Fairfield condo prices and supply

Attached homes are a small part of Fairfield's housing. The Census Bureau's 2024 estimates count 40,391 housing units in the city: 69.3% are detached houses, 6.7% are attached single-family homes such as townhouses, and about 22% are in buildings of two or more units, most of them rentals. That is why so few condos come up for sale at once.

Redfin, 3 months to Sept 2026Median sale priceSalesMedian days on market
94533 condo/co-op$265,992881
94533 townhouse$412,001339
94534 condo/co-op$526,484246
94534 townhouse$499,001360
94533 single-family$553,86014643

With so few sales, one or two closings can swing these medians, so treat them as a range rather than a firm price. Redfin's figures also show 94533 condos sitting at 5.9 months of supply with none selling above list, which gives buyers room to negotiate.

Best areas to buy a condo in Fairfield

These are the streets where condos and townhomes were listed on Zillow on October 30, 2026. Listings change daily, so use them as a map of where the stock is, not as current availability.

Manchester Drive and Chaucer Lane (94533)

The biggest cluster of listings: three condos on Manchester Drive at $330,000 to $399,000 for about 1,014 to 1,034 square feet with two bedrooms and two baths, plus a three-bedroom townhouse at $440,000 and a two-bedroom townhouse on nearby Chaucer Lane at $375,000.

Park Lane and Gregory Street (94533)

The lowest prices in the city: two-bedroom, one-bath units of 794 square feet listed at $154,900 to $190,000. One of the Park Lane listings was a foreclosure. Units this small and this cheap often have older buildings and higher dues as a share of the price, so read the reserve study first.

North Texas Street corridor (94533)

A one-bedroom, 662-square-foot condo on North Texas Street was listed at $265,000, close to Redfin's 94533 condo median. Ask about parking and noise on a busy road before you offer.

Sunburst Drive, Sunbird Drive and Sundial Court (94533)

A group of three-bedroom townhouses of about 1,603 to 1,762 square feet, listed at $390,000 to $420,000. They give more space per dollar than most of the condos listed the same day; confirm parking and garage details in each listing.

Larger units: Glenmore Drive and Shore Vista (94533)

Two bigger condos were listed: a three-bedroom of 2,075 square feet on Glenmore Drive at $489,888 and a three-bedroom of 2,206 square feet on Shore Vista at $675,000. At those prices, compare them with resale houses and with new homes at One Lake, where builder prices start at $564,990.

West Fairfield townhomes (94534)

Attached homes are rare in 94534. The only listing on October 30 was a two-bedroom townhouse on Knoll Drive at $430,000. Redfin counted just five attached sales in 94534 in three months.

Pennsylvania Avenue auctions (94533)

Two three-bedroom units at 225 Pennsylvania Avenue were listed as auction properties. Auctions often require cash or fast financing and may not allow inspections, so they suit experienced buyers only.

Is it wise to buy a condo in Fairfield now?

It depends on the building more than the city. Three California rules shape condo costs. SB 326 requires associations to inspect balconies and other exterior elevated elements, and SB 721 does the same for apartment buildings, which matters if a building has rental units. Associations must also give owners an annual budget report with reserve information, which is the best single document for judging a complex. Our California balcony inspection law guide and California HOA laws guide explain what to ask for. Fairfield's housing is not new (the Census Bureau's median year built for the city is 1986), so ask when the balconies were last inspected and whether any repairs are pending.

Insurance is the second check. The association's master policy covers the building; you buy an HO-6 policy for the inside of your unit. If the association has struggled to renew its policy, a special assessment may follow. See our California homeowners insurance guide.

Financing a Fairfield condo: warrantability and loan types

Lenders check the whole complex, not just your unit. A condo is "warrantable" when the project meets Fannie Mae or Freddie Mac rules, for example on the share of units that are owner-occupied, the share of dues in arrears and the size of the reserve. FHA and VA loans need the project to be on their approved lists. With Travis Air Force Base next door, VA loans come up often in conversation here; if you plan to use one, ask the listing agent early whether the complex is VA-approved.

At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), a buyer putting 20% down on Redfin's 94533 condo median of $265,992 borrows $212,794 and pays about $1,450 a month in principal and interest. Add Fairfield's 2026-27 base tax of about $248 a month at 1.121057% and the HOA dues.

HOA dues and other costs for Fairfield condos

Fairfield condo HOA dues

Zillow's search results did not show HOA amounts for the October 30 listings, and dues vary widely between complexes, so get the figure from the listing agent and the association's budget. When you compare two units, put the dues next to the mortgage: $400 a month in dues on a $190,000 condo is a much larger share of the cost than on a $490,000 one. Ask whether dues include water, garbage, building insurance and exterior maintenance, and whether a special assessment is planned.

Fairfield condo buyer checklist

  • Get the HOA's budget, reserve study, last 12 months of minutes and the master insurance policy before removing contingencies.
  • Ask for the most recent balcony and exterior elevated element inspection and any pending repairs.
  • Confirm the project's FHA, VA or conventional loan status with your lender.
  • Ask how many units are delinquent on dues; a high share can block some loans.
  • Check the rental cap and short-term rental rules if you might rent the unit later.
  • Look up the parcel on the FEMA flood map.
  • Compare the price with townhouses nearby and with a small resale house; our Fairfield ZIP code guide has values by ZIP.

Whether one is a good buy depends on the HOA's reserves, upcoming assessments and your plans, not the city average.

Can I use a VA or FHA loan on a Fairfield condo?+

Only if the condo project is on the VA or FHA approved list, or qualifies for a single-unit approval. Many older complexes are not approved, which can limit buyers and resale. Ask your lender to check the project before you make an offer, and ask the HOA for its approval status and owner-occupancy rate.

What HOA fees should I expect on a Fairfield condo?+

There is no single figure. Dues depend on what the association covers, the age of the buildings and the size of its reserve. Ask for the current dues, the budget and the reserve study, and whether any special assessment is planned. Compare dues as a share of your total monthly payment, not as a flat number.

Is a townhouse or a condo better value in Fairfield?+

Townhouses usually give more space. The 94533 townhomes listed on October 30, 2026 offered about 1,603 square feet and three bedrooms for $390,000 to $420,000, while two-bedroom condos on Manchester Drive offered about 1,030 square feet for $330,000 to $399,000. Compare dues, parking and what the HOA maintains.
