What a local Redding agent helps you decide
Redding is the largest city in Shasta County and the county seat, with about 93,400 residents (Census ACS 2020-2024) spread across roughly 60 square miles on both sides of the Sacramento River. The three main ZIP codes are close in price: Zillow's typical home value in September 2026 was $379,206 in 96001, $375,487 in 96002 and $397,277 in 96003. So the decision in Redding is less about which ZIP you can afford and more about which kind of property fits you: a house on a standard city lot, a larger lot in the foothills, a townhouse-style condo, or a home on acreage just outside city limits.
A local agent helps with three things here. First, reading the differences between west Redding (96001), the south and Enterprise side east of the river (96002) and north and east Redding (96003). Second, pricing. Redfin reports Redding homes sold at 98.4% of list price on average in the three months to September 2026, and 21.8% sold above list, so most sales close a little under the asking price. Third, the property checks that matter more in Shasta County than in many coastal markets: wildfire exposure, insurance, wells and septic on outlying lots, and the age of the home.
Buying a home in Redding
Redfin's median sale price in Redding was $399,810 for the three months to September 2026, up 3.9% on a year earlier, with 322 homes sold and a median of 35 days on market. Zillow's typical home value, which covers all homes rather than only those that sold, was $385,253 in September 2026, down 0.4% in a year. Here is how a purchase usually runs.
Step 1 for Redding buyers: set a budget at today's rate
At Freddie Mac's 30-year average of 7.24% (week of October 29, 2026), a buyer putting 20% down ($79,962) on the Redfin median of $399,810 pays about $2,180 a month in principal and interest, plus about $333 a month for the 1% base property tax. Insurance and any HOA dues come on top. Get a lender pre-approval before you tour; sellers expect one with the offer.
Step 2 for Redding buyers: choose the side of town and the lot
Price per square foot is similar across the city: Redfin's median was $255.48 in 96001, $253.61 in 96002 and $246.33 in 96003 over the three months to September 2026. What changes is lot size, home age and terrain. Census figures show 65.1% of Redding's housing units are detached single-family homes and 5.3% are mobile homes, and more than half were built between 1960 and 1999. Our Redding ZIP code guide compares the three ZIPs.
Step 3 for Redding buyers: write the offer
Redfin put Redding at 2.8 months of supply in the three months to September 2026, close to balanced. Zillow reports that 28.2% of listings in the Redding metro had a price cut in September 2026. Ask your agent for recent closed sales within a half mile and the price history of the home you want; a listing that has been cut once is often open to a lower offer.
Step 4 for Redding buyers: inspections and contingencies
Use the inspection period to check the roof, the HVAC system (summer highs average 98.7°F in July at the Redding airport station, per the Western Regional Climate Center), the fire hazard zone and the insurance quote. On a lot outside city water and sewer, add a well and septic inspection. Our guide to buying a house in California covers the contract steps.
Selling a home in Redding
Sellers are listing into a steady market with more choice for buyers than in 2023. Redfin counted 381 new listings and 330 pending sales in Redding in the three months to September 2026, and 32.0% of homes went under contract within two weeks. Shasta County's monthly inventory was 695 homes in September 2026, up from 474 in February, which is the normal seasonal build-up.
Step 1 for Redding sellers: price against the right comparables
The ZIP medians move in different directions. Over the three months to September 2026 Redfin's median sale price rose 3.6% in 96001 and 5.3% in 96003 but fell 6.6% in 96002. A price built from a citywide figure can miss your own street. Ask for a comparative market analysis built from your ZIP, home type and lot size, and see our Redding housing market report.
Step 2 for Redding sellers: get disclosures ready
California sellers give buyers a Transfer Disclosure Statement and a Natural Hazard Disclosure, which states whether the home is in a fire hazard severity zone or a flood zone. In Redding, buyers will also ask about fire history and defensible-space work. Order the hazard report before listing; see our California seller disclosure guide.
Step 3 for Redding sellers: work out your net
Closing costs include escrow, title, the documentary transfer tax (the county rate is $1.10 per $1,000 of price; confirm with your title company whether any other charge applies) and any commission you agree to pay. On a $399,810 sale the county transfer tax is about $440. Our California closing costs guide and transfer tax guide list the rest.
Redding areas at a glance
Zillow does not publish neighborhood values inside Redding, so the figures below use ZIP codes (Zillow, September 2026) and Redfin's three-month sales data. ZIP lines do not follow neighborhood names exactly, so check the ZIP of any address you are considering. Each ZIP has its own market data page.
West Redding and downtown (ZIP 96001)
Downtown Redding, including City Hall on Cypress Avenue, uses 96001, which also covers much of the west side. Zillow's typical value was $379,206, down 0.7% in a year. Redfin's median sale was $399,883, and homes took a median of 46 days to sell, the slowest of the three ZIPs. Data: ZIP 96001 market data.
South Redding and Enterprise (ZIP 96002)
96002 covers much of the Enterprise area east of the Sacramento River, which Redding annexed in the 1960s and 1970s; the Enterprise Elementary School District office on Mistletoe Lane and Redding Electric Utility's office on Avtech Parkway both use it. Zillow's typical value was $375,487, up 0.3% in a year, and Redfin's median sale was $410,879 with a 33-day median. Data: ZIP 96002 market data.
North and east Redding (ZIP 96003)
The largest ZIP by population (about 44,900 residents in the Census ACS 2020-2024), 96003 covers much of north and east Redding. Zillow's typical value was $397,277, the highest of the three, and Redfin counted 148 sales at a $394,884 median. Data: ZIP 96003 market data.
Nearby towns: Shasta Lake and Anderson
Two smaller cities sit on either side of Redding on Interstate 5. Shasta Lake, to the north near Shasta Dam, had a Zillow typical value of $299,117, and Anderson, to the south, $336,128 (both September 2026). Both are covered by our Shasta County market data page.
Local property checks before you buy in Redding
These checks catch most of the costs that are specific to a Redding address.
- Fire hazard zone and defensible space. Redding has a recent wildfire history: the Carr Fire of July 2018 destroyed more than 1,000 buildings in the Redding area, and the Fawn Fire of 2021 forced more than 4,000 evacuations north of the city. Look up the address on the CAL FIRE hazard map and ask what defensible-space work has been done. The Redding Fire Department explains the zones from 0 to 100 feet and offers defensible-space inspections. Our California wildfire zones guide explains each tier.
- Insurance. Get at least two quotes before you remove contingencies. If standard insurers decline, see our California FAIR Plan guide and homeowners insurance guide.
- Utilities. Inside the city, Redding Electric Utility, a city-owned utility, supplies power, and the city also bills water, sewer and garbage. A property outside city limits may have PG&E, a private well or a septic system, so confirm which applies.
- Property tax. The rate is the 1% base levy plus school bonds and fixed charges. Our Shasta County property tax guide shows the rates for each Redding school district area, and the California property tax guide explains Prop 13.
- Flood. Shasta Dam controls most Sacramento River flooding, but homes near the river and the creeks that drain into it should still be checked on the FEMA flood map.
How to choose a real estate agent in Redding
Redding has many licensed agents, and the right one depends on the property. Someone who sells city tract homes every month may not know wells, septic and acreage, and an agent who mostly sells rural land may not track condo HOA budgets. Questions to ask:
- How many homes have you sold in my ZIP code, and my price range, in the last 12 months?
- Have you handled homes with wells, septic systems or a fire-rebuild history?
- Which insurers are writing policies in this part of Redding right now?
- What would you price my home at, and which recent sales support that number?
- What exactly is included in your fee, and how will you market the home?
Since August 2024, buyers sign a written agreement with their agent before touring homes, and that agreement sets the buyer agent's pay. Commission is negotiable and is not set by law. Our California real estate commission guide explains how it works now. Check any agent's license on the California Department of Real Estate public lookup before you sign.
