $635,252 after ten years. Bond rates are recalculated each year; Galt's base rate, for example, fell from 1.1498% to 1.103003% between 2025-26 and 2026-27. See the California property tax guide for the statewide rules.

Exemptions from the Sacramento County Assessor

The Sacramento County Assessor's Office, on American River Drive, handles exemptions and value reviews.

Sacramento homeowners' exemption by DocuSign

The Assessor puts the $7,000 exemption's value at about $70 to $80 a year. You can complete and sign the claim online through DocuSign, in English or Spanish, or print form BOE-266. File by February 15 for the full exemption, February 16 to December 10 for 80%, or within 30 days of your supplemental notice if you bought or built after January 1.

Disabled veterans' exemption in Sacramento County

Qualifying disabled veterans and surviving spouses can exempt a larger amount of their home's value, with an extra amount below an income limit that must be claimed each year. The Assessor's exemption unit has the current figures; email Assessor@saccounty.gov.

Property tax postponement for seniors

Homeowners who are 62 or older, blind or disabled may qualify for the State Controller's Property Tax Postponement program. The county's tax FAQ says applications are accepted October 1 to February 10.

Prop 19 and Sacramento County buyers

If you are moving to Sacramento County from another California county and you are 55 or older, severely disabled or a disaster victim, Prop 19 lets you carry your factored base year value to a Sacramento County home, adjusted if the new home costs more. File the claim with the Sacramento County Assessor. Parent-child transfers are limited to a family home the child occupies. Our Prop 19 guide walks through the rules.

Supplemental tax bills in Sacramento County

The Department of Finance says a change of ownership or new construction between July 1 and December 31 usually produces one supplemental bill, and one between January 1 and May 31 produces two. Reassessment normally takes six to nine months and sometimes a year or more, so the bill can arrive well after you move in.

Estimate it with ParcelQuest PQ Lite

The Assessor links to ParcelQuest PQ Lite, where you can view parcel information and estimate supplemental taxes before you close.

Your lender will not pay it

Supplemental bills are not mailed to lenders. If the new value is lower, you get a negative supplemental, but the annual bill must be paid before the refund is issued.

Direct levies and Mello-Roos in Sacramento County

The Auditor-Controller's 2026-27 Direct Levy District Listing names every special assessment district on the roll, whether it can foreclose, the law it was formed under, the agency and its phone number. We counted 725 entries, about 215 of them under the Mello-Roos Act. Examples include Elk Grove's East Franklin CFD 2002-01 and Laguna Ridge CFD 2005-1, and Rancho Cordova's Sunridge Anatolia CFD 2003-1.

Disputing a direct levy

The Tax Collector's FAQ says direct levies are charges added to the bill that are not based on value, and that disputes go to the district that levies them, not the county. Some are bonded debt that lets the district foreclose faster than the county would. The e-PropTax bill page links each levy to its contact details.

Checking Mello-Roos on a Sacramento County home

CFDs on the listing are spread across the county's newer subdivisions, from Elk Grove's Laguna Ridge to Rancho Cordova's Sunridge area. Look up the parcel on e-PropTax before you write an offer. The Mello-Roos guide explains what to ask the district.

Paying Sacramento County property tax: e-PropTax and due dates

City of Sacramento transfer tax on a sale

The county documentary transfer tax is $1.10 per $1,000. The city of Sacramento adds its own real property transfer tax of $2.75 per $1,000, the only city in the county that does. On a $508,258 sale in the city that is about $1,398 in city tax on top of about $559 county tax. See the transfer tax guide.

Sacramento County informal reviews and appeals

Sacramento County gives you two separate windows, and the informal one stays open longer.

Assessor's informal review: July 1 to December 31

Request a Prop 8 review online through the Assessor's review form or on a printed form; there is no cost and forms are not mailed out. Check the Assessed Value Look-up first: if the 2026-27 roll value is lower than the factored Prop 13 value, the home is already in Prop 8 status.

Assessment Appeals Board: paper filing by November 30

The Clerk of the Board's 2026 filing period runs July 2 to November 30, 2026. Sacramento County accepts only signed paper applications, with a $30 non-refundable fee per application. File at 700 H Street, Suite 2450, or call (916) 874-8174. If your informal review comes back after November 30, you have missed this year's appeal window, so do not wait for the review to finish.
