Hawthorne condo and townhouse prices
Hawthorne's attached-home market is small. Redfin's figures for ZIP 90250 show 3 condo sales and 11 townhouse sales in the three months to September 2026, against 46 single-family sales. The condo median was $903,982 and the townhouse median $910,001, so in this ZIP attached homes sold for about the same as houses, at $882,277. That is unusual, and with so few sales the mix of complexes that happened to sell can move the median a lot.
| ZIP 90250, three months to Sept 2026 (Redfin) | Condo/co-op | Townhouse | Single-family |
|---|---|---|---|
| Median sale price | $903,982 | $910,001 | $882,277 |
| Homes sold | 3 | 11 | 46 |
| Median days on market | 107 | 79 | 41 |
| Homes for sale at period end | 9 | 14 | 43 |
| Median price per sq ft | $622.16 | $610.79 | $722.05 |
Three condo sales is too few for a reliable median, so treat it as a rough marker. The townhouse figures say more: a median of 79 days on market and an average sale at 96.7% of list price, against 41 days for houses. Attached homes in Hawthorne take longer to sell, which gives buyers more room to negotiate. For comparison, Redfin's Los Angeles County condo median was $644,414 in September 2026, a provisional monthly figure.
The Census Bureau's American Community Survey (2020-2024) counts 1,972 single-family attached homes in Hawthorne and 16,374 units in buildings of five or more. Most of those larger buildings are rentals, so condo inventory is a small slice of the city's housing.

Is it wise to buy a condo in Hawthorne now?
It depends on the building more than the market. Zillow's typical value for the whole city rose 1.6% in the year to September 2026, and attached homes are taking longer to sell, so you are less likely to face a bidding war. The risks sit in the association: its reserves, its insurance and any inspection repairs it has not yet paid for.
Balcony and walkway inspections in Hawthorne complexes
Many Hawthorne complexes have elevated walkways, stairs and balconies. California's SB 326 requires condo associations to have those elements inspected, and SB 721 sets similar rules for apartment buildings. Ask for the latest inspection report and any repair estimate. Our California balcony inspection law guide explains the deadlines.
Monthly cost of a Hawthorne condo at today's rates
At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), a buyer putting 20% down on Indigo's $649,900 starting price would pay about $3,543 a month in principal and interest, plus $275 in dues, roughly $542 for the 1% base property tax, and an HO-6 insurance policy. On a $989,900 South Bay 360 condo, the dues alone add $826. Zillow's typical rent in Hawthorne was $2,151 in September 2026, which is the number to beat.
Financing, HOA fees and insurance for Hawthorne condos
FHA and VA approval for Hawthorne complexes
FHA loans require the complex to be FHA-approved or to qualify for a single-unit approval. Search the complex on HUD's FHA condominium lookup before you write an offer. Conventional lenders also review the association's budget, reserves, owner-occupancy and any litigation, and a failed review can sink a loan late in escrow.
What Hawthorne HOA dues cover
The sales above show dues from $330 to $826 a month. Higher dues often include water, sewer, trash, a pool, a gym and the master insurance policy. Ask for the budget, the reserve study, the last 12 months of board minutes and any special assessments. Our California HOA laws guide lists the documents a seller must provide.
Insurance for a Hawthorne condo
The association's master policy covers the structure; you insure the interior with an HO-6 policy. Ask what the master policy's deductible is and whether it includes earthquake coverage, since a large deductible can come back to owners as a special assessment. See our California homeowners insurance guide and earthquake insurance guide.
