Rodeo Mobile Estates at 100 N. Rodeo Gulch Road is the largest rented-space 55+ park in the table above, with 204 spaces, and is owned by Rodeo Mobile Estates LLC, per the county list. Ask how space rent is set for a new buyer and what the park charges for water, sewer and trash.

Costs of 55+ living in Santa Cruz

A home in a Santa Cruz 55+ park costs far less to buy than a house: Zillow's typical home value for the city was $1,338,649 in September 2026. The trade-off is the monthly cost of the land under it. Check these items for any park on the list.

  • Space rent or dues. In a rented-space park, ask for the current rent, how it rises each year, and whether a local rent rule covers the space. In a resident-owned park, ask for the monthly assessment, the reserve balance and any special assessments.
  • Utilities. Ask which utilities the park bills and which you pay directly. In the City of Santa Cruz, the water department lists $99.48 a month as the typical single-family water bill for 5 CCF of use from July 1, 2026; a park may bill differently.
  • Taxes and title. Ask the seller for the latest tax bill on the home and confirm the title and registration with HCD before closing. Our Santa Cruz County property tax guide covers county rates and deadlines.
  • Insurance. Manufactured homes need their own policy. Our California homeowners insurance guide covers what to ask.
  • Transportation. Santa Cruz METRO's discount fare for riders 65 and over is $1.00 a ride on local routes, with a $32 31-day pass.

How to choose a 55+ community near Santa Cruz

Start with ownership: a resident-owned park gives residents a vote on rules and budgets, while a rented-space park keeps the land with the owner. Then note the local jurisdiction the county list gives for each park (the City of Santa Cruz, the county, Capitola or Scotts Valley), since local rules and contacts differ. Finally, ask every park for the same papers: park rules, the rental agreement or bylaws, two years of rent or dues history, and the age verification policy.

A 55+ park is housing, not care. Any help at home is arranged separately. For a wider view of statewide options, see our 55+ communities in California guide and best places to retire in California. For local prices and areas, see the Santa Cruz homes for sale guide.

COMMON QUESTIONS

55+ and Retirement Communities in Santa Cruz and Nearby,
answered.

How many 55+ communities are in Santa Cruz?+

Santa Cruz County's park list flags eight 55+ senior mobile home parks with Santa Cruz addresses, with 784 spaces in all, from Ranchito's 35 to De Anza's 198. Only De Anza is under the City of Santa Cruz's jurisdiction; the other seven are in county areas with Santa Cruz addresses. The list was last revised in September 2018, so confirm with each park.

Are there retirement communities in Santa Cruz that are not mobile home parks?+

Not on the county's park list, which is the official source this directory uses: every 55+ community on it is a manufactured home park. Senior apartments and care homes are separate categories that the list does not cover. Ask any building or community you consider whether it is legally age-restricted under federal rules and whether it provides any care.

What is the largest 55+ park near Santa Cruz?+

Spring Lakes Park in Scotts Valley, with 223 spaces on the county list, is the largest, followed by Montevalle in Scotts Valley with 220, Rodeo Mobile Estates in Soquel with 204 and De Anza Santa Cruz Mobile Estates with 198. Spring Lakes is resident-owned, while Rodeo and De Anza are rented-space parks owned by companies, per the county list.

Can someone under 55 live in a Santa Cruz 55+ park?+

Sometimes. Federal law requires at least 80% of occupied homes in a 55+ community to have at least one resident aged 55 or older, which leaves room for exceptions such as a younger spouse or caregiver. Each park decides how it uses that room, so read the park rules and age policy before you buy.

What is a resident-owned mobile home park?+

It is a park where the residents, through a cooperative, homeowners' association or similar body, own the land. You buy your home plus a share or membership instead of paying space rent to an outside owner, and pay dues instead. Villa Santa Cruz, Sorrento Oaks, Antonellis, Homestead and Spring Lakes are examples on the county's 55+ list.

What is the difference between a 55+ community and assisted living?+

A 55+ community sells or rents housing to people aged 55 and over and provides no personal care. Assisted living provides meals, supervision and help with daily tasks as part of the service. Ask any care home for its state license. If you expect to need care, plan for it separately from a 55+ purchase.
