Lakewood condo and townhome prices
Lakewood is a city of houses. The Census Bureau's 2020-2024 American Community Survey counts 21,397 detached single-family homes out of 26,867 housing units (79.6%), 1,057 attached single-family units such as townhomes (3.9%), and 4,272 units in buildings of two or more homes (15.9%), many of them rentals. So the condo market is thin, and Redfin publishes condo or townhome figures for only two of the three Lakewood ZIPs.
| Lakewood ZIP and type | Redfin median sale price | Homes sold | Median days on market |
|---|---|---|---|
| 90715 condo/co-op | $603,482 | 6 | 40 |
| 90715 single-family | $859,783 | 12 | 43 |
| 90712 townhouse | $741,501 | 2 | 116 |
| 90712 single-family | $870,280 | 44 | 40 |
| 90713 single-family | $924,767 | 52 | 32 |
Figures are Redfin's rolling three months to September 30, 2026. With six condo sales and two townhouse sales, a single sale moves the median a lot; the 90715 condo median was up 14.7% on a year earlier, which says more about which units sold than about the market. For context, Redfin's Los Angeles County condo median was $644,414 in September 2026, a figure that may still be revised.
Best areas to buy a condo in Lakewood
These are the parts of Lakewood where condos and townhomes come up most often. Asking prices below are from listings shown on a local agent's Lakewood search page on October 30, 2026, and change daily.
East Lakewood condos: the numbered streets in 90715
East of the San Gabriel River, the streets run by number, from 205th Street near Willow Elementary to 216th Street. This side was built mostly between 1957 and 1963 and later annexed, according to the city's history, and it has the highest share of renters in Lakewood (Census: 48.4% of homes owner-occupied in 90715, against 75.5% in 90712 and 85.4% in 90713). Townhomes were listed on 216th Street at $738,800 and on 215th Street at $659,900 (under contract) on October 30, 2026. Palms Park and Bloomfield Park are on this side, and schools are mostly ABC Unified; see Lakewood schools.
Lakewood condos along Centralia Street
Centralia Street runs east-west across Lakewood. A condo at 12750 Centralia was listed at $479,000 on October 30, 2026, the lowest residential asking price among the 24 Lakewood listings shown on that page that day. Ask the HOA how many units are in the complex, how many are rented and when the roofs and balconies were last done.
West and central Lakewood townhomes in 90712
ZIP 90712, around City Hall and the Lakewood Center mall at Lakewood and Del Amo boulevards, had two townhouse sales in the three months to September 2026, with a median of $741,501 and a long 116 days on market. Attached homes here are scattered among single-family tracts rather than in large complexes, so expect to wait for one to come up. The mall, with more than 225 retailers including Costco, Target and Home Depot, is the main draw for buyers who want to walk to shops.
New multifamily under Lakewood's housing plan
The state assigned Lakewood 3,922 new homes to plan for in its 2021-2029 Housing Element. The city's own history says little land is left, so new units are likely to come as infill and accessory dwelling units rather than large condo projects. Ask the planning department about approved projects near any address, and see our California ADU rules guide.
Is it wise to buy a condo in Lakewood now?
It can be, if the numbers and the building check out. At Freddie Mac's 7.24% 30-year rate (week of October 29, 2026), 20% down on the 90715 condo median of $603,482 means about $3,290 a month in principal and interest and about $503 a month in base property tax, before HOA dues. With 20% down on the 90715 single-family median of $859,783, principal and interest rise to about $4,688. Zillow's observed rent for Lakewood was $3,401 a month in September 2026, so a condo payment plus dues lands close to typical rent in the city.
Balcony and stair inspections for Lakewood condos (SB 326)
California requires condo associations to have balconies, stairs and other elevated wood structures inspected, with the first round due by January 1, 2025. Ask the HOA for the report and any repairs it called for. Our California balcony inspection law guide explains the rules.
Reserves and special assessments in Lakewood complexes
Lakewood's complexes are decades old, so ask the year built and when the roofs, plumbing and paving were last replaced. Read the reserve study and ask whether a special assessment is planned. A low reserve balance is the most common reason a cheap unit stays cheap.
Insurance for a Lakewood condo
Ask what the HOA's master policy covers and its deductible, then price your own HO-6 policy. Some associations have moved to the state FAIR Plan; see our California homeowners insurance guide and earthquake insurance guide.
Financing a Lakewood condo: warrantability and FHA approval
Lenders review the complex as well as the buyer. A project can be "non-warrantable" for a conventional loan if too many units are rented, one owner holds too many units, the HOA is in litigation or reserves are too low. Given the high share of renters east of the river, ask your lender to check the project early. For an FHA loan, search the complex on HUD's FHA-approved condominium list; if it is not approved, a single-unit approval may still be possible. Our California first-time homebuyer guide covers loan programs.

HOA dues for Lakewood condos
We could not find a published source for typical dues across Lakewood complexes, so ask the listing agent for the current monthly dues, what they cover (water, trash, exterior insurance, pool) and the last two years of increases. Our California HOA laws guide lists the documents the seller must give you.
Property tax on a Lakewood condo
Expect the 1% base rate on your purchase price plus voter-approved charges for your tax rate area, which you can look up on the Los Angeles County Auditor-Controller's site. Lakewood's established complexes are unlikely to carry Mello-Roos taxes, but check the preliminary title report. See our Los Angeles County property tax guide.
