Hermosa Beach ZIP code and its neighbors at a glance

Hermosa Beach is a one-ZIP city. Every street address inside the city limits uses 90254, which zip-codes.com classes as a standard street-delivery ZIP and lists as the only ZIP code for Hermosa Beach. There is no separate PO Box ZIP. The city covers only about 1.4 square miles of land and shares its borders with Manhattan Beach and Redondo Beach, so buyers usually compare 90254 with those cities' three ZIPs: 90266, 90277 and 90278.

The table puts them side by side. Zillow's typical home value estimates the middle of all homes in a ZIP. Redfin's median sale price covers only the homes that sold in the three months to September 2026, so the two measures are shown in separate columns and should not be compared with each other.

For the city as a whole, Zillow's typical home value was $2,272,277 in September 2026, a record high and within about $7,000 of the 90254 figure, because the city and the ZIP are almost the same area. Zillow's observed rent for the city was $3,970 a month.

Each Hermosa Beach area ZIP code explained

ZIP 90254: all of Hermosa Beach

90254 is the city. The Census Bureau's 2020 relationship file between ZIP code tabulation areas and places shows that 99.7% of the ZIP's land is inside Hermosa Beach and 99.9% of the city's land is inside the ZIP. The leftovers are slivers along the borders: about 2.3 acres of 90254 fall in Redondo Beach and about 0.6 acre in Manhattan Beach, while about half an acre of Hermosa Beach sits in 90278. The Census even reports identical American Community Survey figures for the city and the ZIP, including a population of 19,063. The district office of the Hermosa Beach City School District at 1645 Valley Drive is a typical 90254 address, and the Census geocoder places it inside both the ZIP and the city.

Zillow's typical value in 90254 was $2,265,548 in September 2026, up 5.4% in a year, 17.4% in five years and 84.0% since September 2016, when it was $1,231,252. That September figure was also the ZIP's highest on record. Redfin's median sale price for the three months to September was $2,299,324, down 2.8% on a year earlier, across 54 sales at $1,174 a square foot. Homes took a median of 46 days to sell and closed at an average of 99.2% of the list price, with 17% selling above list.

The housing stock is mixed. Of the ZIP's 10,385 homes, 4,809, about 46%, are detached houses and 961 are attached townhouse-style units. About 2,150 homes, or 21%, are in buildings of two to four units, the duplexes and triplexes common on narrow beach lots. The Census median year built is 1968. Owners occupy 50.6% of lived-in homes, so about half of households rent; the Census median rent is $2,887 and the median household income is $166,442 (ACS 2020-2024). About 593 homes, roughly 6%, are held for seasonal or occasional use. What to check in 90254: the city's coastal zone rules for remodels and additions, flood and tsunami maps for homes near the sand, and for any duplex or condo the shared-wall, HOA and balcony-inspection paperwork.

ZIP 90266: Manhattan Beach

90266 covers Manhattan Beach and a small part of El Segundo, about 3% of the ZIP's land on the Census relationship file. It is the most expensive of the four ZIPs on this page. Zillow's typical value was $3,354,442 in September 2026, up 9.4% in a year and a record high, about $1.09 million above 90254. Redfin's median sale price for the three months to September was $3,274,038 across 109 sales, at $1,558 a square foot. Detached houses dominate: 84 of those sales were single-family homes, at a median of $3,904,015, and 66% of the ZIP's homes are detached on Census figures. Owners occupy 64.8% of lived-in homes, a higher share than in 90254. What to check: whether the address is in Manhattan Beach or El Segundo, since each city sets its own taxes, permits and school district. Our Manhattan Beach ZIP codes guide covers it in detail.

ZIP 90277: South Redondo Beach

90277 is the coastal half of Redondo Beach, and it is not all Redondo Beach: the Census relationship file puts about a quarter of the ZIP's land in the City of Torrance. Zillow's typical value was $1,641,898 in September 2026, up 2.3% in a year, about $624,000 less than 90254. Redfin's median sale price was $1,779,477 for the three months to September, up 2.5%, across 91 sales at $923 a square foot. Condos are a bigger part of the market here: 30 condo sales at a median of $984,971, against 34 detached sales at $2,319,415. Only 48.5% of lived-in homes are owner-occupied. What to check: the city on the tax bill for homes near the Torrance line, and HOA reserves and balcony inspections for condos.

ZIP 90278: North Redondo Beach

90278 is the other Redondo Beach ZIP and also takes in small parts of Torrance, Lawndale and Hawthorne, according to the Census relationship file. It is the lowest-priced of the four. Zillow's typical value was $1,378,065 in September 2026, up 2.5%, and Redfin's median sale price was $1,519,304, essentially flat on the year, across 102 sales at $763 a square foot. It is the townhouse ZIP of the area: 47 townhouse sales at a median of $1,438,502, more than its 42 detached sales. The Census median year built is 1975, newer than 90254's 1968. What to check: small two- and three-unit associations often have thin reserves and informal management, so read the HOA documents closely. See our Redondo Beach ZIP codes guide for both Redondo ZIPs.

What sells in 90254: prices by home type

Redfin splits the 54 sales in the three months to September 2026 by property type. The mix matters more in Hermosa Beach than in most beach cities, because detached houses made up fewer than half of the sales.

Home type in 90254Redfin median sale priceChange on a year earlierHomes soldMedian days on market
Single-family house$2,864,277+4.6%2140
Townhouse$2,522,504+14.7%1537
2-4 unit building$2,032,500-19.4%1061
Condo or co-op$729,478-37.8%875

Two cautions. First, the condo and 2-4 unit figures rest on 8 and 10 sales, so one unusual sale can swing the median by a large amount; the 37.8% condo drop says more about which units sold than about condo values. Second, the townhouse median sits only about $340,000 below the house median, so in 90254 a townhouse is not a low-cost route in; ask the listing agent how the unit is held, since some are condominium-mapped and carry an association. For condo buildings, fees and reserves, see our Hermosa Beach condos guide.

Over the past three Septembers, Redfin's three-month median in 90254 went from $2,165,000 in 2023 to $2,194,250 in 2024 and $2,365,000 in 2025, before easing to $2,299,324 in 2026. Inventory at the end of September 2026 was 44 homes, about 2.5 months of supply at the recent sales pace.

Which South Bay beach ZIP costs the most and least?

On Zillow's typical value, the order is the same on every measure: 90266 Manhattan Beach at $3,354,442, then 90254 Hermosa Beach at $2,265,548, then 90277 at $1,641,898 and 90278 at $1,378,065. Hermosa Beach sits in the middle, about a third below Manhattan Beach and about 38% above South Redondo. Over the year, 90254's 5.4% gain was slower than 90266's 9.4% but more than twice the 2.3% and 2.5% gains in the two Redondo ZIPs. Over ten years the four rose by similar amounts, between 81% and 95%.

On Redfin's price per square foot, the ranking holds: $1,558 in 90266, $1,174 in 90254, $923 in 90277 and $763 in 90278. Price per square foot is a fairer way to compare 90254 with its neighbors than the median sale price, because Hermosa Beach homes are often smaller and on smaller lots. On Census figures, the median household income in 90254 ($166,442) is below 90266's $204,306 and above 90277's $127,795, and its median rent of $2,887 is lower than Manhattan Beach's $3,449.

How to use ZIP data when you buy or sell in Hermosa Beach

Since the whole city shares one ZIP, a 90254 median is really a citywide median, and it mixes very different homes. A house a block from the sand, an older duplex on an inland street and a townhouse near Valley Drive are all in 90254. Use the ZIP figures as the backdrop and then work at street level.

  • Compare like with like. Use the property-type split above and ask for recent sales of the same type and size on nearby streets, not the overall ZIP median.
  • Confirm the city on border streets. A handful of parcels near the Manhattan Beach and Redondo Beach lines sit in a different city from the ZIP their mailing address suggests. Check the city and tax rate area on the Los Angeles County Assessor's parcel record.
  • Check schools by address. The Hermosa Beach City School District runs Hermosa View (TK-1), Hermosa Vista (2-4) and Hermosa Valley (5-8). A ZIP never decides assignment; use the district's own enrollment office and see our Hermosa Beach schools guide.
  • Look at the tax bill, not the ZIP. Your bill is about 1% of the purchase price plus local bonds and assessments, which vary by tax rate area. The Los Angeles County property tax guide covers rates and deadlines.

COMMON QUESTIONS

Hermosa Beach ZIP Codes,
answered.

What is the ZIP code for Hermosa Beach, CA?+

Hermosa Beach uses one ZIP code, 90254, for every street address in the city. zip-codes.com lists it as the only ZIP for Hermosa Beach and classes it as a standard street-delivery ZIP, so there is no separate PO Box ZIP. Census boundary files show the ZIP and the city cover almost exactly the same land, with only slivers along the Manhattan Beach and Redondo Beach lines falling on the other side.

How many ZIP codes does Hermosa Beach have?+

One. Hermosa Beach is covered by 90254, which takes in 99.9% of the city's land according to the Census Bureau's 2020 ZIP-to-place relationship file. That is unusual: neighboring Redondo Beach is split between 90277 and 90278, and Manhattan Beach's 90266 also includes part of El Segundo. Because the city is a single ZIP, 90254 market figures work as citywide figures.

What is the average home price in Hermosa Beach 90254?+

Zillow's typical home value in 90254 was $2,265,548 in September 2026, up 5.4% in a year and a record high. Redfin's median sale price for homes that sold in the three months to September 2026 was $2,299,324, down 2.8% on a year earlier, across 54 sales. Detached houses had a higher median, $2,864,277, while the few condo sales had a median of $729,478.

Is Hermosa Beach cheaper than Manhattan Beach?+

Yes, on both main measures. Zillow's typical value in 90254 was $2,265,548 in September 2026, about $1.09 million below 90266 Manhattan Beach at $3,354,442. On Redfin's price per square foot for the three months to September, 90254 was $1,174 against $1,558 in 90266. Hermosa Beach is still well above both Redondo Beach ZIPs, 90277 and 90278, on the same measures.

Does a 90254 address mean the home is in Hermosa Beach?+

Almost always. The Census relationship file puts 99.7% of 90254's land inside the city, but about 2.3 acres fall in Redondo Beach and about 0.6 acre in Manhattan Beach. For a home on a border street, confirm the city on the Los Angeles County Assessor's parcel record, because the city sets zoning, permits, police service and some local taxes, and the school district can differ too.
