Lafayette condo prices
Redfin's figures for ZIP 94549 over the three months to September 2026 show how small the condo market is. Five condos sold, at a median of $934,972 and $821.76 a square foot, and the median condo took 79 days to sell, against 16 days for a detached house. There were seven condos for sale at the end of September, which Redfin counts as 4.4 months of supply. Two townhouses sold, at a median of $750,001.
| Home type, ZIP 94549 | Redfin median sale price | Homes sold | Median days on market |
|---|---|---|---|
| Condo/co-op | $934,972 | 5 | 79 |
| Townhouse | $750,001 | 2 | 38 |
| Single-family house | $1,897,521 | 84 | 16 |
With five sales, one large unit can move the median by hundreds of thousands of dollars, so treat these figures as a range. For context, Redfin's county-wide condo median for Contra Costa County was $462,080 in September 2026 (single month), with a median of 58 days on market. The Census counts 2,548 homes in attached or multi-unit buildings in Lafayette, about 25% of the city's 9,998 housing units (ACS 2020-2024), but many of those are rentals.

Mt. Diablo Court condos, downtown Lafayette
Mt. Diablo Court, just off Mt. Diablo Boulevard, has condo buildings, including the complex at 3279 Mt. Diablo Court. Is it wise to buy a condo in Lafayette now?
It depends on the building more than the market. Lafayette condos take longer to sell than houses (79 days against 16 in the latest Redfin period), so plan to hold for several years and budget for a slower resale. Before you commit, run three California-specific checks.
- Balcony and deck inspections. California requires condo associations to inspect exterior elevated elements such as balconies and walkways on a set schedule. Ask for the latest report and any repair plan. Our California balcony inspection law guide covers the rules.
- Reserves and special assessments. Read the reserve study and the last two years of board minutes. A low reserve balance often leads to a special assessment. See our California HOA laws guide.
- Insurance. Check the master policy's cover and deductible, and price your own walls-in policy. Our California homeowners insurance guide explains the gaps, and Cal OES MyHazards shows the fire and earthquake hazards for the address.
Financing a Lafayette condo: warrantability, FHA and VA
Conventional loans and condo warrantability
Fannie Mae will not buy loans on units in projects with certain characteristics, which lenders call non-warrantable. Its list includes projects in need of critical repairs and projects involved in litigation. In an older building with balcony or structural work pending, ask your lender to review the HOA questionnaire before you remove your loan contingency. At Lafayette prices, many condo loans will also be jumbo loans with their own project rules.
FHA condo approval
FHA insures condo loans for up to 30 years on units in FHA-approved projects, or in projects that meet its single-unit approval requirements. Ask the HOA or your lender whether the building is approved before you write an offer that depends on FHA financing.
VA loans for Lafayette condos
VA buyers need the project to meet VA's condo requirements. Ask your VA lender to check the project early, since approval can take time.
Condo fees and costs in Lafayette
HOA dues in Lafayette vary by building age, amenities and reserves, so get the current budget for each unit rather than relying on an average. Ask what the dues cover: water, trash, exterior maintenance, the master insurance policy and amenities such as The Brant's resident's club. Property tax starts at 1% of the purchase price under Prop 13, plus voter-approved bonds and parcel taxes; on a $934,972 condo the 1% base is about $9,350 a year. See our Contra Costa County property tax guide for the full bill.
