Dana Point condo prices in 2026
Redfin's rolling three-month figures for ZIP 92629 to September 30, 2026 show a quick condo market. Thirty-five condos sold, 29.7% more than a year earlier. The median took 44 days to go under contract, buyers paid 99.2% of the list price on average, and 32.2% of condos sold above list. The median price per square foot was $1,038, against $1,258 for detached houses in the same ZIP. With 38 condos for sale at the end of the period, supply stood at 3.3 months.
Capistrano Beach, ZIP 92624, is a much thinner condo market. Redfin recorded only one condo sale there in the same three months, too few for a meaningful median, so price a 92624 condo from individual recent sales in its own complex.
Condos are a real share of the housing here. The Census Bureau's 2020-2024 survey counted 2,231 attached single-family homes, mostly townhouses, plus 2,904 homes in buildings of two to four units and 2,701 in buildings of five or more, out of 16,484 homes in the city. Not all of those are owned as condos; some are apartments. Use Redfin's figures and recent sales, not Census counts, to price a unit. For the whole market, see our Dana Point homes for sale guide.
Best areas to buy a condo in Dana Point
The examples below are recent sales and listings we opened in October and November 2026, with the HOA dues shown on each listing. Dues change; ask for the current budget before you offer.
Lantern District condos: Del Prado Place and Lantern Hill
The old downtown has the newest condos in the city. Del Prado Place at 24722 Del Prado is an 18-unit building over ground-floor shops; the city expected it to be finished in the first quarter of 2026. Unit 205, a two-bedroom of about 1,553 square feet built in 2026, was listed at $2,200,000 with dues of $780 a month and had been on the market 249 days by October 31, 2026. A few blocks up the hill, a 1,106-square-foot two-bedroom at 24481 Lantern Hill Drive in a gated complex built in 1986 sold for $847,500 in 2026, with dues of $660 and a shared pool, spa and clubhouse.
Harbor bluff condos: Lantern Bay Villas
Lantern Bay Villas, at 34300 Lantern Bay Drive above Dana Point Harbor, is the high end of the city's condo market. Unit 19, a 3,133-square-foot three-bedroom built in 1983, listed at $3,500,000 in March 2026 and closed at $3,200,000 on May 4, 2026. Its dues were $1,065 a month, and the gated complex has a clubhouse, pool, spa, gym, sauna, tennis and pickleball courts.
Monarch Beach condos: Monarch Hills

Strands Beach condos: Niguel Beach Terrace
Niguel Beach Terrace on Selva Road sits near Strands Vista Park and Strands Beach. A remodeled 1,100-square-foot two-bedroom there leased for $4,000 a month in spring 2026; its listing says the dues cover water, trash and exterior maintenance, with a shared pool, spa and clubhouse. That rent is a useful check if you plan to hold a unit as a long-term rental.
Capistrano Beach condos: Harbor Walk
The lowest entry prices in the city sit along Camino Capistrano in ZIP 92624. At Harbor Walk, 34264 Camino Capistrano, a 631-square-foot one-bedroom built in 1989 listed at $499,900 and sold for $495,000 on May 26, 2026. Dues were $524 a month and, per the listing, cover insurance, water, trash and grounds, with a pool, spa and carport parking.
Is it wise to buy a condo in Dana Point now?
Prices are rising faster than for houses, which helps sellers more than buyers. Redfin's 92629 condo median rose 25.0% in a year while the detached-house median rose 23.7%. At Freddie Mac's 7.24% average rate (week of October 29, 2026), a 20% down payment of $271,892 on the $1,359,460 median leaves a loan of $1,087,568 and principal and interest of about $7,412 a month. Property tax at 1.00850%, the rate in most Dana Point tax rate areas for 2026-27, adds about $1,143 a month, and HOA dues come on top.
Two state rules shape what you are buying into. Condo associations must have balconies, decks and other elevated wood elements inspected on a fixed schedule, and they must keep a reserve study current. Ask whether the inspection is done and what it found; our California balcony inspection law guide explains the deadlines. Coastal buildings in Dana Point face salt air, so look closely at the reserve plan for roofs, railings and exterior paint. Insurance is the third check: ask what the master policy covers and get your own HO-6 quote before you remove contingencies.
If you plan to rent the unit by the night, note that Dana Point caps short-term rental permits and will not issue one without HOA approval. Associations in the coastal zone can use a streamlined city permit to ban short-term rentals, so check the CC&Rs and the city's permitted rental list first.
Financing a Dana Point condo
Warrantable condos and conventional loans in Dana Point
Most buyers use a conventional loan, which needs the complex to meet the lender's project rules on owner occupancy, reserves, insurance and pending lawsuits. Small buildings such as Del Prado Place, and complexes where many owners rent out their units, can fail those rules. Ask your lender to review the HOA questionnaire early, not in the last week of escrow.
FHA and VA approval for Dana Point complexes
An FHA loan needs the whole project to be FHA approved, unless it qualifies for a single-unit approval. Search the complex by name, city or ZIP on HUD's FHA condominium lookup and check that the status is approved and not expired. VA buyers should ask their lender to check the VA's condo list for the same complex.
Jumbo loans for Dana Point's larger condos
Units such as those at Lantern Bay Villas and Del Prado Place sell well above conforming loan limits, so they need jumbo financing. Jumbo lenders often ask for larger down payments and cash reserves, and some set their own condo rules. Compare at least two lenders.
HOA dues, special assessments and taxes
The listings above show monthly dues from $524 at Harbor Walk to $1,065 at Lantern Bay Villas. What the dues cover varies: some include water, trash, building insurance and exterior upkeep, others less. Compare the total monthly cost, not the dues alone. Ask the seller for the HOA budget, reserve study, last two years of minutes and any notice of a special assessment. California law requires the seller to provide those documents; our California HOA laws guide lists them.
Property tax resets on purchase to about 1% of your price plus local charges. In 141 of Dana Point's 146 tax rate areas the 2026-27 total rate is 1.00850%. Check the current tax bill for any special assessments, and read our Orange County property tax guide for how a new bill is set.
Dana Point condo buyer checklist
- Pull recent sales in the same complex and the same floor plan, not the ZIP median.
- Get the HOA budget, reserve study, balcony inspection report and minutes before you remove contingencies.
- Ask whether any special assessment or lawsuit is pending.
- Confirm that your loan type works for the complex: conventional, FHA or VA.
- Get an HO-6 insurance quote and read what the master policy covers.
- Read the CC&Rs on rentals, pets and parking, and check the city's short-term rental rules if they matter to you.
- For bluff-top or beach-level buildings, ask for geotechnical or coastal reports and check flood zones on the FEMA map.
- Walk the complex at night and on a summer weekend to check parking and noise near the harbor and beaches.
