How many condos does El Segundo have?
Very few for sale at any time. Most attached homes in El Segundo are rentals: the city's Housing Element, using Census figures for 2014-2018, counted only 397 owner-occupied homes in buildings of five or more units and 209 owner-occupied attached single-family homes, against 2,276 owner-occupied detached houses. The Census Bureau's 2020-2024 survey puts 5.9% of all homes in single-family attached buildings such as townhouses, and 41.2% in buildings of five or more units, most of them apartments.
That scarcity shows in the sales count. Redfin recorded just 3 condo sales and 6 townhouse sales in ZIP 90245 in the three months to September 30, 2026. The condo median was $649,981, 14.4% lower than a year earlier, at $640 per square foot. Townhouses sold for a median of $1,273,752, up 9.3%, at $779 per square foot. With counts that small, a single sale changes the median, so use the building-level sales below rather than the averages. For context, Redfin's Los Angeles County condo median was $644,414 in September 2026, a figure that may still be revised.
Best areas to buy a condo or townhouse in El Segundo
All sales below come from MLSListings' record of recent 90245 sales and each property's listing page, checked November 1, 2026. Dues are the monthly HOA fee shown on the listing; confirm them with the association before you offer.
West El Segundo condos on Imperial Avenue
The complex at 770 West Imperial Avenue, built in 1966, is the entry point for owning in El Segundo. A 1-bedroom, 1-bath unit of 731 square feet sold for $468,000 on September 2, 2026, and a top-floor 2-bedroom of 1,005 square feet sold for $650,000 on September 25, 2026. Both listings show HOA dues of $434 a month and a community pool. The listings describe ocean breezes and a short walk to the beach; the trade-off is that Imperial Avenue is the city's northern edge, closest to LAX. Check the unit on LAWA's sound insulation eligibility tool and ask the HOA whether windows have been replaced: one listing says new triple-pane windows had been approved.
Downtown El Segundo townhouses near Main Street
Small townhouse buildings cluster within a few blocks of Main Street and Library Park. A 3-bedroom at 703 Main Street, unit 2, built in 1992 with 1,587 square feet, sold for $1,190,000 on September 3, 2026, with dues of $500 a month. A 3-bedroom at 400 Richmond Street, unit 2, built in 1990, sold for $1,280,000 on September 14, 2026, with dues of $615. In buildings this small, a single owner who stops paying dues can strain the budget, so read the delinquency figures in the HOA's financial statement.
Central El Segundo townhouses near Recreation Park
Newer and larger townhouses sit in the blocks around Recreation Park and the Center Street schools. A 4-bedroom built in 2022 at 438 Sierra Street, 2,039 square feet, sold for $1,650,000 on September 14, 2026 with dues of just $250 a month. In the Grand Kansas complex, a 4-bedroom end unit at 305 Kansas Street, built in 2006, sold for $1,365,000 on August 12, 2026, with dues of $575. Low dues in a newer two- or three-unit building usually mean the owners handle repairs themselves, so ask how the roof and exterior are paid for.
East El Segundo townhouse complexes along Grand Avenue and Palm Avenue
Larger complexes from the late 1980s and early 1990s sit on the eastern residential blocks toward Pacific Coast Highway. In the Grand Tropez community, a 3-bedroom of 1,480 square feet at 1305 East Grand Avenue, built in 1989, sold for $1,115,000 on October 26, 2026; the complex has a clubhouse, pool and playground, and dues of $665 a month. Nearby, a 3-bedroom in an 8-unit complex at 1629 East Palm Avenue, built in 1991, sold for $1,050,000 on September 1, 2026, with dues of $435. Its listing reports a new roof for the whole complex in 2024 and termite tenting in April 2025, the kind of recent work worth asking about in any building.
Mid-size condo buildings in central El Segundo
A handful of 1980s condo buildings sit between downtown and the west side. A top-floor 2-bedroom, 2-bath unit of 1,136 square feet at 215 West Palm Avenue, built in 1981, sold for $900,000 in 2026, with dues of $525 a month. Its listing says it is the only unit in the complex with a remodeled open kitchen, so expect other units to sell lower.
Planned El Segundo projects to watch
The 2021-2029 Housing Element describes Pacific Coast Commons, a proposal to combine 16 lots into 6 and build 231 market-rate and 32 affordable homes at about 90 units per acre. It also lists three new homes at 203 Richmond Street, on a former city jail site. Ask the city's Planning Division for the current status of each before you count on new supply; we did not find an update on an official page we could open.
Is it wise to buy a condo in El Segundo now?
It can make sense if you plan to stay several years and the building's finances are sound. The median condo in 90245 sold at 97.8% of list price over the three months to September 2026, with 5.2 months of supply, so buyers had more room to negotiate than in the detached-house market, where supply was about one month. Three checks matter most in a city where most complexes are 30 to 60 years old.
Balcony and stairway inspections in El Segundo buildings
California requires periodic inspection of balconies, decks and stairways in many condo buildings (SB 326) and apartment buildings (SB 721). The 1966 and 1980s buildings on the west side have exterior walkways and balconies, so ask for the latest inspection report and any repair estimate. Our California balcony inspection guide explains the rules.
Reserves and special assessments
Ask for the reserve study and the percent funded. In small complexes with dues under $500, a new roof or repiping is often paid by special assessment. Our California HOA laws guide lists the documents a seller must provide.
Master insurance policy
Ask for the master policy's declarations page and whether it covers earthquake damage. See our California homeowners insurance guide for what an individual HO-6 policy adds.
Financing an El Segundo condo
At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), 20% down on the $649,981 Redfin condo median is $129,996, and principal and interest are about $3,544 a month. With $434 in dues, as at 770 West Imperial Avenue, and property tax of about $613 a month at the 2026-27 rate for tax rate area 3708 (1.144919% after the $7,000 homeowners' exemption), the monthly total is about $4,591 before insurance. On the townhouse median of $1,273,752 the same math gives about $6,944 in principal and interest.
Lenders review the whole project, not just your unit. A building with a high share of rentals, a large owner who holds many units, pending litigation or thin reserves may not qualify for some conventional or FHA loans. Ask your lender to review the HOA questionnaire before you remove your loan contingency, and check the FHA condo approval list if you plan a low down payment. First-time buyers can start with our California first-time homebuyer guide.
HOA fees and other condo costs in El Segundo
Across the nine attached-home sales above, listed HOA dues ranged from $250 to $665 a month. The higher figures came with shared amenities such as pools and clubhouses, and the lowest with a 2022 building of a few units. None of these listings mentioned Mello-Roos taxes, but check the seller's tax bill for special assessments, and note that the Measure ES school bond raised the 2026-27 rate. Transfer tax at closing is the standard $1.10 per $1,000, about $715 on a $649,981 sale. Our El Segundo cost of living page covers utilities and other bills.
El Segundo condo buyer checklist
- Get the HOA budget, reserve study, last two years of minutes and the master insurance policy.
- Ask for the latest balcony or exterior elevated element inspection and any repair plan.
- Check the unit on LAWA's LAX sound insulation tool and ask whether it was treated before.
- Confirm parking: how many spaces, whether garages are attached and whether guest parking exists.
- Ask your lender whether the project meets its condo guidelines before you remove contingencies.
- Compare the last three sales in the same complex, not the citywide median.
