Los Angeles gated communities one by one

Beverly Park: the city's best-known guard-gated estates

Beverly Park sits in the Santa Monica Mountains between Mulholland Drive and Sunset Boulevard, east of Beverly Glen. Homes carry a Beverly Hills post office address (90210), but the community is inside the City of Los Angeles. It was completed in 1990 as a 250-acre guard-gated development by Elliot Gottfurcht and Brian Adler. North Beverly Park has 64 homes and its entrance at 13100 Mulholland Drive; South Beverly Park has 16. The original plan used two-acre lots, and covenants require homes of at least 5,000 square feet. Each half has its own homeowners association, and in 2009 to 2011 the courts sided with the South association in a dispute over gate access and shared costs. Sales above the Measure ULA thresholds pay the city's 4% or 5.5% ULA tax.

Mulholland Estates: guard-gated homes above Sherman Oaks

Mulholland Estates is a guard-gated community on the ridge above the San Fernando Valley, with its main entrance at Beverly Glen Boulevard and Mulholland Drive. Most of the land is in the City of Los Angeles, largely in the Sherman Oaks area, though homes use a Beverly Hills 90210 address. A 1982 environmental review filed with the state by the Los Angeles City Planning Department covered about 185 acres north of Mulholland Drive and proposed 129 units; about 95 large single-family homes were eventually built. Next to the entrance is the public Fossil Ridge Park, which the public can reach on foot or by car along Westpark Road, though parking there is not allowed.

Bel Air Crest: a 24-hour guard-gated community in Bel Air

Bel Air Crest is in 90077, off Sepulveda Boulevard near the 405, between the Westside and the Valley. A local brokerage profile describes it as a 24-hour guard-gated community of roughly 200 or more homes, from townhomes around $1.5 million to large custom houses near $20 million, with a clubhouse and pool, four tennis courts, a basketball court and putting greens. In 90077 overall, Redfin's median sale price for the three months to September 2026 was $3,322,524 from 25 sales, and Zillow's typical value was $3,061,985, up 4.3% in a year. Ask for the current master association dues and any sub-association dues; listings show different figures.

Brentwood Circle: the first older Los Angeles neighborhood to be gated

Brentwood Circle lies north of Sunset Boulevard in 90049, next to the Getty Center. In 1995 the Los Angeles City Council allowed residents to close five streets just off Sunset to public traffic, making it the first established city neighborhood to be enclosed with security fences, after traffic concerns tied to the Getty's construction. A 2011 Patch profile describes a main gate at Woodburn Drive and Sunset staffed 24 hours a day, plus two exit-only gates, and reports that the Getty helped pay for the gate. Each household pays for street upkeep and other shared costs; confirm the current amount. Zillow's 90049 value was $2,966,542 in September 2026, up 6.1%.

Renaissance: Porter Ranch's hilltop gated community

Renaissance, also called Renaissance at Porter Ranch, sits at the top of Porter Ranch on the slopes of the Santa Susana Mountains, in the City of Los Angeles. It was built by Shapell Homes and opened in August 1999. Houses average about 4,000 square feet, in Spanish, Italianate, Tuscan and traditional styles, and visitors enter only if their names are on a guest list. Redfin's median sale price in 91326 for the three months to September 2026 was $1,214,643, with 42 days on market.

Porter Ranch Estates: a guard-gated townhome and house community

Porter Ranch Estates is a guard-gated community in 91326 with a 24-hour manned gate. A 2026 listing for a three-bedroom home built in 1987 describes two pools, a spa, tennis and pickleball courts, a playground and a dog park, and shows a $235 monthly association fee plus a second fee of $350 a month. That home sold for $950,000 on August 3, 2026. Fees differ by section, so ask for both the master and sub-association dues on any home. Redfin's 91326 townhouse median was $717,501 from 10 sales.

Hidden Hills: a gated city next to Los Angeles

Buyers who want a fully gated town often look just outside the city line. Hidden Hills, west of Woodland Hills, became a city on October 19, 1961. Developer A.E. Hanson began it in 1950 with acre lots, and the Hidden Hills Community Association received the front gate house and Long Valley Road from him. It is a separate city with its own rules and services from the Los Angeles County Sheriff and Fire departments, so Los Angeles city services and rules do not apply.

Gated vs guard-gated in Los Angeles

Guard-gated communities

A guard-gated community has a staffed gatehouse that checks every visitor, delivery and contractor, usually around the clock. Beverly Park, Mulholland Estates, Bel Air Crest and Porter Ranch Estates are described this way. The staff cost is the main reason dues are higher.

Gated without a guard

Many smaller Los Angeles condo and townhome complexes have unstaffed gates opened by a code, card or remote. They control access to parking and grounds but do not screen visitors. Ask what the gate actually does and who maintains it.

Public streets vs private streets

Brentwood Circle's streets were public, so closing them took a City Council vote in 1995. In many gated communities the streets are private instead, and the association, not the city, pays for paving, lighting and drainage. Ask the HOA whether the streets are private and how their repair is funded.

HOA dues, Mello-Roos and other costs

Dues in Los Angeles gated communities range from a few hundred dollars a month in Porter Ranch to much more in the estate communities, where guards, private roads and landscaping are expensive. Ask for the budget, the reserve study and two years of board minutes. California's HOA rules on budgets, reserves and assessments are in our California HOA laws guide. Newer subdivisions can also carry special taxes; read the latest property tax bill and see our Mello-Roos guide.

The base 2026-27 property tax rate in City of Los Angeles tax rate area 67 is 1.185825% of assessed value, so a $3 million home pays roughly $35,500 a year before any special taxes. Sales above $5.4 million also pay Measure ULA when the home is sold: 4%, rising to 5.5% from $10.9 million, for sales closing after June 30, 2026. See the transfer tax guide.

Downsides of gated living in Los Angeles

A gate adds privacy and controls traffic, but it has costs beyond the dues:

  • Disputes between associations. North and South Beverly Park went to court after North restricted South residents' guests at its gates in 2007; South won and was later awarded $826,926.13 in fees and costs. Read the CC&Rs and any shared-road agreements.
  • Wildfire and evacuation. Most gated communities here are in the hills. The January 2025 Palisades Fire burned 23,448 acres and destroyed 6,845 structures, according to CAL FIRE. Check the property on the state fire hazard map, ask how the gates open in an evacuation, and get an insurance quote early. Our wildfire zones guide explains the maps.
  • Insurance. Hillside homes may need the FAIR Plan plus a wrap-around policy, which raises yearly costs.
  • Nearby industrial sites. Porter Ranch homes sit about a mile from the Aliso Canyon gas storage field, where a leak found on October 23, 2015 was not permanently plugged until February 18, 2016. Read the seller's disclosures.
  • Rules and guest access. Gated associations often control guests, contractors, short-term rentals and exterior changes more tightly than an ordinary street.
  • Commutes. Gates and hillside roads add time. Drive the route at rush hour before you offer.

COMMON QUESTIONS

Gated Communities in Los Angeles,
answered.

What are the gated communities in Los Angeles?+

Inside the City of Los Angeles, documented gated communities include Beverly Park and Mulholland Estates in the Santa Monica Mountains, Bel Air Crest in Bel Air, Brentwood Circle in Brentwood, and Renaissance and Porter Ranch Estates in Porter Ranch. Hidden Hills, just west of Woodland Hills, is a separate gated city. Smaller condo complexes across the city also have code-operated gates.

Is Beverly Park in Beverly Hills or Los Angeles?+

Los Angeles. Beverly Park homes have a Beverly Hills post office address with the 90210 ZIP, but the community is inside the City of Los Angeles. That means City of Los Angeles rules and transfer taxes apply, including Measure ULA on sales above $5.4 million. Mulholland Estates is in the same position, with a 90210 address in the city.

How much are HOA fees in Los Angeles gated communities?+

They vary widely. A 2026 Porter Ranch Estates listing showed a $235 monthly association fee plus a second $350 fee. Estate communities with 24-hour guards and private roads cost much more. Brentwood Circle households pay for shared street upkeep. Fees are not public, so ask the association for its current budget and dues for both master and sub-associations.

What is the difference between gated and guard-gated?+

A guard-gated community has staff at the entrance who check every visitor, usually around the clock, as at Beverly Park, Mulholland Estates and Bel Air Crest. A gated community without a guard uses a code, card or remote to open the gate but does not screen visitors. Guard-gated communities usually have higher dues because of staffing costs.

Are gated communities in Los Angeles safer?+

We do not rate safety. A gate controls who drives in, but official crime data is reported by police area, not by gated community. Look up the address on the Los Angeles Police Department's published crime data and the California DOJ OpenJustice site, and see our Los Angeles crime data page for how to check an address.

What should I check before buying in a Los Angeles gated community?+

Read the CC&Rs, budget, reserve study and board minutes, ask whether the streets are private and who pays to repair them, and check the dues for every association level. Check the fire hazard zone and get an insurance quote, ask how the gates work in an evacuation, and drive the commute at rush hour before you make an offer.
