Riviera Village is the commercial district at the far south of the city, around Via El Prado, Catalina Avenue and Avenue I, with restaurants and independent shops on short blocks. The Census tract that contains 1715 Via El Prado (6213.26) is mostly renters: only 20% of homes are owner-occupied and 43% of units are in buildings of 20 or more, with a median year built of 1968. The tract's median home value is $2 million or more. Expect condos above or behind storefronts, older cottages and duplexes. Check: parking and weekend noise, and whether a unit has a garage space.
The Avenues: lettered streets between the beach and PCH
The Avenues are the east-west streets named Avenue A through Avenue I that run from the coast up toward Pacific Coast Highway in South Redondo. 200 Avenue C falls in the same Census tract as Riviera Village, with the same mix of small multi-unit buildings and high values. Expect a mix of older beach houses, duplexes and newer two-on-a-lot townhomes on narrow lots. Check: the permit history on the city's records for any rebuild, and how close the home is to the bluff or beach access stairs.
The Esplanade: bluff-top views in South Redondo
The Esplanade runs along the bluff above the sand in South Redondo, with condo and apartment buildings facing the ocean and side streets leading to beach access. It is the city's best-known ocean-view address. Check: building age, the reserve study, and balcony and walkway inspections under SB 326 for condos or SB 721 for apartments; see our balcony inspection law guide.
King Harbor and the Pier: waterfront living
King Harbor and the Redondo Beach Pier form the city's waterfront, home to marinas, restaurants, the Shade Hotel on Harbor Drive and Seaside Lagoon, a saltwater swimming lagoon at 200 Portofino Way that opens from Memorial Day to Labor Day. The city has invested in a joint harbor patrol and lifeguard facility, pier streetscape and parking upgrades, and is preparing a King Harbor Amenities Plan. The Census tract around Seaside Lagoon (6212.04) is dominated by large buildings: 66% of units are in buildings of 20 or more and 27% are owner-occupied, with a median value of $995,400 and median gross rent of $2,986. Streets here mix older houses, small apartment buildings and condos, and the location puts both the pier and Pacific Coast Highway within walking distance. Dominguez Park area: inland South Redondo
Dominguez Park at 200 Flagler Lane has a dog park, a playground, two Little League fields, a reservable picnic shelter and the Heritage Court, and the city scheduled the October 29, 2026 launch event for its Local Travel Network for bikes and golf carts there. Many homes use Redondo Beach 90277 mailing addresses even when they are in Torrance: the Census geocoder places 500 Calle Mayor inside the City of Torrance. Inglewood Avenue forms part of the eastern edge of North Redondo, and housing here includes apartments along the avenue as well as houses and townhouses on side streets. Common questions about Redondo Beach neighborhoods
What is the most expensive part of Redondo Beach? South Redondo (90277) costs more on every measure: Zillow's typical value is about $264,000 higher than North Redondo's, and Redfin's median detached house sold for $2,319,415 there over the three months to September 2026. The Census tract that includes Riviera Village and the Avenues reports a median home value of $2 million or more.
What is the cheapest area? The lowest Census median value among the tracts we matched was around King Harbor, at $995,400, because most homes there are condos and apartments. By ZIP, North Redondo is cheaper than South Redondo.
Which areas gained the most value? Zillow's typical value rose 2.5% in 90278 and 2.3% in 90277 in the year to September 2026, so the two halves moved together. Citywide, the 10-year rise was 80.2%.
Where do most owners live? Ownership is highest in North Redondo, where 58.6% of homes in ZIP 90278 are owner-occupied, against 48.5% in 90277. Among the tracts we matched, the Alta Vista hillside had the highest owner share at 70%, and the tracts around Riviera Village and King Harbor had the lowest, at 20% and 27%. Areas with more renters tend to have more turnover and more street parking demand, and areas with more owners tend to have fewer homes for sale at any one time.
How should I compare two areas? Use the same measure for both: the ZIP value or Redfin median for prices, the parcel record for the city and tax rate area, the school district's lookup for school assignment and the police crime data hub for incidents. Then visit at rush hour and on a summer Saturday.
