What a local Garden Grove agent helps you decide
Garden Grove looks uniform on a map, but prices split along ZIP lines. Zillow's typical home value in September 2026 ran from $940,849 in 92844 to $1,111,495 in 92845, the West Garden Grove ZIP. Redfin's figures for the three months to September show the same spread: a median sale price of $722,288 in 92844 against $1,124,670 in 92841. A buyer with a $950,000 budget can be shopping for a detached house in one ZIP and a townhome in another.
Most of the city's houses are older. The Census Bureau's 2020-2024 survey puts the median year built at 1965, and the city's own history page says new homes sold for about $7,000 each during the late-1950s boom. That makes permits, additions, sewer lines and electrical panels a bigger part of the decision than in a newer suburb. A local agent who has sold many of these tracts can tell you which original floor plans were enlarged with permits and which were not, what a fair price is for the street, and how fast homes there are moving.
An agent also helps with the paperwork that is specific to this city: the tax rate area on the bill, whether the lot sits in a mapped flood zone, and, for sellers in the north-central part of the city, the disclosures and records connected to the May 2026 GKN Aerospace evacuation.
Buying a home in Garden Grove
Redfin counted 173 Garden Grove sales in the three months to September 2026, at a median of $1,009,519, up 0.95% on a year earlier. Homes took a median 32 days to go under contract, sold for 100.86% of list price on average, and 48.8% went for more than the asking price. Supply was 2.4 months, so sellers still had the edge.
Step 1: Set a Garden Grove budget
At Zillow's citywide typical value of $1,001,908, a 20% down payment is about $200,400. The remaining $801,526 loan at Freddie Mac's 30-year average of 7.24% (week of October 29, 2026) costs about $5,462 a month in principal and interest. Add property tax: the county's 2026-27 rate in the main city tax rate area (18-001) is 1.18101%, about $11,833 a year on that price, or $986 a month. Insurance and any HOA dues come on top. Our first-time buyer guide covers state down payment help.
Step 2: Pick ZIPs by home type, not just price
Detached houses dominate. Census data shows 54% of the city's 50,960 homes are single-family detached, 9% are attached single-family (townhome style) and 34% are in buildings with two or more units. In 92844, Redfin's three-month median for detached houses was $979,753, while townhouses sold at $715,001 and condos at $691,730. Our Garden Grove ZIP code guide breaks this down further.
Step 3: Check the school district for the address
Most of the city is in Garden Grove Unified, but the county tax rate book shows some tax rate areas inside the city that pay Anaheim Union High and Anaheim Elementary bonds instead. The state school directory also lists Garden Grove addresses for Lampson Elementary (Orange Unified) and two Westminster School District schools. Use the district's address lookup, and see our Garden Grove schools guide. Never rely on a listing's school line.
Step 4: Inspect a 1950s or 1960s house with that age in mind
Ask for a sewer lateral camera inspection, an electrical panel check, a roof report and a permit search at City Hall (11222 Acacia Parkway). Compare the square footage on the listing with the county record; an unpermitted garage conversion or room addition affects value, insurance and any future ADU plans.
Selling a home in Garden Grove
Sellers had a firm market in the three months to September 2026: 213 new listings, 161 pending sales and about 46% of homes off the market within two weeks, according to Redfin. Zillow's typical value of $1,001,908 was the highest it has recorded for the city, 106% above September 2016.
Pricing a Garden Grove home
With the average sale at 100.86% of list, a well-priced home tends to sell near or slightly above its asking price. Overpricing shows quickly when most of the city's homes are similar tracts with plenty of comparable sales. Ask for comparables from your own tract and ZIP over the last 90 days, adjusted for permitted square footage.
Trust, probate and inherited homes
Many Garden Grove sellers are heirs or trustees: the Census survey shows 53% of homes are owner-occupied and the housing stock is mostly 55 to 70 years old. Trust and probate sales add steps such as court confirmation or a certification of trust. Our probate real estate guide explains them.
Preparing an older house for sale
Buyers here expect an inspection to find age-related items. Getting your own pre-listing inspection, fixing safety items and having permits ready for past work can prevent repair credits later. California's required forms are covered in our seller disclosure guide, and closing costs, including the county documentary transfer tax, in our closing costs guide.

Local property checks before you buy in Garden Grove
- Flood zone. Parts of the city are mapped in FEMA Special Flood Hazard Areas (Zone A). The city's planning division links a searchable flood zone map, and its ADU Go program cannot be used on lots in Zone A. If a lender requires flood insurance, get a quote before you remove contingencies.
- Tax rate area. The county's 2026-27 rate book shows 1.18101% for most Garden Grove areas, including a 0.08% city paramedic tax override, and 1.21216% in area 18-003, which pays Anaheim school bonds. Check the area number on the current bill. For exemptions and appeals see our Orange County property tax guide.
- GKN Aerospace evacuation. A court-approved safety plan and a claims program of up to $100 million followed in October 2026. Ask the seller what they know, and read the city's incident page.

How to choose a real estate agent in Garden Grove
Look for an agent with recent closed sales in your ZIP and tract, not just in Orange County. Questions worth asking:
- How many Garden Grove homes have you sold in the last 12 months, and in which ZIPs?
- What did comparable homes on my street sell for, and how did you adjust for permitted square footage?
- Have you handled trust, probate or estate sales here?
- How do you check permits and unpermitted additions before an offer or listing?
- What is your fee, what does it cover, and is it negotiable?
Since August 2024, buyers using an agent sign a written buyer agreement before touring homes. It states what the agent is paid and who pays. Commissions are negotiable; our California commission guide explains the options. Check any agent's license on the California DRE public lookup. If you want a starting point, read about our featured local agent, and interview at least one other.
