What a local Red Bluff agent helps you decide
Red Bluff is the county seat of Tehama County and a small city: the Census counts 14,549 residents and 6,410 homes inside city limits (American Community Survey 2020-2024). The city calls itself the Victorian City on the River, and its Community Development department describes wide, tree-shaded streets lined with large Victorian homes and a downtown of two-story brick buildings from the nineteenth century. Most buyers here weigh three kinds of property: an older house on a city lot near downtown, a newer house on the edges of town, or a home on a larger rural parcel that still carries a Red Bluff mailing address.
That last group is bigger than many buyers expect. ZIP 96080, the Red Bluff ZIP, holds about 31,554 residents in the Census count, more than twice the city's population, so a large share of "Red Bluff" listings sit outside city limits under county rules, on wells or septic systems, and sometimes in a different elementary school district. A local agent helps you sort those listings by what actually changes your cost: city or county jurisdiction, water and sewer service, the tax rate area on the bill, and the fire and flood maps for the parcel.
Pricing is the other job. Redfin reports that Red Bluff homes sold for 98.4% of list price on average in the three months to September 2026, with 15.7% selling above list and a median of 54 days on the market. So most sales close a little under the asking price, and a well-supported offer matters more than speed.
Buying a home in Red Bluff
Redfin's median sale price for the city of Red Bluff was $276,868 in the three months to September 2026, 4.5% lower than a year earlier, on 52 sales. Zillow's typical home value, which estimates every home rather than only those that sold, was $309,686 in September 2026, up 3.1% in a year and up 71.0% over ten years. It sits 2.5% below its July 2022 peak of $317,655. These two measures answer different questions, so compare each only with itself.
Step 1 for Red Bluff buyers: set a budget at today's rate
At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), a buyer who puts 20% down ($55,374) on the Redfin median of $276,868 pays about $1,509 a month in principal and interest. Property tax at the city's most common rate of 1.0368%, after the $7,000 homeowners' exemption, adds about $2,798 a year, or $233 a month. Insurance comes on top. Get a lender pre-approval first, because sellers expect it with the offer.
Step 2 for Red Bluff buyers: decide city or county
Inside city limits, the City of Red Bluff supplies water and sewer. Its utilities page states that parcels outside city limits but inside Tehama County pay double the city water rate where they are served. Many rural Red Bluff addresses use private wells and septic systems instead. Ask the listing agent which applies, and use the city's online parcel look-up viewer, linked from the Community Development page, to confirm zoning for a city parcel.
Step 3 for Red Bluff buyers: write the offer
Redfin put the city at 2.6 months of supply and 44 homes for sale in the three months to September 2026, while ZIP 96080 as a whole had 5.1 months of supply and 128 listings. That gap tells you the in-town market is tighter than the rural edge. Ask for closed sales of similar homes within a short distance, and check how long the home you want has been listed; 22.5% of Red Bluff homes went under contract within two weeks, so a longer listing can leave room to negotiate.
Step 4 for Red Bluff buyers: inspections and contingencies
Many Red Bluff homes are older: the Census median year built is 1979. Budget for a full inspection and, on Victorian-era houses, a closer look at foundations, wiring and sewer laterals. Summers are hot, with average July highs of 97.9°F at the Red Bluff Municipal Airport station (Western Regional Climate Center), so test the cooling system. Our guide to buying a house in California walks through the contract steps.
Selling a home in Red Bluff
Sellers are working with a modest number of buyers. Redfin counted 45 new listings and 44 pending sales in Red Bluff in the three months to September 2026. Across Tehama County, Redfin's September 2026 monthly figures (which may still be revised) showed 264 homes for sale and a median of 85 days on market.
Step 1 for Red Bluff sellers: price against the right comparables
The in-town and rural numbers move differently. Redfin's three-month median was $276,868 for the city but $309,909 for ZIP 96080, which adds the larger parcels around town, and the ZIP figure fell 11.5% on a year earlier. A price built from a countywide or ZIP-wide number can miss your property type. Ask for a comparative market analysis built from homes like yours on the same side of the city limit line.
Step 2 for Red Bluff sellers: get disclosures ready
California sellers give a Transfer Disclosure Statement and a Natural Hazard Disclosure, which covers flood and fire hazard zones. For a rural parcel, buyers will also ask for well and septic records. Order the hazard report before you list. Our California seller disclosure guide lists what is required.
Step 3 for Red Bluff sellers: work out your net
Closing costs include escrow, title, the county documentary transfer tax and any commission you agree to pay. Confirm the transfer tax amount with your title company. Our California closing costs guide and transfer tax guide cover each charge. If you are moving within California and are 55 or older, read our Prop 19 guide before you set a timeline.
Red Bluff areas at a glance
Zillow does not publish neighborhood values inside Red Bluff, so this overview uses ZIP and city figures and places named on official sites. ZIP lines do not follow the city limit, so confirm the jurisdiction of any address you are considering.
Downtown Red Bluff and the river
City Hall is at 555 Washington Street, and the city's River Park, home to the summer McGlynn Pool and the farmers market area at 104 Riverside Way, runs along the Sacramento River. The city is preparing a state grant application for a second phase of River Park rehabilitation, with public meetings held in October and November 2026. The city's own planning description points to the tree-shaded streets of large Victorian homes and the brick downtown as the character it set out to preserve in 1980.
South Jackson Street and Kimball Road
The Red Bluff Community Center sits at 1500 South Jackson Street, near the Kimball Road intersection, and two district schools are close by: Vista Preparatory Academy at 1770 South Jackson Street and Metteer Elementary at 695 Kimball Road. The city's directions for the center start from the South Main Street exit on Interstate 5. See our Red Bluff schools guide for how school assignment works.
Antelope Boulevard and the event grounds
The Tehama District Fair is at 650 Antelope Boulevard and the Red Bluff Round-Up Association office at 670 Antelope Boulevard. The association says its rodeo moved to its late-April slot in 1926 and now draws crowds of more than 30,000. If you look at homes along this corridor, ask about event traffic and noise in rodeo and fair weeks.
Rural Red Bluff (ZIP 96080 outside city limits)
Most of ZIP 96080's 13,376 homes are outside the city. The Census shows 64% of occupied homes in the ZIP are owner-occupied, against 43% inside city limits, and 10.5% of the ZIP's housing units are mobile homes. Parcels here may sit in the Antelope, Evergreen, Reeds Creek or Lassen View school districts, which appear on the county's tax rate list, rather than the Red Bluff district. Data: ZIP 96080 market data.
Nearby towns: Cottonwood, Corning and Redding
Cottonwood had a Zillow typical value of $365,019 in September 2026, and Redding, about 30 miles north according to the city's parks department, $385,253. Corning had a Redfin three-month median of $259,876 on only 11 sales. Our Red Bluff ZIP code guide and the Tehama County data page compare them.
Local property checks before you buy in Red Bluff
These checks catch the costs that are specific to a Red Bluff address.
- Water and sewer bills. The city's posted water and sewer rates date from July 15, 2012; the single-family sewer charge is $34.00 a month. The city has proposed new water and sewer rates under Proposition 218, with a majority protest hearing set for October 6 and a start date of January 1, 2027 if adopted. Ask the city finance office (530-527-2605) for the current rate before you budget.
- Tax rate area. The Tehama County Treasurer-Tax Collector's 2025-2026 list gives most City of Red Bluff tax codes a rate of 1.0368% and a few codes 1.0284%. On a $300,000 assessed value the gap is about $25 a year. Special district charges can add more; our Tehama County property tax guide explains each.
- Fire hazard. Look up the parcel on Cal OES's MyHazards tool and read the Natural Hazard Disclosure. Insurance quotes can change with the zone; see our wildfire zones guide and homeowners insurance guide.
- Flood zone. Homes near the Sacramento River and its creeks should be checked on FEMA's Flood Map Service Center before you write an offer, since a mapped zone can require flood insurance with a mortgage.
- Wells and septic. On rural parcels, ask for well production and water quality tests and a septic inspection, and make them contingencies.
How to choose a real estate agent in Red Bluff
Red Bluff is a small market, so an agent's local record is easy to check. Look for recent closed sales in the same kind of property you want: in-town houses, rural acreage or homes with wells and septic are different jobs.
Questions to ask a Red Bluff agent
- How many homes have you sold in ZIP 96080 in the last 12 months, and how many outside city limits?
- Which recent sales would you use to price this home, and why?
- Who do you use for well, septic and roof inspections here?
- How do you handle a Victorian or pre-1980 house with older systems?
- What will you charge, and what exactly does that cover?
Check the license
Every agent and broker must hold a California Department of Real Estate license. Search the name on the DRE's public license lookup to confirm it is active and to see any disciplinary actions.
How commission works after 2024
Since the 2024 changes, buyers sign a written agreement with their agent before touring, and that agreement states the agent's pay. Commissions are negotiable and are not set by law. Our California real estate commission guide explains the agreements and who pays whom.
