LAGUNA BEACH CONDOS

Laguna Beach Condos for Sale: Prices, Complexes and Buyer Checks

A condo in Laguna Beach sold for a median of $1,394,959 in the three months to September 2026, 20.7% more than a year earlier, but only eight condos sold in that time. Condos are a small slice of a city where about two in three homes are detached houses, so the choice is between a handful of oceanfront complexes, small village buildings and the larger condo markets in neighboring cities. This page covers where Laguna Beach condos are, what they cost, and the HOA, inspection, loan and fee checks to run before you buy.

Laguna Beach condo prices in 2026

Laguna Beach is a single ZIP code, 92651, so Redfin's ZIP figures are the city's condo market. Over the three months to September 2026, condos sold for a median of $1,394,959, or $1,378 per square foot, at 95.5% of list price on average. The median condo took 124 days to sell, against 71 days for single-family homes, and 18 condos were for sale at the end of the period, about 6.6 months of supply.

Census figures explain the thin market. Of the city's 13,598 homes, 66.7% are detached houses and about 24% are in buildings of two or more units (ACS 2020-2024). Many of those are small duplexes and fourplexes rather than condos. With so few sales, a single oceanfront unit can move the median sharply, so read it as a range rather than a price tag. Our Laguna Beach housing market report covers the wider trend.

Best areas to buy a condo in and around Laguna Beach

These are the places condo buyers usually compare. Complex details come from the pages listed in our sources, and asking prices are from public listings on October 30, 2026; confirm both with the HOA before you rely on them.

Laguna Royale, South Laguna oceanfront

Laguna Royale is a complex of 78 condos with six floor plans at 31423 Coast Highway in South Laguna, with subterranean parking, a pool and units that open toward the ocean. On the date we checked, a three-bedroom, 1,579-square-foot unit was listed at $4,698,000, and the listing described the complex as guard-gated around the clock.

Blue Lagoon, near Victoria Beach and the Montage

Blue Lagoon has about 119 condos on the ocean side of Coast Highway, next to Lagunita and within walking distance of the Montage resort. It dates from the early 1960s, and its original floor plans are two-bedroom, two-bath units of 1,462 to 1,672 square feet. The gated complex has access to Victoria Beach, two pools and a tennis court.

Smaller condo buildings in the Village and canyons

Away from the oceanfront complexes, Laguna Beach condos are mostly in small buildings of a few units. These are the city's lower-priced entry point: on the date we checked, a two-bedroom, 903-square-foot unit at 21692 Ocean Vista Drive was listed at $1,259,000. Small associations often have thin reserves, so the HOA documents matter even more here.

Dana Point condos, south along the coast

Next door in Dana Point, ZIP 92629, Redfin's median condo sale was $1,359,460 over the same three months, with 35 sales and a median of 44 days on market. That is a similar price to Laguna Beach with more choice and faster sales. See our Dana Point condos page.

Aliso Viejo and Laguna Niguel condos, inland

Over the hills, condo prices drop by roughly half. Redfin's median was $819,976 in Aliso Viejo's 92656 (63 sales) and $724,979 in Laguna Niguel's 92677 (61 sales) in the three months to September 2026. These cities are a short drive from Laguna Beach's beaches but have different schools, HOAs and tax bills. See our Laguna Niguel condos page.

Is it wise to buy a condo in Laguna Beach now?

Prices are rising but sales are slow, which gives patient buyers room to negotiate: the median Laguna Beach condo sat for 124 days and sold below list. The bigger risks are in the building, not the market. Oceanfront complexes such as Blue Lagoon, built in the early 1960s, sit right on the coast, where salt air is hard on decks, railings and concrete.

  • Balcony and deck inspections. California requires condo associations to inspect elevated balconies, decks and walkways every nine years (Civil Code section 5551, from SB 326). Ask for the latest report and any repair estimate. Our California balcony inspection law guide explains the rules.
  • Reserves. Associations must update a reserve study at least every three years (Civil Code section 5550). Compare the reserve balance with what the study says is needed; a large gap often means a special assessment later.
  • Insurance. Ask for the master policy, its deductible and whether it covers earthquake. Then price your own unit policy before you remove contingencies. Our California homeowners insurance guide covers the market.

For the full list of an association's duties, see our California HOA laws guide.

Financing a Laguna Beach condo

At the Redfin median of $1,394,959, a 20% down payment is $278,992, leaving a loan of $1,115,967. At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), principal and interest come to about $7,605 a month, plus about $1,162 a month for the 1% base property tax, before HOA dues.

Jumbo and conforming loans for Laguna Beach condos

Check whether your loan fits under the current high-balance conforming limit for Orange County or needs a jumbo loan. Either way, the lender reviews the whole project, not just your unit: owner-occupancy share, reserves, pending litigation and how many units one owner holds. Older oceanfront complexes with litigation or major deferred repairs can be rejected as non-warrantable.

FHA and VA loans for Laguna Beach condos

FHA and VA loans need the complex to be on the agency's approved list or approved for a single unit. Search the HUD and VA condo lists by name before you write an offer, and ask your lender to confirm early.

Condo fees and costs in Laguna Beach

Your monthly cost has four parts beyond the mortgage.

HOA dues in Laguna Beach complexes

Dues vary widely: oceanfront complexes with gates, pools and staff cost more than a small village building. Ask for the current budget rather than relying on a listing.

Property tax on a Laguna Beach condo

Prop 13 sets the base at 1% of the price plus voter-approved bonds; see our Orange County property tax guide.

Insurance and special assessments

Insurance has two layers, the master policy built into your dues and your own unit policy. Also check the board minutes for any special assessment already approved or under discussion.

Laguna Beach condo buyer checklist

  1. Get the last 12 months of board minutes, the budget, the reserve study and the balcony inspection report.
  2. Ask whether any special assessment or lawsuit is pending.
  3. Read the rental rules, including any minimum lease term, if you may rent the unit.
  4. Check parking: how many spaces, and whether they are deeded or assigned.
  5. Look up the address on Cal OES MyHazards and the FEMA flood map, especially for oceanfront and canyon buildings.
  6. Get insurance quotes for your unit before removing contingencies.
  7. Ask your lender to review the project early, before you pay for inspections.

COMMON QUESTIONS

Laguna Beach Condos for Sale,
answered.

How much is a condo in Laguna Beach?+

Redfin's median condo sale price in Laguna Beach, ZIP 92651, was $1,394,959 in the three months to September 2026, or $1,378 per square foot. Only eight condos sold in that period, so prices swing a lot. On October 30, 2026, the public listings we checked included a small two-bedroom at about $1.26 million and an oceanfront unit at $4.7 million.

Are Laguna Beach condo prices going up?+

Yes, on the latest figures. Redfin's median condo sale price in Laguna Beach was 20.7% higher in the three months to September 2026 than a year earlier. With only eight sales, though, one or two oceanfront units can move the number, and the median condo took 124 days to sell, which leaves room to negotiate.

What are the oceanfront condo complexes in Laguna Beach?+

Two of the best known are Laguna Royale, 78 condos at 31423 Coast Highway in South Laguna, and Blue Lagoon, about 119 condos on the ocean side of Coast Highway near Victoria Beach and the Montage. Both are gated. Ask each HOA for its current dues, reserve study and balcony inspection report before you make an offer.

Where can I find a cheaper condo near Laguna Beach?+

Inland cities cost less. Redfin's median condo sale in the three months to September 2026 was $819,976 in Aliso Viejo's 92656 and $724,979 in Laguna Niguel's 92677, roughly half the Laguna Beach median. Dana Point's 92629 was close to Laguna Beach at $1,359,460 but had 35 sales, so there is more choice.

Do Laguna Beach condos need balcony inspections?+

Yes. Under Civil Code section 5551, California condo associations must have elevated balconies, decks and walkways inspected at least every nine years. Coastal salt air makes this especially important in Laguna Beach's older oceanfront complexes. Ask the HOA for the latest inspection report, any repairs it called for, and how those repairs will be paid.

Can I get a loan for a Laguna Beach condo?+

Usually, but the lender reviews the complex as well as you. Reserves, owner-occupancy, litigation and deferred repairs can make a project non-warrantable, which limits loan options. Many Laguna Beach condo purchases need a jumbo or high-balance loan. FHA and VA loans need the complex on the agency's approved list or a single-unit approval.
