Mello-Roos, HOA dues and tax rates on new Fairfield homes

The base price is only part of the cost. Three charges add to it.

  • Property tax rate area. Fairfield's general rate for 2026-27 is 1.121057% of assessed value in tax rate area 3000, which includes Fairfield-Suisun Unified school bonds, according to the Solano County Auditor-Controller. One Lake is in Travis Unified, so it sits in a different tax rate area with a different total. Ask the builder for the exact rate used in its estimate.
  • Mello-Roos and assessment districts. New subdivisions in California often pay special taxes for roads, parks and schools. None of the builder pages we read listed the amount, so ask each sales office for the community facilities district disclosure before you sign. Our Mello-Roos guide explains how these work.
  • HOA dues. Tri Pointe estimates $200 to $217 a month at One Lake. Other builders did not list dues, so ask for the HOA budget.

For the county picture, read the Solano County property tax guide.

New vs resale homes in Fairfield: what you pay

Redfin's median sale price for all Fairfield homes was $599,714 in the three months to September 2026, down 5.6% in a year, with homes taking a median of 43 days to sell. The cheapest new homes start at about that level, but they are larger than most resale houses: the 2,009-square-foot Sunflower Plan 1 at $612,990 works out to about $305 a square foot, close to Redfin's resale median of $323.74.

At Freddie Mac's 7.24% rate (week of October 29, 2026), 20% down on a $612,990 home leaves a loan of $490,392 and principal and interest of about $3,342 a month. Builders often offer rate buydowns or closing-cost help instead of price cuts, so compare the total cost over the years you plan to own, not just the rate. Resale homes in 94533 sold for a median $549,838, and our Fairfield ZIP code guide compares the two ZIPs.

Inspections and warranties on new Fairfield homes

Hire your own inspector even on a brand-new home. Book a pre-drywall inspection if the builder allows it, and a final inspection before the walk-through. Ask each builder for its written warranty: what it covers in year one, what it covers for structural items, and how to file a claim. California law also sets building standards claims rules for new homes, so keep every document the builder gives you at closing. Check the lot on the FEMA flood map, since One Lake is built around a lake and some lots in Fairfield sit near creeks.

Buying a new Fairfield home with a local agent

Bring your agent, or register them, on your first visit to a sales office; builders set their own rules on agent registration, so ask about the policy before you tour. An agent can compare incentives between One Lake builders, check resale prices nearby and read the purchase contract, which is the builder's own form. Ask the builder in writing whether it pays a buyer agent and how much. See our featured Fairfield agent and the Fairfield home buying guide.

COMMON QUESTIONS

New Homes in Fairfield, CA,
answered.

How much is a new home in Fairfield, CA?+

Builder base prices checked on October 30, 2026 ran from $564,990 at KB Home's Aurora at One Lake to $1,009,000 for the largest plan at Seeno's Enclave at Cordelia. Most communities started between $583,880 and $750,000. Prices often exclude lot premiums, upgrades and solar, so ask for the full price of a specific lot.

Which builders are building in Fairfield?+

On October 30, 2026, builder websites showed KB Home, Century Communities, Lennar, Tri Pointe Homes and K. Hovnanian at One Lake, Discovery Homes at Melrose, Midway Meadows and Summerwalk, and Seeno Homes at Cadence at Gold Hill and Enclave at Cordelia. Availability changes, so check each builder's site.

What is One Lake in Fairfield?+

One Lake is a master-planned community near Vanden Road and One Lake Drive in southeast Fairfield, built around a 21-acre lake and park with a clubhouse, pool and trails. Five builders list homes there. Builders state it is in Travis Unified School District. Ask about HOA dues and any Mello-Roos charges before you buy.

Do new homes in Fairfield have Mello-Roos?+

Many new California subdivisions do, but the builder pages we checked did not list amounts for Fairfield communities. Ask each sales office for the community facilities district disclosure and the estimated total tax rate. Compare the full yearly tax bill, not just the 1% base rate, when you compare a new home with a resale.

What are HOA fees at One Lake?+

Tri Pointe Homes lists estimated HOA dues of $200 a month at Glisten and $217 a month at Swirl. Other One Lake builders did not publish dues on the pages we checked. Ask for the HOA budget, what the dues cover and whether separate fees apply for the lake and clubhouse.

Is it cheaper to buy new or resale in Fairfield?+

Resale homes usually cost less in total but are smaller. Redfin's median sale price was $599,714 citywide and $549,838 in 94533 in the three months to September 2026. New homes start near $565,000 to $650,000 but are mostly 2,000 square feet or more. Builder incentives can narrow the gap on monthly cost.
