LONG BEACH HOUSING MARKET

Long Beach Home Prices and Housing Market Report

Long Beach home prices are holding near their record: the typical home value was $852,391 in September 2026, up 2.4% on a year, and the median sale price was $909,567 over the three months to September. The market is balanced overall, with 3.7 months of supply, but it splits in two: east-side houses are scarce and selling fast, while downtown condos sit longer and are losing value. Here is the trend, ZIP by ZIP, and what it means for buyers and sellers.

What the Long Beach price trend shows

Long Beach values are flat to slightly up, close to their record. Zillow's typical home value was $852,391 in September 2026, up 2.4% on a year and 16.4% over five years. The peak was $857,524 in December 2024, so values are within 1% of the high after nearly two years of sideways movement. Over ten years the gain is 84.3%.

Sales tell a firmer story at the median. Redfin's median sale price in Long Beach was $909,567 over the three months to September 2026, up 9.3% on a year, on 653 sales. The median price per square foot, $641, was up only 0.2%, which suggests that a larger share of bigger or better-placed homes sold this year rather than that every home gained 9%. Use the per-foot figure when you price a specific house.

Long Beach rents are rising at the same pace as values

Zillow's typical asking rent reached $2,412 a month in September 2026, a record for the series and up 2.4% on a year. Over ten years rent has risen 57.7%, slower than values. With rent and value growth now level, the cost gap between renting and owning is not closing.

Sale speed, price cuts and inventory in Long Beach

How fast Long Beach homes sell

The median Long Beach home went under contract in 47 days over the three months to September 2026, and sold for 99.6% of its final list price. About 34% sold above list, and 31% went off the market within two weeks. Well-priced homes still move quickly; the rest sit and are reduced.

Price cuts in the Los Angeles metro

Zillow reports price cuts at the metro level, not by city. In the Los Angeles-Long Beach-Anaheim metro, 24.4% of listings had a price cut in September 2026, and the typical home sold at almost exactly list price in August 2026. That is a balanced market: sellers are not getting bidding wars by default, but buyers are not getting deep discounts either.

Long Beach inventory and supply

Redfin counted 783 homes for sale in Long Beach at the end of the period, down 1.5% on a year, against 848 new listings, up 3.9%. That is 3.7 months of supply. Supply is uneven. Downtown 90802 had 6.3 months, driven by condos, while east-side 90808 had 1.4 months, a seller's market for single-family homes. For Los Angeles County as a whole, Redfin's figure for the month of September 2026 was 4.5 months, and that county monthly figure may still be revised.

Long Beach home prices by ZIP code

The pattern is clear on Zillow's measure: every single-family-heavy ZIP rose, while the two condo-heavy ZIPs, downtown 90802 and central 90813, fell. Our Long Beach ZIP code guide explains the areas in each ZIP, and the Long Beach neighborhoods guide goes street by street.

Condos, houses, luxury and new homes in Long Beach

Long Beach condos vs single-family homes

The split between houses and condos widened this year. In 90803, Redfin's median single-family sale was $1,862,030, up 16.4%, while the median condo sale was $654,481, down 12.2%. In 90815 houses sold at a median of $1,142,712 and condos at $494,985. Condo supply is higher and sales slower, so buyers have more room to negotiate there; see our Long Beach condo guide.

Long Beach duplexes and small multifamily

Long Beach has a large stock of two- to four-unit buildings, and they are a market of their own. Redfin's median sale for these was $1,080,000 in 90805 and $1,020,000 in 90804, with median times on market of 63 and 104 days. Buyers who plan to live in one unit can use owner-occupant financing, but California's rent cap law (AB 1482) and local tenant rules may apply, so check with the City of Long Beach before you buy an occupied building.

The upper end: Naples and the Peninsula

The highest Zillow neighborhood values in the city are on the water: the Peninsula at $2,284,521 and Naples at $2,020,015 in September 2026, up 10.5% and 8.5% on a year. Both outpaced the city, so the top of the market is firmer than the condo end.

New construction in Long Beach

Long Beach is largely built out, so new homes come mostly as infill: downtown apartment and condo buildings, small-lot townhomes and ADUs. Our Long Beach new construction guide lists the projects we can verify.

Is now a good time to buy a home in Long Beach?

It depends on what you are buying. If you want a condo, conditions favor you: higher supply, slower sales and falling medians in most ZIPs. If you want a single-family house on the east side, you are competing for scarce listings; 90808 had 1.4 months of supply. The cost of borrowing matters more than timing the price: at 7.24% (Freddie Mac, week of October 29, 2026), the citywide median of $909,567 with 20% down costs about $4,959 a month in principal and interest, plus about $954 in property tax. Plan to stay five years or more so buying and selling costs have time to pay back. Our how to buy a house in California guide walks through the steps.

Is now a good time to sell a home in Long Beach?

For a well-kept single-family house in east Long Beach, yes: low supply and 39% of 90808 homes selling above list mean pricing at market brings quick offers. For a condo, expect a longer sale: median times on market of 62 to 82 days in the main condo ZIPs, and price at or slightly below recent sales in your building. Look at your own ZIP in the table above rather than the city figure. Selling costs include Los Angeles County's transfer tax and commission, which since 2024 is negotiated and set out in writing; see our how to sell a house in California guide and real estate commission guide.

Long Beach housing market outlook

We do not publish our own forecast. The best-known outlook is the California Association of Realtors' 2027 forecast, released October 7, 2026, which expects the statewide median single-family price to rise 1.4% in 2027 to $894,400 and sales to rise 3.7%. It assumes a 30-year rate of 6.6%, below the 7.24% Freddie Mac average of late October 2026; if rates stay higher, expect fewer sales. For Long Beach, the local signals point the same way as the state: steady house prices, soft condo prices and supply that has stopped growing. COMMON QUESTIONS

Long Beach Home Prices and Housing Market Report,
answered.

Are home prices dropping in Long Beach?+

Not overall. Zillow's typical value was $852,391 in September 2026, up 2.4% on a year and within 1% of its December 2024 peak. Condo prices are the exception: Redfin's three-month median condo sale fell in most ZIPs, including 12.2% in 90803 and 13.4% in 90804. Downtown 90802's Zillow value fell 3.7%.

By ZIP, medians ranged from about $534,000 downtown to $1.36 million in Belmont Shore.

Is Long Beach a buyer's or seller's market?+

It is close to balanced overall, with 3.7 months of supply and homes selling at 99.6% of list over the three months to September 2026. It splits by type: east-side houses in 90808 had 1.4 months of supply, a seller's market, while downtown 90802, mostly condos, had 6.3 months, which favors buyers.

What is the Long Beach housing market forecast?+

No one publishes a reliable city-level forecast. The California Association of Realtors expects the statewide median single-family price to rise 1.4% in 2027, assuming a 6.6% mortgage rate. Long Beach's recent trend is in line with that: house values up a few percent a year and condo prices soft. Higher rates than forecast would slow sales.
