Is Land Park a good area to live?
If you are buying on numbers alone, Land Park is Sacramento's priciest neighborhood and one of its quickest to sell. Zillow's typical value of $837,908 is about 78% above the citywide $470,552. In 95818, Redfin's median was $779,771, homes went under contract in a median 12 days and 41.5% sold above list price over the three months to September 2026. Supply was about three months, so buyers had a little more choice than in East Sacramento.
The questions to weigh are house age, upkeep, and how close a block is to Interstate 5 or the park's busiest entrances. Almost half of 95818's homes were built in 1939 or earlier. If you would rather have a newer house, a bigger lot for the price, or lower taxes on a lower purchase price, compare the Pocket, Greenhaven or Natomas using our Sacramento neighborhoods guide.
What Land Park is known for
The park comes first. The city lists an adventure play area, an amphitheater under renovation, a golf course, lakes, a rock garden, six softball fields, three soccer fields, a village green, a wading pool and 22 bookable picnic areas inside William Land Regional Park. Fairytale Town, a nonprofit children's park at 3901 Land Park Drive, opens daily from March to October and Thursday to Sunday in winter. The Sacramento Zoo, also inside the park, is an accredited zoo with more than 300 animals. In October 2024 the city held an open house on two possible sites for a new dog park, one near 14th Avenue and Freeport Boulevard and one in the park's panhandle.
The housing comes second. Land Park is mainly single-family homes. The median home in 95818 was built in 1942, and Census figures show 5,548 of the 11,812 homes in 95818 were built in 1939 or earlier. Freeport Boulevard forms the eastern edge, with Curtis Park and its 18.35-acre William Curtis Park on the other side.
Land Park homes and prices
Zillow's typical value covers every home in an area; Redfin's median covers only those sold in the period. Use both, and never compare one with the other.

South Land Park and the Eichler district
South of Sutterville Road, South Land Park's typical value was $644,096. It contains the city's South Land Park Hills (Eichler) Historic District, a group of mid-century modern homes with their own design standards. Exterior changes in a historic district go through city preservation review, so read the district plan before you buy.

River levee and flood checks for Land Park
West of Interstate 5, the Sacramento River east levee from Miller Park downstream to the Little Pocket is maintained by the City of Sacramento, according to SAFCA. Look up the parcel on the city's flood maps page, ask about SAFCA assessments on the current tax bill, and price flood insurance before removing contingencies.
Upkeep on a 1920s to 1940s house
Older houses can have outdated wiring, plumbing and foundations. Order a sewer lateral video and a structural review. Land Park is not on the city's list of historic districts, so a Mills Act tax contract is open only to individually listed homes; confirm a home's status with the city before counting on lower taxes. The California seller disclosure guide lists what the seller must tell you.
