What a Carlsbad agent helps you decide
Carlsbad is two markets that share a city name. The coastal Village and beach areas have mostly older homes, smaller lots and attached housing. Inland master-planned areas such as La Costa, Aviara, Bressi Ranch, Rancho Carrillo and Calavera Hills have newer homes and larger lots, and usually come with HOA dues and often Mello-Roos special taxes. The Census Bureau's 2024 five-year survey puts the median year a Carlsbad home was built at 1989.
The price split by home type is wider than the split by area. In Redfin's rolling three months to September 2026, single-family homes in ZIP 92011 sold for a median $2,091,972 while condos in the same ZIP sold for $865,224. A good local agent spends most of the first meeting on that choice: what you give up and gain by moving between a detached house, a townhouse and a condo, and between the coast and the inland ridges.
| Carlsbad ZIP | Redfin median sale price | Homes sold | Median days on market | Months of supply |
|---|---|---|---|---|
| 92008 | $1,737,989 | 87 | 41 | 2.3 |
| 92009 | $1,463,070 | 141 | 30 | 2.1 |
| 92010 | $1,068,186 | 48 | 36 | 1.5 |
| 92011 | $1,779,477 | 60 | 32 | 1.3 |
Figures are Redfin's rolling three months to September 30, 2026, all residential sales. 92009 is the busiest ZIP by volume, so its median moves least from one quarter to the next.
Buying a home in Carlsbad
Carlsbad buyers: plan for a jumbo loan
The Federal Housing Finance Agency's 2026 one-unit conforming limit for San Diego County is $1,104,000. With 20% down, any purchase above about $1,380,000 needs a jumbo loan, and that covers most detached houses in every Carlsbad ZIP. At Freddie Mac's 30-year average of 7.24% for the week of October 29, 2026, a $1,251,370 loan (80% of Zillow's typical Carlsbad home value) costs about $8,528 a month in principal and interest before tax, insurance and HOA dues. Get a written pre-approval from a lender that closes jumbo loans in San Diego County before you tour.
Carlsbad buyers: match the home to its school district and tax rate area
Carlsbad addresses fall into four public school districts: Carlsbad Unified, Encinitas Union and San Dieguito Union High in the south, and San Marcos Unified in the southeast. Those districts also set part of your property tax. The county's 2025-26 rate book shows Carlsbad tax rate areas from 1.06834% to 1.14247%, and the most common rate, 1.07830%, appears in 55 of the 144 areas. Read the tax rate area on the current bill, then check the school on our Carlsbad schools page and the district's own address lookup.
Carlsbad buyers: write offers for a market near list price
Redfin's three-month figures to September 2026 show Carlsbad homes selling at 99.0% of list price on average, with 27.1% going above list and a median of 35 days on market. That is a market where well-priced homes still draw more than one offer, and stale listings leave room to negotiate. Ask your agent for the list-to-sale history of the last five comparable sales on the street, not the city average.
Carlsbad buyers: read the HOA and special-tax papers early
Most inland Carlsbad tracts and nearly every condo carry HOA dues, and newer subdivisions can carry a Mello-Roos special tax that appears as a separate line on the property tax bill. Ask for the HOA budget, reserve study and minutes before you remove contingencies, and check the special-tax lines on the seller's last bill. Our Mello-Roos guide explains how the tax works and when it ends.
Selling a home in Carlsbad
Carlsbad sellers: price against your ZIP and home type
A citywide median mixes $700,000 condos with $2 million houses, so it is useless for pricing. Redfin's single-family medians for the three months to September 2026 run from $1,562,106 in 92010 to $2,091,972 in 92011. Start from sales of the same type within your tract or a few streets away, adjusted for view, lot and condition.
Carlsbad sellers: choose the listing month with the data
Supply is thin. Redfin counted 209 Carlsbad homes for sale in its latest three-month window, down 22.2% from a year earlier, and 1.9 months of supply. Low inventory helps sellers in any month, but buyers with school-year deadlines tend to shop in spring, so ask your agent how many competing listings sit in your price band right now.
Carlsbad sellers: estimate your net before you sign
San Diego County charges documentary transfer tax at $0.55 per $500 of value, so a $1,564,213 sale carries about $1,721 in county transfer tax. Add escrow and title fees, any repair credits and the commission you negotiate. Our California closing costs guide lists the usual seller charges and our seller disclosure guide covers the forms you must deliver.
Carlsbad areas at a glance
Values below are Zillow's typical home value by neighborhood for September 2026. Our Carlsbad neighborhoods guide compares every area in more detail.
Carlsbad Village, Barrio and the beach blocks
The Village had a typical value of $1,683,827 and Barrio, just south, $1,366,018. This is the walkable core around State Street and the Carlsbad Village COASTER station at 2775 State Street, with older cottages, newer infill townhomes and small condo buildings. Ask the city's planning counter about permit rules before you budget for a remodel or an added unit; see our California ADU rules guide.
Olde Carlsbad and the lagoon areas
Olde Carlsbad, east of the Village, had a typical value of $1,680,636, up 8.3% in a year. Nearby Hedionda Point was $1,421,936 and Kelly Ranch $1,817,827, a spread of about $400,000 between neighbors that shows why the citywide figure is a poor guide to any one street.
Aviara and Poinsettia in southwest Carlsbad
Aviara had a typical value of $1,980,831, among the highest in the city. Poinsettia, closer to the coast and the Poinsettia COASTER station on Avenida Encinas, was $1,373,957. Both sit mostly in ZIP 92011, the tightest market in the city at 1.3 months of supply.
La Costa in southeast Carlsbad
La Costa covers several Zillow neighborhoods with very different prices: La Costa Ridge at $2,251,737, La Costa Greens at $2,092,128, La Costa Oaks at $2,080,725 and the older Rancho La Costa at $1,378,432. Parts of La Costa fall in Encinitas Union and San Dieguito Union High schools, and parts in San Marcos Unified, so check the district for each address.
Bressi Ranch, Robertson Ranch and Calavera Hills
These are inland master-planned areas. Robertson Ranch had a typical value of $1,829,367 and Bressi Ranch $1,796,621, while Calavera Hills was $1,136,985, one of the lowest neighborhood values in Carlsbad. Ask for HOA dues and any special-tax lines on every listing here.
Local property checks before you buy in Carlsbad
Run these checks on any Carlsbad address before your contingencies expire.
- Flood zone. Low-lying homes near the lagoons and the beach can sit in a mapped flood zone. Enter the address in FEMA's Flood Map Service Center and ask a lender whether flood insurance is required.
- Wildfire zone and insurance. Homes next to canyons and open space can carry a CAL FIRE hazard rating that affects insurance and disclosures. Get a quote before you remove the contingency. See our California wildfire zones guide and homeowners insurance guide.
- HOA health. Read the reserve study and the last year of board minutes, and ask about special assessments. Our California HOA laws guide lists what the association must give you.
- Property tax. Your bill resets to the purchase price. At the common 1.07830% rate, Zillow's typical Carlsbad value of $1,564,213, less the $7,000 homeowners' exemption, means about $16,791 a year before special taxes and fixed charges. The San Diego County property tax guide walks through the bill.
- Airport noise. McClellan-Palomar Airport, run by the County of San Diego, sits in central Carlsbad and has scheduled flights to Denver, San Francisco and Phoenix. Drive the area at different times if you are looking near it, and read the noise section of the county's airport page.
How to choose a real estate agent in Carlsbad
No official body ranks Carlsbad agents, so compare at least three. Ask each one for their closed sales in your ZIP and home type over the last 12 months, the list-to-sale ratio on those sales, and who actually handles showings and paperwork. Ask how they would price your home or which comparable sales they would use to set your offer, and check each license on the California Department of Real Estate's public lookup.
Commission is negotiable and not set by law. Since August 17, 2024, buyers working with a REALTOR sign a written agreement before touring, and the agent's pay must be stated as a clear figure, such as a flat fee or a percentage, not a range. On a $1.5 million Carlsbad sale, each half point is $7,500, so put it in writing. Our California real estate commission guide covers the rules. Are Carlsbad home prices going up or down?
It depends on the measure. Redfin's median sale price for Carlsbad was $1,548,263 in the three months to September 2026, up 1.8% on a year earlier, with homes sold up 21.5%.
Zillow's typical home value for Carlsbad was $1,564,213 in September 2026, 18.6% lower than a year earlier and below its November 2025 peak of $1,950,283. Zillow's ZIP figures show where that fall comes from: 92008 dropped 28.3% to $1,730,376, while 92009, 92010 and 92011 rose 2.4%, 3.2% and 2.9%. A swing that large in one ZIP is unusual, so treat the citywide one-year change with caution and look at sales in your own tract. Over ten years Zillow's Carlsbad value is still up 75.5%.
