Every ZIP code that touches Hawthorne
The Census Bureau's 2020 file that overlays ZIP Code Tabulation Areas (ZCTAs) on city limits gives Hawthorne about 6.1 square miles of land. Of that, 94.5% is in 90250. ZCTA 90304 holds 2.9% and 90303 holds 2.1%. Three more ZIPs, 90260 (Lawndale), 90045 (Westchester in Los Angeles) and 90278 (Redondo Beach), each touch less than 0.3% of the city.
The table uses Zillow's typical home value for September 2026, which estimates the middle of all homes in a ZIP, and Redfin's median sale price for the three months to September 2026, which covers only homes that actually sold. The two measures differ, so read each column on its own.
| ZIP | Main postal name | Share of Hawthorne land | Share of the ZIP inside Hawthorne | Zillow typical value (Sept 2026) | Zillow 1-year change | Redfin median sale (3 months to Sept 2026) | Homes sold |
|---|---|---|---|---|---|---|---|
| 90250 | Hawthorne | 94.5% | 85.0% | $861,531 | +1.5% | $899,236 | 63 |
| 90304 | Inglewood | 2.9% | 10.7% | $739,810 | +2.8% | $929,727 | 10 |
| 90303 | Inglewood | 2.1% | 6.5% | $777,979 | +2.7% | $849,750 | 22 |
| Hawthorne city | 100% | $863,012 | +1.6% | $882,080 | 52 |
The ZIP-level Redfin figures cover every sale in the ZIP, including the large parts of 90304 and 90303 that lie outside Hawthorne, so they describe the neighboring market as much as the city.
Hawthorne ZIP codes one by one
ZIP 90250: nearly all of Hawthorne, from 111th Street to Rosecrans
90250 is the ZIP for almost every Hawthorne home, about 5.75 of the city's 6.1 square miles. The Census geocoder places City Hall at 4455 W 126th Street, 12101 Crenshaw Boulevard, Hawthorne High School at 4859 W El Segundo Boulevard and homes on Prairie Avenue in the 11500 and 13700 blocks, on Inglewood Avenue in the 12600 block and on W 119th and 120th Streets all inside both the city and 90250. The LA County Library's Hawthorne Library (12700 Grevillea Avenue) and the Hawthorne School District office (14120 Hawthorne Boulevard) also use 90250 addresses.
Prices: Zillow's typical value was $861,531 in September 2026, up 1.5% in a year. Redfin counted 63 sales in the three months to September at a median of $899,236, down 0.8% on a year earlier. Single-family houses made up 46 of those sales at a median of $882,277 and a median of 41 days to sell; 11 townhouses sold at a median of $910,001 but took a median of 79 days. Supply was 3.9 months, with 80 homes listed. Zillow's neighborhood values inside the city run from $679,840 in Moneta Gardens to $1,284,924 in Hollyglen, so most of Hawthorne's price range sits inside this single ZIP. What to check: the city on the tax bill (see the next section), townhouse HOA dues and reserves, and permits on added units, since Redfin recorded 3 two-to-four-unit sales here at a median of $900,000.
ZIP 90304: Hawthorne's strip north of Imperial Highway
Only about 0.18 square miles of Hawthorne fall in 90304, a narrow band around Imperial Highway and W 111th Street west of Prairie Avenue. The postal name for these homes is Inglewood: the Census geocoder returns 4400 and 4600 W Imperial Highway and 4500 W 111th Street as 'Inglewood, CA 90304' yet places all three inside Hawthorne city limits. Two-thirds of the ZIP's land is in unincorporated Lennox, and the Hawthorne Boulevard frontage in the 11000 and 11100 blocks and 4700 W 111th Street geocode to Lennox, not Hawthorne.
Zillow's typical value for the whole ZIP was $739,810, up 2.8%, the lowest of the three main ZIPs. Redfin's median was $929,727 on just 10 sales, up 24.8% on a year earlier, which says more about which homes sold than about prices rising by a quarter. What to check: which city the parcel is in, because it decides who provides local services and which tax rate area applies, and whether the natural hazard and airport disclosures in the seller's reports flag an airport influence area.
ZIP 90303: a pocket by Crenshaw Boulevard south of Imperial
About 0.13 square miles of Hawthorne fall in 90303, on the northeast edge between Imperial Highway and roughly 120th Street around Crenshaw Boulevard. The rest of the ZIP, 93.5% of its land, is the city of Inglewood. Postal names again say Inglewood: the geocoder labels 11900 and 11950 S Crenshaw Boulevard 'Inglewood, CA 90303' but locates both inside Hawthorne, while 11800 S Crenshaw and Yukon Avenue in the 11800 block are in Inglewood. ZIP lines and the ZCTA map do not always agree on these blocks, so treat any address here as needing a parcel check.
Zillow's typical value for 90303 was $777,979, up 2.7%. Redfin's median was $849,750 on 22 sales; 16 single-family homes sold at a median of $809,796, and the median time to sale was a slow 93 days. Six two-to-four-unit buildings sold at a median of $1,052,500. What to check: the city and school district on the title report, and the Census median year built of 1956, which points to original sewer laterals and wiring.
Edge ZIPs 90260, 90045 and 90278
Hawthorne also brushes three other ZIPs. 90260 is mostly Lawndale, and only about 0.6% of it is in Hawthorne. 90045 is the Westchester area of Los Angeles, and 90278 is Redondo Beach; each touches about 0.1% of its land inside Hawthorne. Before you rely on the ZIP for an address in these slivers, confirm the city with the Assessor. For comparison, Zillow's typical value in September 2026 was $804,300 in 90260, $1,469,676 in 90045 and $1,378,065 in 90278; see the 90260, 90045 and 90278 data pages.
Hawthorne 90250 addresses that are not in Hawthorne
The ZIP reaches well past the city. Only 85.0% of 90250's land is inside Hawthorne. About 12.3% is unincorporated Del Aire, and smaller pieces are Alondra Park, Lawndale and Inglewood. The Census geocoder shows how this plays out: 5100 W El Segundo Boulevard reads 'Hawthorne, CA 90250' but is in Del Aire, 3500 W 147th Street reads Hawthorne but is in Alondra Park, and 4300 W Rosecrans Avenue reads Hawthorne but is in Lawndale. Unincorporated areas are governed by Los Angeles County rather than the City of Hawthorne, which changes who handles permits and policing and can change the tax rate area. The ZCTA's population of 93,826 is larger than the city's 85,191 for the same reason.
Hawthorne ZIP codes by Census income, rent and home value
The American Community Survey's 2020-2024 estimates describe residents rather than sales. They cover each whole ZIP, including the parts outside Hawthorne, and owner-reported values trail the market, so use them to compare areas, not to price a home.
| Area | Population | Median household income | Median gross rent | Census median home value | Owner-occupied | Median year built |
|---|---|---|---|---|---|---|
| 90250 | 93,826 | $78,331 | $1,783 | $874,600 | 31.9% | 1968 |
| 90304 | 25,430 | $64,125 | $1,586 | $732,300 | 27.1% | 1959 |
| 90303 | 22,727 | $72,815 | $1,749 | $793,500 | 43.1% | 1956 |
| Hawthorne city | 85,191 | $75,848 | $1,782 | $863,400 | 27.2% | 1970 |
Hawthorne is mostly a renters' city: only 27.2% of occupied homes are owner-occupied, about 8,165 of 30,030. The Census median rent of $1,782 includes long-standing leases. Zillow's observed rent, which tracks current asking rents, was $2,151 for Hawthorne in September 2026, up 2.3% in a year, so a new tenant or an investor running numbers should start from the Zillow figure.
Which Hawthorne ZIP codes cost the most and the least?
Among the three ZIPs with real Hawthorne housing, 90250 has the highest Zillow typical value at $861,531, then 90303 at $777,979 and 90304 at $739,810. Because 90304 and 90303 are mostly Lennox and Inglewood, those values describe the wider ZIP, not the small Hawthorne strips. Inside Hawthorne itself, Zillow's neighborhood figures are the better guide: Hollyglen at $1,284,924, Ramona at $890,242 and Parkside Village at $874,314 sit at the top, and North Hawthorne at $732,568 and Moneta Gardens at $679,840 at the bottom.
For the whole city, Zillow's typical value of $863,012 is about 2.6% below its December 2024 peak of $885,874, while the five-year gain is 6.3% and the ten-year gain 80.0%. Redfin's city median sale price was $882,080 in the three months to September 2026, up 4.0% on a year earlier, on 52 sales. Homes took a median of 47 days to sell, 29.4% went above list price, and supply stood at 3.8 months. Los Angeles County's Redfin median for September 2026 alone was $912,957, a monthly figure that may still be revised.
How to use Hawthorne ZIP code data
- Confirm the city, not the ZIP. With a ZIP that spills into Del Aire, Alondra Park, Lawndale, Lennox and Inglewood, a 90250 address proves little. Look the parcel up with the Los Angeles County Assessor, and check the tax rate area on the bill; our Los Angeles County property tax guide explains how rates differ.
- Expect 'Inglewood' on north-edge Hawthorne homes. Postal names follow the post office, not city limits, so a Hawthorne parcel in 90304 or 90303 may be listed as Inglewood.
- Keep Zillow and Redfin apart. Compare Zillow with Zillow and Redfin with Redfin. Ten sales in 90304 is too few for a stable median.
- Use the district lookup for schools. Hawthorne School District and Centinela Valley Union High School District, which runs Hawthorne High School, both serve the city, but ZIP lines are not attendance lines. Confirm with the district for the exact address, and see the Hawthorne schools page.
- Check crime by address. See Hawthorne crime data and address checks.
