All Cypress ZIP codes at a glance
Cypress is close to a one-ZIP city. Using the Census Bureau's 2020 ZIP-to-place relationship file, 92.3% of the city's land area is in ZIP Code Tabulation Area 90630 and 7.7% in 90720, the ZIP Cypress shares with Los Alamitos and Rossmoor. A sliver of a few thousand square meters falls in 90716, the Hawaiian Gardens ZIP. Going the other way, 99.2% of the land in 90630 is inside Cypress city limits, so the 90630 figures below describe Cypress almost exactly.
| ZIP | Zillow typical value (Sept 2026) | Zillow 1-year | Redfin median sale (3 months to Sept 2026) | Homes sold (3 months) | Census population | Median household income |
|---|---|---|---|---|---|---|
| 90630 (most of Cypress) | $1,067,395 | +4.0% | $959,718 | 81 | 49,318 | $130,154 |
| 90720 (race course area; mostly Los Alamitos and Rossmoor) | $1,562,574 | +5.5% | $1,666,010 | 45 | 23,805 | $135,851 |
| 90716 (sliver; Hawaiian Gardens) | $637,219 | +2.7% | not used | not used | 13,599 | $76,410 |
Zillow's typical value covers all homes in the ZIP, and Redfin's median covers only homes that sold, so the two measures differ. Population and income are American Community Survey 2020-2024 estimates for each ZIP Code Tabulation Area, and for 90720 and 90716 they describe the whole ZIP, almost none of it in Cypress. The citywide Zillow typical value was $1,067,841 in September 2026, up 4.0% in a year and 32.2% in five years.
Cypress ZIP codes one by one
ZIP 90630: nearly all of Cypress
Every Cypress address we checked on builder and city documents outside the race course area uses 90630, including Tierra Walk's welcome center at 5732 Lincoln Avenue, Madera Walk at 4872 Lincoln Avenue and the Cerise at Citrus Square condos at 9470 Moody Street. The ZIP takes in the Lincoln Avenue corridor in the north of the city, Cypress College, which opened in 1966 on about 110 acres southeast of Valley View Street and Lincoln Avenue, and the master-planned Cypress Business Park built from the mid-1970s.
Zillow's typical home value in 90630 was $1,067,395 in September 2026, up 4.0% in a year and 32.3% in five years. Redfin's median sale price for the three months to September was $959,718, up 0.5%, at $590 a square foot, with 81 sales and a median of 43 days on market. By type, single-family homes had a median of $1,159,707 (52 sales), townhouses $779,001 (20 sales) and condos $717,479 (8 sales). The Census counts 49,318 residents, a median household income of $130,154, a median gross rent of $2,476 and 68.3% owner-occupied homes. The median home was built in 1971, and 68.4% of homes date from the 1960s and 1970s (ACS 2020-2024). What to check: the age of roofs, sewer lines and electrical panels in 1960s and 1970s houses, and permits for past additions.
ZIP 90720: the Los Alamitos Race Course area of Cypress
The southern part of Cypress around the Los Alamitos Race Course carries 90720, the same ZIP as Los Alamitos. The city's environmental filings for the Cypress Town Center and Commons Specific Plan, which covers about 134 acres at Katella Avenue, Lexington Drive, Cerritos Avenue and Walker Street, give the location as Cypress, CA 90720. That area holds the 135-home Belmont townhome community, Lexington Park and the land where the city approved up to 1,791 more homes in August 2026. So a listing in 90720 may be in Cypress, Los Alamitos or unincorporated Rossmoor, each with different taxes and services.
Zillow's typical value for all of 90720 was $1,562,574 in September 2026, and Redfin's median sale price $1,666,010 across 45 sales, but those figures are driven by the larger, older single-family homes in Los Alamitos and Rossmoor. They say little about townhomes near the race course. Redfin's three-month townhouse median for the whole ZIP was $807,501 on just 4 sales. What to check: the city named on the county tax bill, the tax rate area, and HOA documents for the newer townhome communities.
ZIP 90716: a sliver on the western edge
The Census relationship file places about 5,456 square meters of Cypress land in 90716, the Hawaiian Gardens ZIP in Los Angeles County. That is a strip along the city line, not a neighborhood. Zillow's typical value for 90716 was $637,219, but the figure reflects Hawaiian Gardens. If an address shows 90716 and Cypress together, confirm the city and county on the assessor's parcel record before relying on any data.

Stanton's 90680 was lower, at a Zillow typical value of $780,634 and a Redfin median of $679,800, with 48.9% owner occupancy (ACS 2020-2024); see the 90680 data page. Neither ZIP is part of Cypress, so check which city and school district a listing is in.
Which Cypress ZIP codes cost the most and least?

How to use Cypress ZIP data
Use the 90630 figures to set a budget, then price a specific home from recent sales of the same type on nearby streets. A three-month median moves with the mix of what sold: a quarter with more townhomes from new communities pulls it down, and a quarter with more large houses pulls it up. Our ZIP data pages show monthly Redfin figures and Census detail for each ZIP. Before you write an offer, confirm three things for the exact parcel: the city on the county tax bill, the tax rate area number, and the school district that serves the address. All three can differ within one ZIP code.
