LONG BEACH GATED COMMUNITIES

Gated communities in Long Beach at a glance

Long Beach is an older, gridded city, so gated living is rare and concentrated in the southeast, around Cal State Long Beach, Alamitos Bay and El Dorado Park, plus a small pocket by Virginia Country Club. The table lists the communities we could confirm as gated from community pages and listings on local brokerage sites, checked October 30, 2026. Asking prices are the range of homes listed that day, not sale prices.

For scale, Redfin's median sale price for all Long Beach homes was $909,567 over the three months to September 2026, so the gated single-family enclaves sit well above the city norm, while the gated condo complexes sit well below it.

Long Beach gated communities, one by one

Bixby Hill, east Long Beach

Bixby Hill is the best-known guard-gated neighborhood in the city, across the street from Cal State Long Beach. Most homes were built from 1966 to 1973, some on lots of 10,000 square feet or more, on streets such as Bixby Hill, Vera Crest and Pepper Tree Lane. The association's dues cover the 24-hour gate. Zillow's typical value for the Bixby Hill neighborhood was $1,454,607 in September 2026, up 8.5% on a year. Four-bedroom homes were asking $1.995 million to $2.29 million on October 30, 2026.

Bixby Hill Gardens, inside the Bixby Hill gate

Bixby Hill Gardens is a 1973 complex of Spanish-style two- and three-bedroom townhomes on Palo Verde Avenue that shares Bixby Hill's guarded entrance. The units listed on October 30, 2026 were about 1,800 square feet each and asking $759,900 to $799,000. Amenities listed for the complex include a pool, spa, clubhouse, gym, sauna, and tennis and pickleball courts. With Bixby Hill Manor, it is one of two condo complexes inside the Bixby Hill gate.

Bixby Riviera, by Cal State Long Beach

Bixby Riviera is a guard-gated condominium complex built in 1981, north of 7th Street beside the CSULB campus and across from University Park Estates. Its community page lists a pool, spa, tennis and pickleball court, saunas, gym and clubhouse, with an entry fountain. Units listed on October 30, 2026 ranged from a two-bedroom of 1,509 square feet at $719,900 to a three-bedroom of 1,930 square feet at $1.05 million. Access to the 405 and 22 freeways is close.

Bay Harbour, near Long Beach Marina

Bay Harbour is one of the few gated communities on the water in Long Beach: about 200 homes from the 1980s near the marina and Los Alamitos Bay, most of them two-story, with only around ten single-story plans. Dues cover the 24-hour guard patrol and gate, two pools with spas, three tennis courts and greenbelts. Some boat docks can be bought separately. Homes on Majorca Circle, Napoli Court and Costa Del Rey were asking $1.65 million to $2 million on October 30, 2026.

Del Lago, Alamitos Heights

Del Lago is a gated enclave of Mediterranean-style homes in Alamitos Heights, with three to five bedrooms and about 2,700 square feet on average. Some homes look over Sims Pond, a small wildlife reserve that residents can walk to inside the association. Dues cover the guard gate and ground maintenance. One home on Avenida Estoril was listed at $1.465 million on October 30, 2026. Belmont Shore, 2nd and PCH and Colorado Lagoon are a short drive away.

Crown Pointe, Virginia Country Club area

Crown Pointe is a small gated planned unit development from 1979, off Country Club Drive in the Virginia Country Club neighborhood of north-central Long Beach. It has no community pool or clubhouse, which keeps dues low; the dues cover the gated entrance. Two homes of about 2,500 square feet on Marion Way and Edith Way, one with a pool, were asking $1.23 million and $1.265 million on October 30, 2026. Los Cerritos Park is nearby.

El Dorado Lakes, east Long Beach

El Dorado Lakes, at 7890 East Spring Street near the 605 freeway, is the cheapest gated entry we found in the city. Built in 1973 on more than 13 acres around man-made ponds and streams, it has one- to three-bedroom units of 632 to 1,200 square feet. It has two pools and spas, two tennis courts, a fitness room and a clubhouse, and dues cover water, trash and sewer. One-bedrooms were asking $379,900 to $429,750 on October 30, 2026. El Dorado Park and the San Gabriel River bike path are close.

Village on the Green and Bixby Village

Bixby Village is a 1979 condo and townhome area along the nine-hole Bixby Village golf course, near the 405 and 605 freeways. Within it, Village on the Green on Bixby Village Drive is described in its listing as a gated community with a pool, spa, fitness center and clubhouse, with water and trash in the dues. A two-bedroom of 940 square feet was asking $645,000 on October 30, 2026. Not every Bixby Village complex is gated, so check the specific association.

Country Club Villas and Island Village

Two smaller gated complexes round out the list. Country Club Villas, built in 1974 near Virginia Country Club, is a townhome condo community with a pool, spa, tennis court and recreation room, and dues that include water and trash; two units were asking $549,000 and $699,000. Island Village is a gated community of homes; one of about 1,669 square feet on Island Village Drive was asking $1.1 million on October 30, 2026. Spinnaker Cove, a 1982 townhome complex on the Long Beach Marina with some boat slips, also appears on a local list of gated communities; confirm the gate with the association.

Guard-gated vs gated in Long Beach

Guard-gated: Bixby Hill, Bixby Riviera and Bay Harbour

A staffed gate checks every visitor, takes deliveries and logs contractors. In Long Beach the 24-hour guard communities are Bixby Hill (with Bixby Hill Gardens inside it), Bixby Riviera and Bay Harbour, and Del Lago's dues are described as covering a guard gate. Staffing is the single largest line in these budgets, so expect higher dues than in a code-only community.

Gate-only: Crown Pointe, El Dorado Lakes and the condo complexes

Crown Pointe, El Dorado Lakes, Country Club Villas and Village on the Green are described as gated, with controlled access but no 24-hour guard. A code gate controls cars, not people on foot, and is mainly about traffic and privacy. It costs less to run, which is one reason Crown Pointe's dues are described as low.

Private but not gated: Spinnaker Bay

Some Long Beach communities feel gated without a gate. Spinnaker Bay, 241 two-story homes built in 1989 on Alamitos Bay south of Lyons Drive, has a single road in, with dues reported at $270 a month plus $160 for a boat slip, but it has no gate. Naples and the Peninsula are similar: surrounded by water, with limited through traffic, and open streets.

HOA dues, taxes and insurance in Long Beach gated communities

Association dues in Long Beach gated communities

Few community pages publish exact dues, so ask the listing agent for the current budget and the reserve study. Compare dues after subtracting what they cover: El Dorado Lakes, Country Club Villas and Village on the Green include water and trash, while single-family associations such as Bixby Hill and Crown Pointe mostly cover the gate and common areas. Waterfront communities may charge separately for boat slips, as Spinnaker Cove's two-dues structure shows. Our California HOA laws guide explains the documents a seller must give you.

Property tax and special assessments in Long Beach

Long Beach's gated communities were built from the 1960s to the 1980s, before most Mello-Roos districts, so a special tax is less common than in newer inland suburbs; check the county tax bill for any direct assessments anyway. The 2026-27 rate for Long Beach tax rate area 4998 is 1.259025%, so a $1.5 million purchase there would carry about $18,885 a year in ad valorem tax. See our Los Angeles County property tax guide and Mello-Roos guide.

Insurance and flood checks for bay-front gated homes

Bay Harbour, Spinnaker Cove and other communities by Alamitos Bay should be checked on the FEMA flood map, and lenders may require flood cover in a mapped zone. Every Long Beach buyer should also price earthquake cover, since the city sits on the Newport-Inglewood fault. Read our homeowners insurance guide before you budget.

Downsides of gated living in Long Beach

Downside: few homes come up for sale

With only a handful of gated enclaves in a city of more than 450,000 people, supply is thin. Bixby Hill had four homes for sale on October 30, 2026 and Del Lago one. If you want a specific community, expect to wait and be ready to move quickly.

Downside: rules on what you can change

CC&Rs can limit exterior colors, additions, rentals, parking and even what you keep in the driveway. Read the architectural rules before you plan a remodel or an ADU, and see our California ADU rules guide for how state law treats associations.

Downside: higher fixed costs for a feature you may not need

A guard gate adds cost every month whether you value it or not. Long Beach crime figures are reported by the city police department and the California DOJ by city, not by gated enclave, so a gate is not proof of lower risk; our Long Beach crime data guide shows how to check an address.

COMMON QUESTIONS

Gated Communities in Long Beach, CA,
answered.

Are there gated communities in Long Beach?+

Yes, but only a few. The main ones are Bixby Hill, Bixby Hill Gardens and Bixby Riviera by Cal State Long Beach, Bay Harbour near the marina, Del Lago in Alamitos Heights, Crown Pointe near Virginia Country Club, and the El Dorado Lakes condo complex. Several smaller condo complexes, such as Country Club Villas and Village on the Green, are also gated.

Is Bixby Hill a gated community?+

Yes. Bixby Hill is a 24-hour guard-gated neighborhood across from Cal State Long Beach, with homes mostly built from 1966 to 1973 on large lots. The association's dues cover the gated entrance. The Bixby Hill Gardens townhomes share the same guarded entry and asked $759,900 to $799,000 on October 30, 2026.

What is the cheapest gated community in Long Beach?+

El Dorado Lakes, a 1973 condo complex on East Spring Street, had one-bedroom units asking $379,900 to $429,750 on October 30, 2026. It has gated, controlled access rather than a 24-hour guard. Dues there include water, trash and sewer. Confirm the current dues and any special assessments with the association before you offer.

Is Spinnaker Bay in Long Beach gated?+

No. Spinnaker Bay is a planned community of 241 homes built in 1989 on Alamitos Bay, with one road in, but no gate. Its dues were reported at $270 a month, plus $160 for a boat slip. The nearby Spinnaker Cove townhomes are a separate association listed locally as gated.

Are there gated communities on the water in Long Beach?+

Bay Harbour, near Long Beach Marina and Los Alamitos Bay, is the main one: about 200 guard-gated homes from the 1980s, a few of them directly on the water, with boat docks sometimes sold separately. Del Lago has homes overlooking Sims Pond. Check the FEMA flood map for any bay-front home before you buy.

What are the downsides of a gated community in Long Beach?+

The main ones are cost, rules and supply. Guard gates add a fixed monthly cost, CC&Rs limit changes to the home and rentals, and so few gated homes exist that you may wait months for a listing. A gate also does not change the crime data for the area, which is published by city, not by enclave.
