What a local El Segundo agent helps you decide

El Segundo is a small housing market inside a large job market. The city covers 5.46 square miles, but its 2021-2029 Housing Element says every home sits west of Pacific Coast Highway on roughly 533 acres, while the land east of the highway is offices, aerospace plants and other businesses. The same document counted over 70,000 jobs in the city in 2020 against about 16,850 residents. That imbalance is why so few homes come up for sale and why each sale is watched closely.

Redfin counted 42 sales in the three months to September 30, 2026. With numbers that small, one large house can move the citywide median by six figures, so a local agent's first job is to price a home against the right handful of comparable sales, not against a headline figure. The second job is to sort out what kind of property you are looking at. About 38% of the city's homes are detached houses, according to the Census Bureau's 2020-2024 American Community Survey, and the rest are townhouses, duplexes, small apartment buildings and a modest number of condos. The third is to read the local factors that change value block by block: distance from the airport's noise contours, walking distance to Main Street, and the age of the house.

Buying a home in El Segundo

Redfin's median sale price in El Segundo was $1,624,227 for the three months to September 2026, 7.0% lower than a year earlier, at a median of $1,074 per square foot. Zillow's typical home value, which covers every home rather than only those that sold, was $1,719,205 in September 2026, up 3.9% in a year and at its highest level on record. The two measures point in different directions this year because so few homes sold; read both as a range.

Step 1 for El Segundo buyers: budget at today's rate

At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), 20% down on the Redfin median is $324,845, and principal and interest on the rest come to about $8,855 a month. Property tax adds roughly $1,543 a month at the 2026-27 rate for the city's most common tax rate area (see the checks below). Get a lender pre-approval before touring, because sellers here expect it with the offer.

Step 2 for El Segundo buyers: choose the home type first

The type of home matters more than the neighborhood in a city this size. In ZIP 90245, which covers the whole city, Redfin's median for detached houses was $1,869,528 over the three months to September 2026, against $1,273,752 for townhouses and $649,981 for condos. Only 3 condos and 6 townhouses sold in that window, so ask for the last year of sales in the building or complex you like. Our El Segundo condos guide lists recent attached-home sales.

Step 3 for El Segundo buyers: write the offer against recent sales

Homes sold at 99.6% of list price on average, 31.7% sold above list, and the median time on market was 44 days (Redfin, three months to September 2026). Detached houses had about one month of supply, so well-priced houses still draw competition while townhouses and condos give buyers more room. Ask your agent for every closed sale within a few blocks over the past six months and how long each one sat.

Step 4 for El Segundo buyers: inspect an older house closely

About 73% of El Segundo's homes were built before 1980 (Census ACS 2020-2024), and the largest share, 18%, dates from the 1950s. Budget for a sewer lateral camera, an electrical panel check and a roof inspection, and pull the city permit history for any addition. Our guide to buying a house in California covers the contract timeline.

Selling a home in El Segundo

Sellers face a thin market in both directions: Redfin counted 41 new listings and 29 homes for sale at the end of the three months to September 2026, about 2.1 months of supply. Only 29.1% of homes went under contract within two weeks, so most listings need a few weeks of showings.

Step 1 for El Segundo sellers: price by home type and block

Recent sales show the spread. MLSListings records a 3-bedroom house at 865 Center Street selling for $1,548,000 in August 2026 and a 4-bedroom house at 1126 East Acacia Avenue for $3,120,000 in October 2026. A comparative market analysis built from your own home type and street is the only reliable starting point.

Step 2 for El Segundo sellers: prepare the disclosures

California sellers owe buyers a Transfer Disclosure Statement and a Natural Hazard Disclosure. In El Segundo, buyers will also ask whether the home is inside the LAX noise contours and whether it was treated under a sound insulation program, so gather any records you have. See our California seller disclosure guide.

Step 3 for El Segundo sellers: estimate your net

El Segundo is not one of the five Los Angeles County cities with an extra city transfer tax, so the standard documentary transfer tax of $1.10 per $1,000 applies: about $1,787 on a $1,624,227 sale. Add escrow, title and any commission you agree to pay. Our California closing costs guide lists the rest.

El Segundo areas at a glance

Zillow does not publish separate neighborhood values for El Segundo, and the whole city shares one ZIP code, 90245. Locals describe the town by landmark instead. The sale prices below come from MLSListings' record of recent 90245 sales, checked November 1, 2026. Our El Segundo ZIP code guide has the full 90245 figures.

Downtown El Segundo and Main Street

The Downtown Specific Plan, adopted in 2000, covers a district about two blocks by five blocks around Main Street and Richmond Street. The Housing Element counted about 83 homes inside it in 2021. Townhouses within a short walk of Main Street sold for $1,190,000 (703 Main Street, unit 2, built 1992) and $1,280,000 (400 Richmond Street, unit 2, built 1990) in September 2026.

Central El Segundo around Recreation Park and the schools

The blocks around Recreation Park, Center Street Elementary at 700 Center Street and El Segundo Middle School at 332 Center Street are mostly detached houses with some newer townhouses. A 4-bedroom townhouse built in 2022 at 438 Sierra Street sold for $1,650,000 in September 2026. School placement is by availability, not address alone; see our El Segundo schools guide.

West El Segundo toward the beach and Imperial Avenue

The west side runs toward Vista del Mar and Dockweiler State Beach. It holds the city's lower-priced condos: units at 770 West Imperial Avenue, built in 1966, sold for $468,000 (1 bedroom) and $650,000 (2 bedrooms) in September 2026, with $434 a month in HOA dues. The northern edge along Imperial Avenue is closest to the airport, which the Housing Element names as the area most affected by flight operations.

East El Segundo near Grand Avenue and Sepulveda

The eastern residential blocks, toward Pacific Coast Highway, mix detached houses with townhouse complexes from the late 1980s and early 1990s. A townhouse in the Grand Tropez complex at 1305 East Grand Avenue sold for $1,115,000 in October 2026, and one in an 8-unit complex at 1629 East Palm Avenue sold for $1,050,000 in September 2026.

Smoky Hollow

Smoky Hollow is a 94-acre light industrial district bounded by Standard Street, El Segundo Boulevard, Pacific Coast Highway and Grand Avenue. Its specific plan, updated in 2018, allows only accessory caretaker units today, with a medium-density residential overlay the city can switch on later. Buyers living nearby should expect workshops and trucks during the day.

East of Pacific Coast Highway: the business district

There are no homes east of the highway. This is where the city's large employers sit; the Housing Element names the Chevron refinery, The Aerospace Corporation, Boeing and Raytheon. Heavy manufacturing covers about 30% of the city's land, which is useful context when you read a Natural Hazard Disclosure.

Local property checks before you buy in El Segundo

  • Airport noise. Los Angeles World Airports (LAWA) relaunched the LAX Residential Sound Insulation Program in May 2022 for homes not treated earlier. Its August 2025 briefing listed 1,239 eligible El Segundo homes, of which 139 had been treated, 393 were in progress and 673 had not applied. Eligibility requires a home inside the 65 dB noise contour, zoned residential and built before October 1, 1998. Enter the address on LAWA's eligibility tool, and ask the seller whether the home was treated in the 1992-2018 city program, which covered about 1,900 homes.
  • Property tax rate. The Auditor-Controller's rate for tax rate area 3708, one of the El Segundo areas, is 1.144919% for 2026-27, up from 1.109152% in 2025-26, mostly because the school district's bond line rose. Your bill will show your own TRA; look it up rather than assuming. Our Los Angeles County property tax guide explains the bill.
  • Industrial neighbors. The Housing Element notes the Hyperion Treatment Plant and the Scattergood power station sit just past the city's western edge, and that many local industries handle hazardous materials. Read the hazard report and drive past at different times of day.
  • Insurance and earthquakes. Get two homeowners' insurance quotes before you remove contingencies and ask about earthquake cover. See our California homeowners insurance guide and earthquake insurance guide.
  • HOA documents. For a townhouse or condo, read the budget, reserve study and the last two years of minutes. Older buildings may face balcony inspections under state law; see our balcony inspection guide.

How to choose a real estate agent in El Segundo

Because the city has one ZIP and a few dozen sales a quarter, an agent's recent El Segundo deals are easy to check. Ask each candidate for the addresses of their last ten local sales, their list-to-sale ratio, and how they handle airport-noise questions from buyers. Confirm the license on the Department of Real Estate's public lookup.

Commission is negotiable. Since August 17, 2024, buyers sign a written agreement with their agent before touring homes, and that agreement states how the agent is paid. Sellers may still agree to pay part of the buyer's agent fee, but it is a choice, not a rule. Our California real estate commission guide explains the options.

If you want a starting point, read about our featured local agent, then interview at least two others before you sign.

COMMON QUESTIONS

Homes for Sale in El Segundo,
answered.

Are home prices dropping in El Segundo?+

It depends on the measure. Redfin's median sale price was $1,624,227 in the three months to September 2026, 7.0% lower than a year earlier, but only 42 homes sold. Zillow's typical home value rose 3.9% to $1,719,205 over the year to September 2026, its highest level yet. With so few sales, the mix of homes that sold drives the median, so compare individual sales on your street.

How many homes sell in El Segundo each year?+

Not many. Redfin counted 42 sales in the three months to September 2026, almost twice the number a year earlier, and 41 new listings. The Census Bureau counted about 7,437 occupied homes in the city in its 2020-2024 survey, and roughly 57% of them are rented, so the number of owner-occupied homes that change hands is small.

Is El Segundo cheaper than Manhattan Beach?+

Yes, by a wide margin. Zillow's typical home value in September 2026 was $1,719,205 in El Segundo and $3,353,430 in Manhattan Beach, its neighbor to the south. On Redfin's median sale price for the three months to September 2026, El Segundo was $1,624,227 and Manhattan Beach $3,285,935. Hawthorne, to the east, was lower than both at $863,012 on Zillow's measure.

Why are people moving out of El Segundo?+

We found no official data on reasons for moving. The Census Bureau's 2020-2024 survey shows 85.5% of residents lived in the same home a year earlier, and most movers came from elsewhere in Los Angeles County. Common trade-offs buyers weigh here are prices near $1.7 million on Zillow's measure, airport noise in the northern blocks and the small number of homes for sale.

What does a real estate agent earn on an El Segundo sale?+

There is no set rate. Commission is agreed in the listing contract and, for buyers, in a written buyer agreement required since August 17, 2024. As an example only, a 2.5% fee on a $1,624,227 sale is $40,606, which is usually split between brokerages and then with the agent. Ask each agent for their rate and what it covers.

Who is the best realtor in El Segundo?+

No official ranking exists. Look for an agent with recent closed sales in 90245 that you can verify on public listing records, an active license on the Department of Real Estate lookup, and reviews from local clients. We feature one local agent on our El Segundo best agent page. Interview at least three before choosing.
