How to use Long Beach ZIP data
A ZIP is a mail route, not a neighborhood, so a single ZIP in Long Beach can hold oceanfront condos and 1920s bungalows. Use the figures to shortlist, then compare recent sales of the same home type on the same streets. Our ZIP data pages show monthly sale prices, days on market and Census figures for each ZIP; Los Angeles County's figures are on our county data page. For the citywide trend see the Long Beach housing market report, for area profiles the Long Beach neighborhoods guide, and for condo buildings the Long Beach condos guide.
Three cautions. First, the ZIP on an address does not tell you the city: 90755 is Signal Hill, and 90810 is shared with Carson, so check the county assessor's parcel record. Second, a ZIP does not decide a school; Long Beach Unified School District serves most of the city, but confirm any address with the district's school finder (see our Long Beach schools guide). Third, insurance and flood checks go by parcel, not ZIP: look up the FEMA flood map and CAL FIRE hazard zone for the exact address.
