Why we recommend The Kogevinas Group for Montecito

Montecito is a small, high-priced market. Redfin counted 40 sales in the three months to September 2026 at a median of $6,197,049, and some of the most expensive homes change hands privately. In a market that thin, the agent's own sales history in the community is the best guide to how well they can price a home and find buyers.

The Kogevinas Group is based in Montecito and sells there every year. RealTrends ranked the team No. 36 among small teams nationally and No. 13 in California in its 2026 rankings, based on 2025 production. Nancy Kogevinas, who leads the team, has held a California real estate license since 1996, and both she and broker associate Linos Kogevinas list an Olive Mill Lane mailing address in ZIP 93108 with the state. That depth of local work is why we feature the team for this page. It is our recommendation, not a ranking of every agent in Montecito: interview more than one before you sign.

About The Kogevinas Group

Who is on The Kogevinas Group

According to HousingWire's July 2026 report on the team's move, the group has seven members: Nancy Kogevinas, founder and managing partner; Linos Kogevinas, partner and broker associate; Alex Kogevinas, Bella Fredericks and Olivia Ruest, partners and real estate advisors; Charlotte Mueller, marketing director; and Ella Colby, operations manager. Brokerage and California DRE licenses

The California DRE public lookup lists Nancy Lynn Kogevinas as a licensed salesperson, license 01209514, with no disciplinary action, expiring May 30, 2028. Her salesperson license was issued May 31, 1996, according to the DRE's secondary records. Her responsible broker is Sotheby's International Realty Inc (broker license 00899496). From February 2003 to July 8, 2026 her responsible broker was Pickford Real Estate Inc, the company behind Berkshire Hathaway HomeServices California Properties. Linos Nicolas Kogevinas holds broker license 01849941, also with no disciplinary action, and is a broker associate for Sotheby's International Realty Inc. Alexander Linos Kogevinas is listed as a salesperson, license 02063536.

The 2026 move to Sotheby's International Realty

Sotheby's International Realty announced on July 13, 2026 that the team had joined its Montecito brokerage from Berkshire Hathaway HomeServices. Several of the team's awards date from the Berkshire Hathaway years, which is why older pages and press releases still carry that name. If you see both brands, they refer to the same team.

The Kogevinas Group's record: sales and reviews

HousingWire reported that the team closed $265.5 million in sales volume across 44 transaction sides in 2025, and more than $161 million in 2026 by mid-July, including six transactions above $10 million. The team's own July 2026 press release gives slightly different 2025 figures, 41 transaction sides and more than $267 million, and reports more than 595 career transactions and more than $2.6 billion in career sales. We could not reconcile the two sets of 2025 figures, so treat them as a range.

The team also reports these honors: No. 1 agent in Montecito and Santa Barbara (2024), No. 2 top producing agent worldwide for Berkshire Hathaway HomeServices (2024) and No. 3 small team worldwide for Berkshire Hathaway HomeServices (2025). These come from the team's own materials; ask for the source of any ranking that matters to you.

Reviews on Google are consistently strong. A seller, Connie, wrote in June 2025: "The Kogevinas team made selling our home on Hidden Valley Lane easy and stress-free. Once we contacted Nancy everything fell into place quickly and professionally. It sold to the first buyer who saw it. They get our highest recommendation"

A buyer, Michael, wrote in July 2025, in part: "With their help, we were able to get through our purchase process smoothly despite us being from out of town and even traveling overseas for a portion of the escrow period. We were on top of each detail and ahead of each deadline because of their guidance."

How The Kogevinas Group works with Montecito buyers and sellers

Buying in Montecito with The Kogevinas Group

Buyers in Montecito often come from out of town, as Michael's review describes, and need a team that can manage inspections, lenders and contractors at a distance. Ask the team which recent sales they would compare a home against, which listings they know of that are not on the MLS, and what they would check on a foothill property: the fire hazard zone, debris-flow history and water service. Another Google reviewer, Robert, wrote in October 2025 that they "understand / respect both the business and emotional side of a transaction".

Selling in Montecito with The Kogevinas Group

Montecito homes sold at 98.2% of list price on average in the three months to September 2026, with 5.2 months of supply and a median of 59 days on market (Redfin). In that market, pricing and presentation decide how long a home sits. Ask the team for a pricing analysis based on your part of Montecito, a marketing plan that covers both the open market and private buyers, and their average list-to-sale ratio. Our California real estate commission guide explains what listing fees usually cover.

How we chose The Kogevinas Group

We confirmed Nancy and Linos Kogevinas's licenses and current broker on the DRE lookup, read the press coverage of the team's 2026 move, compared the production figures from HousingWire and the team's own release, and read their public reviews. We looked for a team whose daily work is inside Montecito rather than one that only lists it as a service area. Every featured agent passes the same checks. COMMON QUESTIONS

Best Real Estate Agent in Montecito, CA,
answered.

Who is the best realtor in Montecito, CA?+

No public ranking settles that. We feature The Kogevinas Group, led by Nancy Kogevinas of Sotheby's International Realty, because the team sells in Montecito every year, was ranked No. 36 among small teams nationally by RealTrends in 2026, and has a clean DRE record. Interview at least one other agent and compare recent Montecito sales before you decide.

Is Nancy Kogevinas with Sotheby's or Berkshire Hathaway?+

Sotheby's International Realty, since July 2026. The DRE lookup shows her responsible broker changed from Pickford Real Estate Inc, the company behind Berkshire Hathaway HomeServices California Properties, to Sotheby's International Realty Inc on July 8, 2026. Older awards and press releases still use the Berkshire Hathaway name.

How do I choose a real estate agent in Montecito?+

Ask each agent how many Montecito sales they closed in the last year and where, which comparable sales they would use, how they handle private and off-market sales, and who on their team will handle your file. Check every license on the California DRE lookup and read reviews that name Montecito streets or neighborhoods.

How much is a realtor commission in Montecito?+

Commission is negotiable and is not set by law. Since the 2024 changes to industry rules, buyers sign a written agreement with their agent before touring that states how much the agent is paid and who pays it. Sellers agree their listing fee in the listing agreement. On a multimillion-dollar home, ask for the fee as a percentage and as a dollar figure.

How fast do homes sell in Montecito right now?+

Montecito homes took a median of 59 days to go under contract in the three months to September 2026, according to Redfin, and sold at 98.2% of list price on average. In ZIP 93108 as a whole, single-family homes took a median of 77 days and condos 38 days. Estates with hazard, permit or water questions often take longer.
