SAN DIEGO SUBURBS

The Best Suburbs of San Diego, Ranked

National City and Lemon Grove are the best suburbs of San Diego on our measure of buyer demand: homes there went under contract in a median 14 and 17 days in the three months to September 2026, the fastest of 16 cities. Santee, Poway and El Cajon complete the top five. We ranked all 16 San Diego County cities with at least 10,000 residents on the median days on market, and list prices and sales for each.

How we ranked the San Diego suburbs

We started with every incorporated city in San Diego County except the city of San Diego itself, and kept the 16 with at least 10,000 residents in the Census Bureau's Vintage 2024 city estimates. Each city is ranked on one measure:

  • Buyer demand. Redfin's median days on market for the three months to September 2026: how long the typical home took to go under contract. Homes that sell fast are a sign that buyers want to live there.

Ties go to the city with more sales in the three months, because its median rests on more homes. Sale speed is one signal, not a verdict, so weigh it with price, commute and the home itself. We left out schools, because the California School Dashboard rates schools rather than cities and district lines rarely match city limits. We also left out price, so readers can weigh it themselves: the table shows Redfin's median sale price for the same three months. Crime is not scored in this ranking; for official figures on any city, see the California Department of Justice's OpenJustice data.

For reference, homes in the city of San Diego sold in a median 28 days over the same three months, at a Redfin median sale price of $979,034 (+3.4%) on 2,526 sales. The county's monthly market figures are on the San Diego County market data page.

National City and Lemon Grove lead the list, but both rest on small samples, 26 and 40 sales. Among cities with more than 100 sales, Santee, El Cajon and La Mesa sold fastest. Oceanside and San Marcos tie at 33 days; Oceanside places first on its larger number of sales. If you only care about price, National City, Lemon Grove and El Cajon have the lowest medians.

The 16 suburbs, one by one

1. National City: 14 days on market, $732,151

Homes in National City went under contract faster than anywhere else on the list, in a median 14 days, and 54% sold above list price. Redfin's median sale price for the three months to September 2026 was $732,151, +0.3% on a year earlier and the lowest in the ranking. Redfin counted only 26 sales in those three months, so the speed figure rests on a small sample and can shift from one quarter to the next.

Incorporated in 1887, National City is the second-oldest city in San Diego County. It sits on San Diego Bay between the city of San Diego and Chula Vista, and about a fifth of its area is water. National School District runs its public elementary schools. If price is your first filter, compare it with Lemon Grove and El Cajon, which had similar medians.

2. Lemon Grove: 17 days on market, $733,651

Lemon Grove is the smallest city in the ranking, at 27,867 residents on 3.9 square miles. Homes there sold in a median 17 days, second only to National City, at a Redfin median of $733,651 (-2.2%), among the lowest prices here. Its 1.9 months of supply was among the tightest on the list.

Lemon Grove incorporated in 1977. State Routes 94 and 125 meet at its edge, and the Orange Line of the San Diego Trolley stops at Lemon Grove Depot and Massachusetts Avenue. Lemon Grove School District runs the elementary schools, and Grossmont Union High School District runs the high schools. With only 40 sales in three months, the price figure can move a lot from one quarter to the next.

3. Santee: 19 days on market, $769,633

Santee was the fastest-selling of the cities with more than 100 sales: homes went under contract in a median 19 days, 50% sold above list price, and Redfin's median sale price was $769,633 (-3.7%) on 146 sales. Its 1.8 months of supply was the lowest of the 16 cities.

Santee is in East County and incorporated in 1980. The San Diego River runs through the middle of the city as a greenbelt with trails and more than 1,100 acres of habitat, and Santee Lakes Recreation Preserve offers fishing and camping on seven recycled-water lakes. State Route 52 crosses the city, and Santee is the northeastern end of the trolley's Copper Line, which meets the Green and Orange lines in El Cajon. Elementary and middle schools belong to Santee School District; West Hills and Santana high schools are part of Grossmont Union High School District.

4. Poway: 24 days on market, $1,225,416

Poway homes sold in a median 24 days in the three months to September 2026, at a Redfin median sale price of $1,225,416, -2.9% on a year earlier, on 96 sales. It is the most expensive city in the top five, at $628 per square foot.

The city calls itself "The City in the Country", and it covers 39.2 square miles between Escondido and the city of San Diego, next to Rancho Bernardo, Scripps Ranch and Rancho Peñasquitos, with Ramona to the east. Lake Poway, the Blue Sky Ecological Reserve and Old Poway Park, home of the Poway-Midland Railroad, are city landmarks. Public schools are run by Poway Unified School District, which also serves parts of the city of San Diego, so check the district's address lookup rather than assuming. MTS buses 944 and 945 link Poway to the Sabre Springs and Rancho Bernardo transit centers.

5. El Cajon: 25 days on market, $749,643

El Cajon, 17 miles east of downtown, sold homes in a median 25 days at a Redfin median of $749,643 (+3.4%), one of the lower price points in the county, with 155 sales in three months.

The city is named for the box-shaped valley around it and borders Santee, La Mesa and Spring Valley. It includes Fletcher Hills, Bostonia and Rancho San Diego. Parkway Plaza is the regional mall, and the city-owned Magnolia hosts concerts downtown. Cajon Valley Union School District runs the elementary and middle schools, with Grossmont Union High School District for high school.

6. La Mesa: 26 days on market, $841,599

La Mesa, nine miles east of downtown San Diego, had a Redfin median sale price of $841,599 (+2.0%) for the three months to September 2026. Homes sold in a median 26 days, and 39% sold over asking.

La Mesa has four trolley stations: Orange Line trolley stops at Spring Street, La Mesa Boulevard, Grossmont Transit Center and Amaya Drive, and the Green Line serves the last two. Interstate 8 and State Routes 94 and 125 cross the city. La Mesa-Spring Valley School District runs most elementary and middle schools, and Grossmont Union High School District runs Helix High School. Its motto is "the Jewel of the Hills".

7. Chula Vista: 27 days on market, $849,096

Chula Vista is by far the largest suburb, with 278,546 residents, and one of the two busiest markets on the list: 412 sales in three months at a Redfin median of $849,096 (+2.9%). Homes sold in a median 27 days and 45% went above list price.

The city lies in the South Bay, roughly halfway between downtown San Diego and downtown Tijuana, stretching from San Diego Bay to the foothills around Lower Otay Reservoir. Most of the city is in the Chula Vista Elementary School District, the largest K-6 district in California, and Sweetwater Union High School District runs the high schools. Planned neighborhoods such as Eastlake, Rancho del Rey and Otay Ranch were built well after the older western streets, so HOA dues and special taxes can differ sharply between two homes at the same price.

8. Encinitas: 29 days on market, $2,059,019

Encinitas is the most expensive city in the top half of this ranking, with a Redfin median sale price of $2,059,019 (+5.6%) and $1,065 per square foot. Homes took a median 29 days to sell, on 144 sales.

The city sits about 25 miles north of downtown San Diego between Batiquitos and San Elijo lagoons. It takes in several distinct communities: Old Encinitas along Coast Highway 101 with the Swamis surf break and La Paloma Theatre, Leucadia, Cardiff-by-the-Sea, New Encinitas and semi-rural Olivenhain. The Coaster stops at Encinitas station. Coastal bluffs here are prone to collapse, so a bluff-top home needs a geologist's report. See our Encinitas guide.

9. Vista: 31 days on market, $874,584

Vista, about 7 miles inland from the ocean, had a Redfin median sale price of $874,584 (-1.1%), with homes selling in a median 31 days on 148 sales.

Vista incorporated in 1963. Vista Unified School District serves the city and parts of Oceanside, and the SPRINTER makes three stops in Vista, including the Vista Transit Center. The city owns two theaters, the open-air Moonlight Amphitheatre in Brengle Terrace Park and the Avo Playhouse. Hills and canyons with chaparral cover parts of the city, so check the fire hazard zone of any listing.

10. Solana Beach: 32 days on market, $1,999,048

Solana Beach prices are among the highest in the county: a Redfin median of $1,999,048, up 9.5%, at $1,149 per square foot, on 50 sales, with a median 32 days on market.

The city is small, with fewer than 13,000 residents. The Cedros Design District has more than 85 galleries, shops and cafes, plus a Sunday farmers market and the Belly Up music venue. Solana Beach station serves both the Coaster and Amtrak's Pacific Surfliner, and Interstate 5 runs through town. Solana Beach School District and San Dieguito Union High School District serve the city. As in Encinitas, bluff erosion is a real issue for oceanfront condos.

11. Oceanside: 33 days on market, $869,586

Oceanside is the third-largest city in the county by the Census Bureau's 2024 estimates. It was the busiest suburb market in Redfin's figures, 464 sales in three months at a median of $869,586 (+1.1%), and a median 33 days on market. It places ahead of San Marcos, which had the same median, because its figure rests on more sales.

Oceanside has a small craft harbor and a 1,942-foot pier, one of the longest wooden piers on the West Coast. The Oceanside Transit Center is a major rail interchange for the Coaster, the SPRINTER and Amtrak. Read our Oceanside guide and Oceanside housing market report.

12. San Marcos: 33 days on market, $957,044

Redfin's median sale price in San Marcos was $957,044, up 6.3% on a year earlier, with a median 33 days on market and 181 sales in three months.

The city is home to California State University San Marcos and Palomar College, and the SPRINTER rail line stops at both, plus San Marcos Civic Center and Nordahl Road. Its planned areas include San Elijo Hills, Discovery Hills, Rancho Santalina and Old Creek Ranch, with the unincorporated Lake San Marcos community inside the city's sphere. Newer planned neighborhoods in North County often carry Mello-Roos special taxes; check the tax bill before you buy (see our Mello-Roos guide).

13. Carlsbad: 35 days on market, $1,548,263

Carlsbad's Redfin median sale price was $1,548,263 (+1.8%) on 334 sales, with a median 35 days on market and 1.9 months of supply.

Carlsbad is 35 miles north of downtown San Diego. Legoland California, The Flower Fields and two state beaches draw visitors, and the city is a center for golf equipment makers, life science and technology firms. The Coaster stops at Carlsbad Village and Poinsettia. Four school districts serve parts of the city, including Carlsbad Unified and San Dieguito Union High. Read our Carlsbad guide.

14. Escondido: 37 days on market, $799,619

Escondido, the largest inland city in North County, had a Redfin median sale price of $799,619, -3.1% over the year, and homes took a median 37 days to sell, slower than most of the county.

The SPRINTER rail line runs from Escondido to Oceanside, and Interstate 15 passes through the city. Grape Day Park holds the civic center and the California Center for the Arts, and the San Pasqual Valley keeps vineyards and citrus and avocado orchards. Lower prices than the coast and a longer sale time mean more room to negotiate. Check the CAL FIRE map: hillside areas on the city's edges are in mapped fire hazard zones.

15. Imperial Beach: 50 days on market, $861,340

Homes in Imperial Beach were slow to sell: a median 50 days, the second-longest on the list, at a Redfin median of $861,340 (-0.4%), with 6.1 months of supply, the most of the 16 cities.

Imperial Beach is the southernmost city in California, 14 miles south of downtown San Diego and about 5 miles from downtown Tijuana. The pier and surf breaks are its focus. Its beaches have faced repeated closures from cross-border sewage flows in the Tijuana River, which is the main question buyers ask about here. Check the county's beach water quality reports before you decide.

16. Coronado: 54 days on market, $2,625,750

Coronado placed last because homes sold slowest, a median 54 days. It is also the most expensive city in the ranking: Redfin's median sale price was $2,625,750, up 16.7%, at $1,464 per square foot, on 70 sales.

Coronado is reached by the San Diego-Coronado Bridge, opened in 1969, or by State Route 75 along the Silver Strand. Naval Air Station North Island and the Hotel del Coronado are here. With 4.6 months of supply, buyers here had more homes to choose from than in most of the county, so ask how long comparable homes took to sell before you make an offer.

Suburbs we could not rank

These places are left out of the ranking because of its rules (incorporated cities of 10,000 or more), not because they lack appeal.

Del Mar: too small to rank

Del Mar had only 3,902 residents in 2024, below our 10,000 cut-off. Redfin counted just 14 sales in three months at a median of $3,508,329, a figure that swings with a few sales. The racetrack and fairgrounds draw large crowds in season.

Rancho Santa Fe: unincorporated community

Rancho Santa Fe is an unincorporated, mostly residential community bordering Solana Beach and Encinitas. Its Covenant is a registered California Historical Landmark as a historic planned community. Redfin counted 22 sales in three months, at a median of $5,277,487 and 81 days on market.

Fallbrook: unincorporated community

Fallbrook is an unincorporated town just east of Camp Pendleton that calls itself the Avocado Capital of the World and holds an annual Avocado Festival. Redfin recorded 64 sales at a median of $954,545 (+17.5%), with a median 43 days on market.

Ramona: unincorporated community

Ramona is a rural inland community known for Thoroughbred horse breeding and for avocado and citrus orchards. It had 34 Redfin sales in three months, a median of $823,608 (+0.1%), and a median 20 days on market.

Alpine: unincorporated community

Alpine is largely surrounded by the Cleveland National Forest, with horse ranches and small farms still common. Its Redfin median was $1,097,977 (+20.7%) on 43 sales, with a median 39 days on market. Check the CAL FIRE hazard map for any listing here.

Bonita: unincorporated community

Bonita borders National City and Chula Vista in the Lower Sweetwater Valley, where many residents keep horses and use the equestrian trails of Sweetwater Regional Park. Redfin counted 20 sales at a median of $1,081,985 (-0.5%) and 29 days on market.

Valley Center: unincorporated community

Valley Center is a rural census-designated place of about 10,000 people spread over 27.4 square miles. It had 35 Redfin sales in three months, a median of $964,041 (+10.9%), and the slowest sales of these communities at 59 days.

Because these communities are not incorporated cities, they fall outside the ranking. Their ZIP-level prices are on the San Diego County market data page.

Suburban neighborhoods inside the city of San Diego

Many buyers who search for "suburbs" mean the newer, quieter parts of the city of San Diego. Redfin reports them inside the city's figures, a median 28 days on market for the three months to September 2026. We cover several of them separately:

See the San Diego city guide for the full list.

How to choose a San Diego suburb

A ranking narrows the field. These checks decide whether a specific home works for you.

Map the commute to your job, not to downtown

Employment is spread out: Sorrento Valley and UTC, Kearny Mesa, Carlsbad's business parks, the bases at Miramar, North Island and Camp Pendleton. Drive the route at rush hour. North County cities have the Coaster and SPRINTER; East County has the trolley.

Check fire, flood and bluff risk

Inland suburbs such as Poway, Ramona, Alpine and parts of Escondido back onto chaparral. Look up the address on the CAL FIRE map with our California wildfire zones guide, and get an insurance quote early; our homeowners insurance guide explains the market. On the coast, bluff erosion affects Encinitas and Solana Beach.

Ask about Mello-Roos and HOA fees

Master-planned areas built since the 1990s often carry special taxes on top of the base 1% property tax. Our San Diego County property tax guide shows how to read a tax bill.

Look up schools by address

Use the California School Dashboard and the district's own boundary lookup for the exact address. Several districts cross city lines, so the city name alone does not tell you which school serves a home.

COMMON QUESTIONS

The Best Suburbs of San Diego, Ranked,
answered.

What is the best suburb of San Diego?+

On our measure, National City ranks first: homes there went under contract in a median 14 days in the three months to September 2026, the fastest of 16 cities, though on only 26 sales. Lemon Grove (17 days) and Santee (19 days) follow, then Poway and El Cajon. The right suburb depends on your budget, commute and the home itself.

What is the most expensive suburb of San Diego?+

Coronado had the highest Redfin median sale price of the 16 cities we ranked, $2,625,750 for July to September 2026, up 16.7% on a year earlier. Encinitas at $2,059,019 and Solana Beach at $1,999,048 came next. Coronado also had the slowest sales on the list, a median 54 days on market.

What is the cheapest suburb of San Diego?+

Among the 16 cities we ranked, National City had the lowest Redfin median sale price for July to September 2026, $732,151, followed by Lemon Grove at $733,651 and El Cajon at $749,643. A median includes condos, so detached houses usually cost more than these figures.

Which San Diego suburbs are near the beach?+

The coastal cities are Oceanside, Carlsbad, Encinitas, Solana Beach and Del Mar in North County, and Coronado and Imperial Beach in the South Bay. Chula Vista and National City face San Diego Bay. All the coastal cities except Imperial Beach and Oceanside had Redfin medians above $1.5 million in the three months to September 2026.

Which San Diego suburbs have the best schools?+

We do not rank schools by city, because district lines cross city limits and the state rates individual schools. Use the California School Dashboard to compare schools, then confirm the school for a specific address with the district's boundary lookup. Poway Unified, for example, serves Poway and several neighborhoods inside the city of San Diego.

Is North County or East County cheaper?+

East County is generally cheaper. In Redfin's figures for July to September 2026, El Cajon's median sale price was $749,643, Santee's $769,633 and La Mesa's $841,599. In North County, Escondido was $799,619 and Vista $874,584, while coastal Carlsbad and Encinitas were far higher.
