What a local Whittier agent helps you decide
The first decision in Whittier is not price. It is whether the address is inside the city at all. The City of Whittier has about 86,165 residents in the Census Bureau's 2020-2024 survey, but the six Whittier ZIP codes, 90601 to 90606, hold about 188,000 people, because they also cover unincorporated county areas such as South Whittier, West Whittier-Los Nietos and East Whittier. A Whittier mailing address can therefore mean a different police agency, different planning rules and a different school district from the house across the street.
A good local agent helps you sort out four things before you write an offer:
- City or county. Inside the city, permits and zoning go through the City of Whittier planning division at 13230 Penn Street. In the unincorporated areas they go through Los Angeles County Regional Planning, which handles its own housing filings, such as the 46 townhouse-style condominiums proposed at Rainier Avenue and Painter Avenue in 2026.
- Which school district. Whittier is split among several elementary districts (Whittier City, East Whittier City, South Whittier, Los Nietos and Lowell Joint), with Whittier Union High School District for grades 9 to 12. See our Whittier schools guide.
- Hills or flats. Homes in the hills above Uptown and in the east-side hills sit closer to the Puente Hills open space, which raises fire-zone and insurance questions to settle early.
- Price band. Redfin's median sale price for the city was $926,559 in the three months to September 2026, but ZIP medians ran from $824,758 in 90605 and 90606 to $909,733 in 90601.
Buying a home in Whittier
Whittier homes sold in a median of 42 days in the three months to September 2026, and 47.5% of them went for more than the asking price, according to Redfin. That is a market where well-priced homes still draw more than one offer, but buyers have time to inspect. Work through these steps in order.
Step 1 for Whittier buyers: price the payment, not just the house
At Zillow's typical Whittier value of $815,136 in September 2026, a buyer putting 20% down borrows about $652,109. At Freddie Mac's 30-year average of 7.24% for the week of October 29, 2026, principal and interest come to about $4,444 a month. Add property tax: one Whittier tax rate area carried a total rate of 1.163110% for 2026-27 (see our Los Angeles County property tax guide), which on $815,136 is about $9,481 a year, or $790 a month, before insurance and any HOA dues.
Step 2 for Whittier buyers: choose the ZIP and the setting
Zillow's typical values by ZIP were close together in September 2026, from $766,743 in 90606 to $879,609 in 90603. The bigger differences are lot, age and setting: 1920s and 1930s houses near Uptown and Whittier College, postwar tracts across 90604 and 90605, and newer hillside and planned homes on the east side. Our Whittier neighborhoods guide compares them, and the ZIP code guide covers each ZIP.
Step 3 for Whittier buyers: check the house's age and history
The Census Bureau puts the median year built of Whittier's housing at 1956. Older homes mean original sewer laterals, older electrical panels and raised foundations. Ask for a sewer camera inspection and, for homes on the hillsides, a look at drainage and retaining walls. Whittier also has local historic districts around Uptown. If the house is in one, ask the city's planning division what exterior changes need a Certificate of Appropriateness before you plan a remodel.
Step 4 for Whittier buyers: decide between resale and new
New townhomes are being sold near Uptown, including Melia Homes' Elara on Philadelphia Street, with plans listed from $719,900 to $1,144,900 when checked in October 2026, and The Olson Company's Uptown Walk on Painter Avenue. Our new homes in Whittier guide lists what is selling and what is in the planning pipeline, and the Whittier condos guide covers attached homes.
Selling a home in Whittier
Sellers in Whittier had a steady market through September 2026. Redfin counted 103 sales in the city in the three months to September, 3.2% fewer than a year earlier, with 112 homes for sale and about 3.3 months of supply. The average sale went for 101.4% of the list price.
Step 1 for Whittier sellers: price against nearby sales, not the city median
The city median mixes hillside homes, Uptown bungalows and newer townhomes. Ask for comparable sales from the same ZIP and the same type of home within the last three to six months. In 90606, for example, Redfin's median was $824,758, while in 90602 single-family homes sold for a median of $1,087,726 on just 15 sales, so small samples can swing a lot.
Step 2 for Whittier sellers: get disclosures and permits in order
Older Whittier homes often have additions, garage conversions or newer ADUs. Pull the permit history before listing so buyers do not find gaps during escrow. California's disclosure forms are explained in our seller disclosure guide, and the natural hazard report will flag fault zones and fire zones, both of which matter in Whittier.
Step 3 for Whittier sellers: work out your net
Your net is the price minus the loan payoff, commission, escrow and title, and transfer tax. Los Angeles County charges a documentary transfer tax on every sale, and some cities add their own, so ask your escrow officer for the exact figure for your address. Our California transfer tax guide and closing costs guide show the math.
Whittier areas at a glance
Zillow's neighborhood values for the Whittier area ranged from $766,090 in West Whittier-Los Nietos to $970,703 in Rose Hills in September 2026. Here is how the main parts of Whittier differ.
Uptown Whittier and the historic districts (ZIPs 90601 and 90602)
Uptown is the city's historic core along Greenleaf Avenue and Philadelphia Street. The city's Housing Element describes it as tree-lined streets, outdoor dining and ground-floor shops, and its specific plan allows up to 1,035 homes in the area. Several of the city's new townhome projects are here.
Whittier College area and the northern hills
North of Uptown, streets climb toward the Puente Hills, whose preserve trailheads include Hellman Park and Turnbull Canyon. Homes near the college and in the hills tend to have larger lots and views, and need the hillside checks below: drainage, fire zone and insurance.
East Whittier, Friendly Hills and Whittwood
Addresses at the east end of Whittier Boulevard fall in ZIP 90603, which had the highest Zillow typical value of the six Whittier ZIPs in September 2026, at $879,609, and a 2024 Census median household income of $136,705. The Whittwood Town Center area is the subject of a 2022 plan amendment proposing up to 1,200 new homes.
The Whittier Boulevard corridor and The Groves (ZIP 90606 and 90602)
The former Fred C. Nelles youth facility at 11850 Whittier Boulevard is now the Lincoln Specific Plan area, approved for 750 homes and shops. Nearby blocks along Whittier Boulevard have older tracts and smaller multifamily buildings.
Unincorporated areas with Whittier addresses (ZIPs 90604, 90605 and 90606)
South Whittier, West Whittier-Los Nietos and East Whittier are Census-designated places outside city limits. Redfin's median in South Whittier was $814,612 in the three months to September 2026. Confirm the jurisdiction before you buy.
Local property checks before you buy in Whittier
- Earthquake faults. The Whittier Fault runs about 40 km along the Puente Hills, and the 1987 Whittier Narrows earthquake, magnitude 5.9, caused eight deaths and $358 million in damage, according to the Southern California Earthquake Data Center. Check the address on the state's EQ Zapp map, ask about foundation bolting on older homes, and read our earthquake insurance guide.
- Fire zones. Homes near the Puente Hills open space can fall in a mapped fire hazard severity zone. Look up the address on Cal OES MyHazards and see our California wildfire zones guide.
- Insurance. Get at least two quotes before removing contingencies. If standard carriers decline, see the California FAIR Plan guide and the homeowners insurance guide.
- HOA dues. New townhomes carry HOA dues. Ask for the budget, reserve study and any balcony inspection report; our HOA laws guide explains what to request.
- Flood. Check every address on FEMA's flood map, especially homes near the San Gabriel River on the west side and near creek channels. A lender will require flood insurance in a mapped high-risk zone.
- Property tax. Prop 13 sets the base at 1% of the purchase price, plus voter-approved bonds. The California property tax guide covers how it works.
How to choose a real estate agent in Whittier
California Housing Prices does not feature an agent for Whittier right now. Many licensed agents work here, and the right one depends on the home you want. An agent who sells East Whittier tracts every month may not know Uptown historic district rules, and one who sells new townhomes may not price hillside homes well. Ask any agent you interview:
- How many homes have you sold in this ZIP code in the last 12 months, and at what prices?
- Do you know whether this address is in the city or in unincorporated county, and which school district serves it?
- Have you handled a sale in a Whittier historic district, or a hillside home with fire-zone insurance issues?
- Which comparable sales support the price you suggest?
- What exactly does your fee cover, and how will you market the home or present my offer?
Since August 2024, buyers sign a written agreement with their agent before touring, and that agreement sets the buyer agent's pay. Commission is negotiable and not set by law. Our real estate commission guide explains the rules. Check any agent's license on the Department of Real Estate public lookup before you sign.
