What the Oceanside price trend shows
Oceanside prices have been flat to slightly up for almost two years. Zillow's typical home value peaked at $874,233 in January 2025, slipped to $851,191 by September 2025, and has climbed back to $865,182 in September 2026. That is a 1.6% gain in a year but still about 1.0% below the peak. Over five years the typical value is up 25.2%, and over ten years 90.6%, from $454,013 in September 2016.
Redfin's figures, which measure actual sales rather than all homes, tell the same story. The median sale price for the three months to September 2026 was $869,586, up 1.1% on a year earlier, and the median price per square foot was $532.58, up 1.5%. For San Diego County as a whole, Redfin's September 2026 median was $912,957, up 1.4%. See the full county series on our San Diego County market data page.
Oceanside rents are rising faster than values
Zillow's typical Oceanside rent was $2,910 in September 2026, up 1.9% in a year and at its highest level on record. Rising rents with flat prices narrow the gap between renting and owning a little, but at a 7.24% mortgage rate (Freddie Mac, week of October 29, 2026) owning the median home still costs far more each month than renting.

Oceanside home prices by ZIP code
The four Oceanside ZIPs are moving in different directions. Redfin figures are the three months to September 2026; Zillow figures are September 2026.

Our Oceanside ZIP code guide describes each ZIP.

Is now a good time to buy a home in Oceanside?
The data point to a market with some room to negotiate, but not a buyer's market. Prices are about 1% below their 2025 peak, homes sell at 99.4% of list on average, and almost three in ten metro listings have cut their price. Against that, supply is only 2.4 months, and the mortgage rate of 7.24% makes the monthly cost high. The case for buying now is strongest if you plan to stay five years or more and can afford the payment at today's rate without counting on refinancing. Condos in 92057 and 92058, which are selling more slowly, give buyers the most leverage. Run the numbers on our Oceanside cost of living guide first.
Before you offer, ask for three things: the list-to-sale history of the last five comparable sales, how long the home has been on the market, and whether the seller has cut the price. A home that has sat for more than the ZIP's median days on market is where a lower offer is most likely to be heard. Keep your inspection and loan contingencies unless you fully understand what you give up by waiving them.
Is now a good time to sell a home in Oceanside?
For sellers of well-priced single-family homes, yes: houses in 92054, 92056 and 92058 sold in a median of 19 to 24 days, and 30.6% of all Oceanside homes sold above list. Condo sellers face a slower market and should expect longer marketing times and more negotiation. Price against recent sales in your own ZIP, not the citywide median, and check our Oceanside home value guide. The main cost of waiting is that the market is flat: prices are not rising fast enough to reward holding out for a higher number.
Oceanside housing market outlook
We do not make our own forecasts. Zillow's Home Value Forecast for the San Diego metro, based on September 2026, expects values to change by -0.4% by December 2026 and +0.9% by September 2027. That points to another year of roughly flat prices across the region. Mortgage rates are the main swing factor; watch Freddie Mac's weekly survey, and see our California housing market guide for the statewide view.
