All Lakewood ZIP codes at a glance
The Census Bureau's 2020 relationship file, which overlays ZIP Code Tabulation Areas on city limits, shows Lakewood's 9.4 square miles of land split almost entirely among three ZIPs: 90712 (about 4.2 square miles), 90713 (about 3.4) and 90715 (about 1.7). Less than 1% of the city falls in four other ZIPs: 90805, 90807 and 90808, which are mainly Long Beach, and 90703, which is mainly Cerritos. The reverse also holds: 90712, 90713 and 90715 lie 98.7% to 99.8% inside Lakewood, so a 907-12, -13 or -15 address is almost always a Lakewood address.
Zillow's typical value covers all homes in a ZIP, sold or not. Redfin's median covers only homes that sold in the three months to September 2026, so it moves with the mix of houses and condos sold. The year built and owner-occupied columns are Census ACS 2020-2024 estimates.
| ZIP | Zillow typical value (Sept 2026) | Zillow 1-year | Redfin median sale (3 months to Sept 2026) | Homes sold | Share of Lakewood land | Census median year built | Owner-occupied |

Lakewood ZIP codes one by one
ZIP 90712: west Lakewood around Lakewood Boulevard and Clark Avenue
90712 is the largest of the three, with 44.7% of the city's land and about 30,800 residents. Census Bureau address ranges place Lakewood Boulevard, Clark Avenue around the 5000 block, Candlewood Street in the 4200 block and Del Amo Boulevard in the 2800 block inside it. Public buildings here include the Sheriff's Lakewood Station at 5130 Clark Avenue and the Angelo M. Iacoboni Library at 4990 Clark Avenue, and Long Beach Unified lists Holmes Elementary (Barlin Avenue), Madison Elementary (Bomberry Street) and Riley Elementary (Sandwood Street) with 90712 addresses. Zillow's typical value was $862,486, up 1.8% in a year. Redfin's median sale was $869,994 on 47 sales, 44 of them single-family houses at a median of $870,280; median time to sale was 45 days. What to check: the original 1950s plumbing and electrical, permits for added rooms and garage conversions, and traffic on Lakewood Boulevard if the lot backs onto it.
ZIP 90713: central Lakewood around Bellflower Boulevard and Woodruff Avenue
90713 covers 36.4% of the city and about 28,221 people. Census address ranges put Bellflower Boulevard and Woodruff Avenue around the 5000 block, Candlewood Street in the 6000 block, Arbor Road, and Del Amo Boulevard from about the 6500 to the 11000 block in this ZIP, as well as South Street around the 5600 block. Lakewood High School (4400 Briercrest Avenue) and Long Beach Unified's Cleveland, Gompers and MacArthur elementary schools have 90713 addresses, as do Bellflower Unified's Mayfair Middle and High School (6000 Woodruff Avenue) and the George Nye, Jr. Library (6600 Del Amo Boulevard). It is the most expensive Lakewood ZIP: Zillow's typical value was $898,661 (+3.1%), and Redfin's median sale was $924,728 on 52 sales, all single-family. Homes sold fastest here, at a median of 32 days, with 1.6 months of supply. It also has the highest owner share in the city, 85.4%. What to check: which school district serves the address, since two different districts have schools in this ZIP, and the age of the roof and sewer lateral.
ZIP 90715: east Lakewood along Del Amo Boulevard
90715 is the smallest, 18.0% of the city's land and about 20,182 people, on the eastern edge; the Census places Del Amo Boulevard addresses in the 11800 and 12100 blocks in it. Its housing is newer and more mixed than the rest of Lakewood: the Census median year built is 1967, against 1955 in the other two ZIPs, and only 48.4% of homes are owner-occupied. Redfin's 18 sales in the three months to September 2026 included 6 condos at a median of $603,482 and 12 houses at $859,783, for an overall median of $756,778. Zillow's typical value was $818,284 (+2.9%). Supply was looser than elsewhere in the city: 21 homes listed, more than double a year earlier (Redfin: +136.8%), and 3.6 months of supply. What to check: HOA dues, reserves and insurance for condos and townhomes, and the ZIP itself, because the Census geocoder returned 90716, Hawaiian Gardens' ZIP, for one Centralia Street address near the eastern city line.
Lakewood addresses in Long Beach and Cerritos ZIPs
Small slivers of Lakewood carry other ZIPs. The Census geocoder places East South Street addresses in the 3000 and 3400 blocks, which it labels Lakewood, in 90805, North Long Beach's ZIP. The relationship file also shows tiny Lakewood areas in 90807, 90808 and 90703. If a listing shows one of these ZIPs, confirm which city the parcel is in with the Los Angeles County Assessor, because city limits decide which local services, rules and assessments apply. For prices in those ZIPs, Zillow's typical value was $711,273 in 90805, $952,085 in 90807 and $1,032,317 in 90808 (September 2026); see the 90805 and 90808 data pages.
Lakewood ZIP codes by Census income, rent and home value
The American Community Survey's 2020-2024 estimates give a second view, based on what owners and renters report rather than on sales. Census home values lag the market, so use them to compare ZIPs with each other, not to price a house.
| ZIP | Population | Median household income | Median gross rent | Census median home value |
|---|---|---|---|---|
| 90712 | 30,800 | $122,435 | $2,325 | $829,600 |
| 90713 | 28,221 | $133,419 | $2,746 | $849,400 |
| 90715 | 20,182 | $91,875 | $2,279 | $743,200 |
| Lakewood city | 79,850 | $119,177 | $2,347 | $827,200 |
On these figures 90713 has the highest income, rent and owner-reported value, and 90715 the lowest. Rents in 90712 and 90715 are close, about $2,300 a month, while Zillow's observed rent for Lakewood as a whole was $3,401 in September 2026; Zillow's figure tracks current asking rents for homes on the market, while the Census median covers every renter, including long-term tenants.
Which Lakewood ZIP codes cost the most and the least?
On Zillow's typical value, 90713 is the most expensive Lakewood ZIP at $898,661, followed by 90712 at $862,486 and 90715 at $818,284. The gap between the top and bottom is $80,377, about 9%, which is narrow for a city of almost 80,000 people; the Census median year built is 1955 in both 90712 and 90713, and much of the housing stock is of the same era. Redfin's recent sales show a wider gap, $924,728 against $756,778, mainly because condos made up a third of 90715's sales and none of 90713's.
For the whole city, Redfin's median sale price was $893,574 over the three months to September 2026, up 1.9% on a year earlier, with 117 sales, a median of 36 days on market and 47.8% of homes selling above list. The Los Angeles County median for September 2026 was $912,957 on Redfin's monthly figures, which may still be revised. For values by area inside each ZIP, see the neighborhoods guide linked below.
How to use Lakewood ZIP code data
- Compare like with like. Zillow and Redfin measure different things; compare Zillow with Zillow and Redfin with Redfin.
- Watch the sample size. 18 sales in 90715 is a small number, so its Redfin median can swing by tens of thousands of dollars from one quarter to the next.
- Do not use a ZIP to pick a school. Lakewood addresses are served by more than one school district (Long Beach Unified and Bellflower Unified both have schools here), and ZIP lines do not follow attendance boundaries. Use the district's own address lookup and the Lakewood schools page.
- Check the city, not just the ZIP. Use the Assessor's parcel search to confirm a parcel is inside Lakewood; property tax rates vary by tax rate area, as our Los Angeles County property tax guide explains.
- Look up crime by address, not ZIP. See Lakewood crime data and address checks.
