HAWTHORNE NEW CONSTRUCTION

New Homes in Hawthorne: Communities, Prices and What to Check

The one active new-home community for sale we found in Hawthorne is Indigo by Melia Homes, 68 three-story townhomes on El Segundo Boulevard listed from $649,900 to $949,900 in late October 2026. The city is nearly built out, and only about 5% of its homes date from 2010 or later. This guide covers Indigo, the other recent and planned projects, and what to check before you buy new.

Where new homes are being built in Hawthorne

Hawthorne is almost fully built out, so new homes come from redeveloping single sites rather than from new subdivisions. The Census Bureau's American Community Survey (2020-2024) counts just 145 housing units built in 2020 or later and 1,521 built from 2010 to 2019, out of 31,334 in the city. Together that is about 5% of the housing stock.

The state still expects more. The city's 2021-2029 Housing Element draft records a Regional Housing Needs Allocation of 1,734 units for the period and plans for growth along transit and commercial corridors, including higher densities in the Downtown Hawthorne Specific Plan area. For a buyer, that means new for-sale homes appear one project at a time, usually as townhomes on a former commercial lot. The one active for-sale community we found is Indigo by Melia Homes.

Indigo by Melia Homes: for-sale townhomes on El Segundo Boulevard

Indigo is a community of 68 three-story townhomes on the 3.15-acre former Hawthorne Nursery site, which closed in 2025 after nearly a century in business, according to Urbanize LA. Melia Homes, based in Irvine, lists the sales office at 4520 W. El Segundo Boulevard, open daily from 10 a.m. to 5 p.m. Homes have one to four bedrooms and 926 to 1,946 square feet, and Summa Architecture designed them. Urbanize reported in February 2026 that the first units were coming online, and Melia's availability page showed a June 2026 move-in date for one home and another still under construction.

Individual homes on Azure Way, Sky Place and Cyan Court were listed from $649,900 to $949,900, and Melia advertised rates as low as 4.99% on some homes. MLS listings for Indigo show HOA dues of $275 a month, and Melia lists attached one- and two-car garages. Ask whether the advertised rate depends on using Melia's preferred lender and what it costs to buy down.

Water Tower Park: a planned pocket park near Indigo

The city plans a pocket park called Water Tower Park at 4623 Michu Lane, just north of El Segundo Boulevard, on a former public works maintenance site, Urbanize LA reported in December 2025. Plans list a playground, picnic area, multi-sport court, fitness stations and restrooms, with no on-site parking. It is a plan, not a finished park, so check its status with the city.

Cordary Avenue Apartments: affordable rentals by Abode Communities

The City of Hawthorne is partnering with nonprofit Abode Communities on about 93 affordable apartments on city-owned land at 14115 Cordary Avenue, south of Jim Thorpe Park. PublicCEO reported in August 2026 that the city is putting in $7 million alongside $10 million from the Los Angeles County Development Authority and a $6 million South Bay Regional Housing Trust loan, with construction expected to start November 1, 2027. These are income-restricted rentals, not homes for sale.

Millennium South Bay: 230 apartments on Crenshaw Boulevard

The Dinerstein Companies' Millennium South Bay, on Crenshaw Boulevard between Jack Northrop Avenue and El Segundo Boulevard and across from SpaceX's headquarters, was nearing completion in June 2021 with 230 studio, one- and two-bedroom apartments. Urbanize LA reported opening rents of $2,550 to $3,645. It is a rental, but it shows the scale of recent building near the aerospace employers.

3670 W. Imperial Highway: mixed-use apartments

A 48-unit mixed-use building with about 14,000 square feet of shops on Imperial Highway was all but complete in March 2021. The same owner had already built a six-story, 72-unit building on the southern half of the site, according to Urbanize LA. Both are rentals.

Imperial Highway and Inglewood Avenue: rental townhomes

Merit Real Estate completed 13 two-story rental townhomes with two-car garages and a retail building at the southeast corner of Imperial Highway and Inglewood Avenue in 2019, Urbanize LA reported. Floor plans ran from 1,600 to 2,000 square feet.

If you want a newer home but not a brand-new one, look at the gated complexes built in the late 2000s, covered in our Hawthorne condos guide.

Building your own: ADUs on Hawthorne lots

For many Hawthorne owners, new construction means adding a unit. The city's Housing Element says Hawthorne allows accessory dwelling units (ADUs) and junior ADUs by right in all residential zones, as state law requires, and the draft counted on 229 new ADUs during the 2021-2029 period. If you are buying a house with a plan to add an ADU, ask the Planning and Community Development Department about setbacks, utility connections and fees for that specific lot before you close. Our California ADU rules guide covers the state rules.

HOA dues and Mello-Roos on new Hawthorne homes

Indigo's $275 monthly HOA dues, as shown in MLS listings, are low next to Hawthorne's older gated complexes, where recent resale dues ran up to $826. Dues at a new association can rise once the builder hands over control, so read the budget and reserve plan in the public report. Ask the sales office whether the community sits in a Community Facilities District (Mello-Roos) or any special assessment district, and get the estimated total tax rate in writing. Our California Mello-Roos guide and Los Angeles County property tax guide explain how those charges show up on the bill.

New vs resale in Hawthorne: what it costs

Indigo's Plan 3, at $899,900 for 1,620 square feet, lists at about $555 a square foot. Redfin's median sale price per square foot for townhouses in ZIP 90250 was $610.79 in the three months to September 2026, and the median townhouse sold for $910,001. So the new homes are listed close to resale prices for the same type, with newer systems and a builder warranty.

The monthly cost at Freddie Mac's 30-year average of 7.24% (week of October 29, 2026) is about $4,906 in principal and interest on Plan 3 with 20% down, plus $275 in dues and about $750 a month for the 1% base property tax. A builder rate buydown can cut that a lot, so compare the full cost of each loan offer, not just the rate.

Inspections and warranties on Hawthorne new builds

Independent inspections on an Indigo townhome

Hire your own inspector even on a new townhome. Some Indigo homes were still under construction when we checked, so ask Melia whether you can bring an inspector before the drywall goes up, as well as for a final inspection before the walk-through. Three-story townhomes have more stairs, decks and roof edges to check than a single-story house.

Builder warranty and repair requests

Get the builder's written warranty, note what it covers and for how long, and keep every repair request in writing. Ask the HOA who handles common-area defects once the builder leaves the board. Our how to buy a house in California guide covers contingencies and timelines.

Buying a new Hawthorne home with a local agent

Bring your agent, or register them, on your first visit to a sales office; many builders only pay a buyer's agent who was registered at the start. An agent can compare the builder's price with resale sales nearby and review the purchase contract, which is the builder's own form. See our Hawthorne best agent page for our featured local agent, and our Hawthorne homes for sale guide for prices across the city.

Do new homes in Hawthorne have Mello-Roos?+
