What a local Laguna Beach agent helps you decide

Laguna Beach is small: 8.8 square miles of land, seven miles of coast with 27 beaches and coves, and hills that climb to 1,007 feet at Temple Hill in the Top of the World neighborhood (U.S. Census Bureau figures as reported by Wikipedia). Only three roads lead in or out: Coast Highway north to Newport Beach, Coast Highway south to Dana Point, and State Route 133 through Laguna Canyon. That geography, plus the greenbelt and state marine reserves around the city, is why so few homes come up for sale.

Redfin counted 89 sales citywide in the three months to September 2026, with 158 homes on the market and 5.4 months of supply. Homes took a median of 71 days to sell and closed at 96.1% of list price on average; only 7.9% sold above list. That is a slower, more negotiated market than most of Orange County. Redfin's countywide median for September 2026 was $1,207,298 with a median of 47 days on market, a single month that may still be revised.

So the decisions a local agent helps with here are specific. Is the asking price backed by recent sales on the same bluff or canyon, or by an aspiration? Does the house have an ocean view that is protected, or one that a neighbor's remodel could block? Is the lot inside a gated association such as Three Arch Bay or Irvine Cove, or in unincorporated Emerald Bay, which follows county rather than city rules? And for sellers, how long should you expect to wait, given that the median listing sat for more than two months?

Buying a home in Laguna Beach

Redfin's median sale price in Laguna Beach was $3,285,935 for the three months to September 2026, at a median of $1,600 per square foot. Single-family homes in ZIP 92651 sold for a median of $3,699,067 and condos for $1,394,959 over the same period. Zillow's typical home value, which covers all homes rather than only those that sold, was $3,043,251, up 6.8% in a year and 99.2% in ten years. The steps below are the ones that differ most from buying elsewhere.

Step 1 for Laguna Beach buyers: plan for a jumbo loan or cash

At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), 20% down on the Redfin median is $657,187, leaving a loan of $2,628,748 and a principal and interest payment of about $17,915 a month. The 1% base property tax adds about $2,738 a month before any voter-approved bonds. Almost every financed purchase here is a jumbo loan, so get a full underwritten pre-approval, not a prequalification letter, and ask the lender about reserve requirements.

Step 2 for Laguna Beach buyers: compare sales on the same street type

A citywide median mixes oceanfront estates with canyon cottages. Ask for comparable sales from the same setting: bluff-top, beach-close village lot, hillside view home or canyon. Our Laguna Beach housing market report and Laguna Beach ZIP code guide track the trend.

Step 3 for Laguna Beach buyers: check permits and coastal rules before you plan a remodel

Much of the city sits in the coastal zone, and additions, decks and view-affecting work can need design review and coastal permits. Before you pay for a home on the strength of a future remodel, ask the city's Community Development Department what has been approved on the parcel and what the zoning allows.

Step 4 for Laguna Beach buyers: negotiate with the data on your side

With an average sale at 96.1% of list and a median of 71 days on market (Redfin, three months to September 2026), many homes sell below asking. A listing that has sat past the median is a fair candidate for a lower offer or a seller credit.

Selling a home in Laguna Beach

Sellers are working with more listings than buyers can absorb quickly. Redfin counted 119 new listings and 90 pending sales in the three months to September 2026, and only 23.4% of homes went under contract within two weeks. Inventory was 15.3% lower than a year earlier, which helped prices, but patience still matters.

Step 1 for Laguna Beach sellers: price from the micro-market

Ask for a comparative market analysis drawn from your own setting and view, not the city median. Across the wider Los Angeles-Long Beach-Anaheim metro, Zillow reports that 24.4% of listings had a price cut in September 2026; in a city where the typical home took 71 days to sell, an early price that is too high usually ends in a cut anyway.

Step 2 for Laguna Beach sellers: order the hazard reports early

California sellers give buyers a Transfer Disclosure Statement and a Natural Hazard Disclosure. In Laguna Beach the hazard report often shows a fire hazard severity zone and, on some slopes, landslide or seismic hazard mapping. Order it before you list. Our California seller disclosure guide lists every form.

Step 3 for Laguna Beach sellers: work out your net

Orange County's documentary transfer tax is $1.10 per $1,000 of the price, about $3,615 on a $3,285,935 sale. Escrow, title, any commission you agree to pay and repairs come on top. See our California transfer tax guide and California closing costs guide.

Laguna Beach areas at a glance

Zillow does not publish neighborhood values inside Laguna Beach, and the whole city shares ZIP 92651, so the notes below describe each area's setting and the asking prices we saw on public listings on October 30, 2026. Our Laguna Beach neighborhoods guide goes further.

North Laguna and Irvine Cove

North of downtown, Cliff Drive runs along the bluffs above a string of small coves. Irvine Cove, the city's northernmost stretch of coast, is a gated enclave separated from the rest of the shoreline by unincorporated Emerald Bay. Asking prices on Cliff Drive ran from about $8 million to $11.5 million on the date we checked.

Downtown, the Village and Main Beach

The Village around Main Beach, Forest Avenue and Park Avenue is the walkable center, with older cottages, small multi-unit buildings and most of the city's shops and galleries. It is also where the summer art festivals bring crowds, which matters for parking and traffic.

Top of the World, Arch Beach Heights and the hillsides

Up the hill from Park Avenue, Top of the World includes Temple Hill, the city's highest point, along with Top of the World Elementary. Arch Beach Heights and the surrounding slopes offer canyon and ocean views. These neighborhoods sit next to open space, so check the fire hazard zone and insurance cost early.

Bluebird Canyon and Laguna Canyon

Bluebird Canyon runs inland from Diamond Street, where the first Arch Beach homestead was subdivided in 1876. Laguna Canyon follows State Route 133 inland toward the 405 and the 73, with homes, studios and commercial parcels along the road. Canyon lots can sit in flood or fire hazard mapping, so read the hazard report closely.

South Laguna, Three Arch Bay and Emerald Bay

South Laguna stretches toward Dana Point along Coast Highway and includes the gated Three Arch Bay, the Blue Lagoon condos near Victoria Beach and the Laguna Royale condo complex at 31423 Coast Highway. Emerald Bay, at the north end, is unincorporated and gated, with asking prices of $18.5 million to $36.5 million on the date we checked. Our Laguna Beach gated communities page and Laguna Beach condos page cover these in detail.

Local property checks before you buy in Laguna Beach

Four checks catch most of the costs that are specific to a Laguna Beach address.

  • Fire hazard zone. In October 1993 a wildfire destroyed or damaged 441 homes in and around the city. Look up the parcel on CAL FIRE's Fire Hazard Severity Zone map, because a high or very high zone brings defensible-space rules and affects insurance. Our California wildfire zones guide explains each tier.
  • Insurance before you remove contingencies. Get at least two quotes, and ask whether the home would need the state California FAIR Plan plus a wraparound policy. See our California homeowners insurance guide.
  • Slopes, bluffs and the coast. Ask for a geotechnical report on any hillside or bluff lot, and check the FEMA flood map for homes near the sand or in the canyons. Cal OES's MyHazards tool shows mapped hazards by address.
  • HOA dues and taxes. Gated associations and condo complexes charge dues and may restrict rentals. Ask for the HOA budget and the last tax bill, which lists voter-approved bonds. Prop 13 sets the base rate at 1% of the purchase price; our Orange County property tax guide has the local details.

How to choose a real estate agent in Laguna Beach

Look for an agent who sells in Laguna Beach itself, not only in neighboring cities, because view, access and zoning questions here are local. Confirm the license on the California Department of Real Estate (DRE) public lookup, then ask:

  • How many Laguna Beach sales did you close last year, and in which areas: North Laguna, the Village, the hillsides or South Laguna?
  • For a home like this one, what were the last three sales, and how far below list did they close?
  • How do you market a home that may take two or three months to sell?
  • Have you handled sales inside gated associations or with coastal permit questions?
  • What is your fee, and what does it include?

Since August 2024, after the National Association of Realtors settlement, buyers sign a written agreement with their agent before touring, and that agreement states what the agent is paid. Compensation offers no longer appear on the MLS, and every fee is negotiable. Our California real estate commission guide walks through the numbers.

What buyers and sellers ask about Laguna Beach real estate

Are prices dropping? Not on the latest figures. Zillow's typical value rose 6.8% in the year to September 2026 and set a new high that month, and Redfin's three-month median was up 17.4%. Who lives here year-round? Census figures show 86.0% of residents lived in the same home a year earlier, and 13.5% of the city's 13,598 homes are held for seasonal or occasional use (ACS 2020-2024), which is one reason listings are scarce. Owners occupy 66.1% of occupied homes, and the median household income is $143,843. COMMON QUESTIONS

Homes for Sale in Laguna Beach,
answered.

What is the average home price in Laguna Beach, CA?+

Redfin's median sale price in Laguna Beach was $3,285,935 for the three months to September 2026, up 17.4% on a year earlier. Zillow's typical home value, a different measure covering all homes, was $3,043,251 in September 2026. Single-family homes in ZIP 92651 had a Redfin median of $3,699,067 and condos $1,394,959 over the same three months, so the type of home changes the answer a lot.

Are home prices dropping in Laguna Beach?+

No, not on the latest data. Zillow's typical home value for Laguna Beach rose 6.8% in the year to September 2026 and reached its highest level that month. Redfin's three-month median sale price was 17.4% higher than a year earlier. Homes are taking longer to sell than in most of Orange County, though, with a median of 71 days on market, so individual sellers do cut prices.

How long does it take to sell a home in Laguna Beach?+

Redfin reports a median of 71 days on market for Laguna Beach in the three months to September 2026, and only 23.4% of homes went under contract within two weeks. Homes sold at 96.1% of list price on average. With 5.4 months of supply, sellers should plan for two to three months on the market and price against recent sales in the same setting.

Who is the best realtor in Laguna Beach?+

No single agent is best for every sale. Look for recent Laguna Beach sales in your price range and area, check the license on the California DRE lookup, and interview at least two agents. Our featured local agent page profiles two featured agents for Laguna Beach, Alcove Collective of Compass and Tim Smith of Coldwell Banker Realty, with their licenses and verified records.

How much does a real estate agent earn on a Laguna Beach sale?+

There is no set rate in California, and every fee is negotiable. Since the August 2024 NAR settlement, buyers agree their agent's pay in a written agreement before touring, and listings no longer show buyer-agent compensation on the MLS. On a $3,285,935 sale, each 1% of commission is about $32,859, so ask each agent what their fee covers.

Do I need a fire zone check for a Laguna Beach home?+

Yes. Laguna Beach borders large areas of open space, and the 1993 fire destroyed or damaged 441 homes. Look up the address on CAL FIRE's Fire Hazard Severity Zone map, read the Natural Hazard Disclosure, and get insurance quotes before removing your contingencies. A high or very high zone can mean defensible-space work, building standards for remodels and higher premiums.
