How to use ZIP data when buying in Sausalito
A ZIP is a mail route, not a neighborhood. 94965 mixes a hillside city, a separate unincorporated community and rural coast, so a ZIP-wide median tells you little about one street. Use it as a first filter, then narrow down:
- Compare like with like. Redfin's 94965 condo median was about $700,000 below its single-family median in the latest three months.
- Check jurisdiction. Inside the city or in unincorporated Marin changes police, permits and possibly your tax rate area; see the Marin County property tax guide.
- Use residents' perks that depend on ZIP. Residents at eligible 94965 addresses can enroll in the city's Resident Parking Benefit program for three hours of free parking in downtown public lots.
- Read the trend on our 94965 data page and the Sausalito housing market page before you set an offer price.
