The Census Bureau's 2020-2024 survey counts 9.3% of Hermosa Beach homes as attached single-family homes and 43.7% in buildings of two or more units, owned or rented.

Best areas to buy a condo in Hermosa Beach
Small buildings on Hermosa Avenue near the sand
Small older buildings close to the beach can offer low dues and compact units. At 404 Hermosa Avenue, a 779-square-foot two-bedroom, one-bath unit from 1973, described as steps from the sand, sold for $1,080,000 with dues of $225 a month. Low dues in an old building can mean thin reserves, so read the budget closely.
The Mooring and the south end near Herondo Street
The Mooring Townhomes Association at 501 Herondo Street is a 1987 complex with a pool and spa along a greenbelt, a short walk to South Park and about a mile from Pier Avenue. Unit 18, three bedrooms with a two-car garage, sold for $1,499,000 on March 31, 2026, with $665 a month in dues.
Ardmore Avenue complexes
Ardmore Avenue runs inland, just west of Pacific Coast Highway. At 1600 Ardmore Avenue, a 1,048-square-foot two-bedroom unit built in 1970 sold for $880,000 on March 13, 2026. The listing describes an indoor pool, gym, sauna, bike room and controlled access, and dues were $735 a month. Amenities raise dues, so compare what each building maintains.
Prospect Avenue near Artesia Boulevard
The far east side of the city near Artesia Boulevard holds the lowest-priced condos. A 940-square-foot two-bedroom unit at 2411 Prospect Avenue, built in 1972 with a community pool and gated parking, listed at $780,000 in January 2026, was cut to $749,000 and sold for $725,000 on March 27, 2026. Dues were $560 a month.
Two-on-a-lot townhouses across town
Many Hermosa townhouses are one of two homes built on a single lot, often with a shared driveway and no large association. The front unit at 944 5th Street, a four-bedroom townhouse from 2000 with a roof deck and partial ocean views, sold for $2,600,000 on March 6, 2026. Ask whether a recorded agreement covers the shared driveway, roof and insurance, and whether a formal association collects dues.
Sand Section townhouses
Detached townhouses near the beach are the top of the attached market. 608 Palm Drive, a detached unit in the Palm Vista HOA about one block from the beach, sold for $2,805,000 on May 15, 2026. At these prices, the choice is often between a newer townhouse and an older detached house, which had a Redfin median of $2,864,277.
Is it wise to buy a condo in Hermosa Beach now?
Condos here cost about a third of a townhouse, but the buildings are old: the four lowest-priced homes in the table were built between 1970 and 1987. That is where the risk sits.
Balcony and building inspections in Hermosa Beach complexes
California's balcony inspection law (SB 326) requires associations to have balconies, walkways and other elevated wood elements inspected, and buildings near salt air see more corrosion. Ask for the inspection report and any repair plan. Our California balcony inspection law guide explains the rules.
Insurance for a Hermosa Beach condo
Ask the association for its master policy, the deductible and whether it covers earthquake. Then get an HO-6 quote for your unit before you remove contingencies. See our California homeowners insurance guide and earthquake insurance guide.
Check flood and tsunami mapping for buildings near the beach on FEMA's Flood Map Service Center and the California Geological Survey's tsunami maps.
Financing a Hermosa Beach condo
Warrantability of Hermosa Beach condo buildings
Lenders review the building as well as the buyer. Small complexes, buildings with many rentals, low reserves, pending lawsuits or limited insurance can make a project hard to finance with a conventional loan. Ask your lender to review the HOA questionnaire early, before your loan contingency ends.
Monthly cost of a Hermosa Beach condo
At Freddie Mac's 30-year rate of 7.24% (week of October 29, 2026) and 20% down, principal and interest on Redfin's condo median of $729,478 come to about $3,977 a month. Property tax at the 2026-27 rate of 1.065787% for tax rate area 4340, after the homeowners' exemption, adds about $642 a month, and dues of $225 to $735, as in the sales above, bring the total to roughly $4,800 to $5,400 before insurance. A townhouse at the $2,522,504 median costs about $13,753 a month in principal and interest alone.
HOA fees and other costs for Hermosa Beach condos
Dues in the recent sales above ranged from $225 to $735 a month. The higher figures came with pools, gyms and controlled access; the lowest came with a small 1970s building. Ask for:
- the current budget and reserve study, and the percentage funded;
- any special assessment, planned or under discussion;
- the master insurance policy and its deductible;
- the rental and short-term rental rules, if you plan to rent the unit.
On a sale, the Los Angeles County transfer tax is $1.10 per $1,000, about $802 on a $729,478 condo; Hermosa Beach does not add its own rate. Our California HOA laws guide lists the documents a seller must provide.
