What a local Fairfield agent helps you decide
Fairfield is the county seat of Solano County and sits on Interstate 80 roughly halfway between San Francisco and Sacramento: Visit Fairfield puts it 47.7 miles from San Francisco and 40.6 miles from Sacramento. It has two main ZIP codes with a gap of about $155,000 between them. Zillow's typical home value in September 2026 was $532,198 in 94533, the older central and eastern part of the city, and $687,848 in 94534, the western and northern side toward Cordelia and Green Valley.
A local agent's job is to help you decide three things. First, which side of the city fits your budget and commute: the I-80 and SR 12 interchange area in the west, the downtown and Texas Street core, or the newer subdivisions toward Vanden Road and Travis Air Force Base. Second, which school district serves the address, because parts of eastern Fairfield are in Travis Unified rather than Fairfield-Suisun Unified, which changes both school options and the property tax rate. Third, how to price a deal in a market that has cooled: Redfin's median sale price fell 5.6% in a year while homes still sold at 99.0% of list price on average.
Buying a home in Fairfield
Redfin counted 248 Fairfield sales in the three months to September 2026, at a median of $599,714 and a median of 43 days on market. Zillow's typical home value, which covers all homes rather than only those that sold, was $598,419 in September 2026, down 0.9% in a year and 7% below the June 2022 peak of $643,722. Here is how a purchase usually runs.
Step 1 for Fairfield buyers: set a budget at today's rate
At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), a buyer putting 20% down ($119,943) on the Redfin median of $599,714 pays about $3,270 a month in principal and interest. Fairfield's 2026-27 base tax rate in tax rate area 3000 is 1.121057% of assessed value, according to the Solano County Auditor-Controller, which adds about $560 a month on that price before any special taxes. Insurance and HOA dues come on top.
Step 2 for Fairfield buyers: pick the ZIP and home type
Redfin's median single-family sale was $553,860 in 94533 and $692,825 in 94534 over the three months to September 2026. Condos and townhouses are a small share of sales here: 94533 recorded 8 condo sales at a median of $265,992 in that period. Our Fairfield ZIP code guide and Fairfield condo guide go further.
Step 3 for Fairfield buyers: write the offer
Fairfield had 2.9 months of supply in Redfin's three-month figures, close to the line between a seller's market and a balanced one. 28.7% of homes sold above list and 28.3% went under contract within two weeks, so well-priced homes still move quickly while the rest sit. Ask your agent for recent closed sales on your street and the price cuts before each one.
Step 4 for Fairfield buyers: inspections and contingencies
Use your contingency period to check the flood map, the fire hazard zone, any Mello-Roos or assessment district on the tax bill, and an insurance quote. Older homes in 94533 deserve a sewer lateral and roof inspection. Our guide to buying a house in California covers the contract steps, and first-time buyers can start with our California first-time buyer guide.
Selling a home in Fairfield
Sellers are listing into a market where buyers have more choice than in 2022. Redfin counted 275 new listings and 268 pending sales in Fairfield in the three months to September 2026, with 236 homes for sale at the end of the period. Across the wider Vallejo metro, Zillow reports that 28.3% of listings had a price cut in September 2026.
Step 1 for Fairfield sellers: price against your own ZIP
Redfin's median price per square foot was $316.92 in 94533 and $344.84 in 94534 over the three months to September 2026. Homes in 94534 sold faster, with a median of 37 days on market against 44 in 94533. A price built from a citywide average will miss in either direction, so ask for a comparative market analysis from your own subdivision.
Step 2 for Fairfield sellers: prepare disclosures early
California sellers give buyers a Transfer Disclosure Statement and a Natural Hazard Disclosure. In Fairfield, the hazard report often matters because of flood zones near the Suisun Marsh and creeks, and fire zones on the hillside edges. Order it before listing. See our California seller disclosure guide.
Step 3 for Fairfield sellers: work out your net
Closing costs include escrow, title, the county documentary transfer tax and any commission you agree to pay. Our California closing costs guide and transfer tax guide list each one. If the home needs work, compare a pre-listing repair plan with an as-is sale using our guide to selling as-is in California.

Local property checks before you buy in Fairfield
These checks catch most of the costs that are specific to a Fairfield address.
- Tax rate area and special taxes. The general city rate is 1.121057% for 2026-27, but newer subdivisions and Travis Unified areas sit in other tax rate areas, and many carry Mello-Roos or landscape district charges. Look up the parcel's last bill on the Solano County tax collector site and read our Solano County property tax guide and Mello-Roos guide.
- Flood zones. Check the FEMA Flood Map Service Center for any parcel near a creek channel or the low ground toward the Suisun Marsh. A lender requires flood insurance in a high-risk zone.
- Fire hazard. Homes on the city's hillside and open-space edges can fall in a mapped zone. Check the CAL FIRE hazard map and read our California wildfire zones guide.
- Insurance. Get two quotes before removing contingencies. See our California homeowners insurance guide and the FAIR Plan guide if a carrier declines.
- HOA dues. One Lake builders list estimated dues of about $200 to $217 a month for Tri Pointe homes; older condo complexes vary widely. Ask for the HOA budget and reserve study.
- Schools. Confirm the school district and assigned schools with the district for the exact address. See our Fairfield schools guide.
How to choose a real estate agent in Fairfield
Check every candidate's license on the California DRE public lookup, then interview at least two. Good questions for Fairfield: How many sales have you closed in 94533 and 94534 in the past year? Which builders and HOAs at One Lake or The Villages have you worked with? How do you price a home when the citywide median is falling but local supply is low?
Since the 2024 NAR settlement rules took effect, buyers sign a written agreement with their agent before touring, and that agreement states the agent's pay. Commission is negotiable and is not set by law. Our California real estate commission guide explains how this works now.
