What the Sausalito price trend shows
Zillow's typical home value for Sausalito was $1,589,416 in September 2026, up 3.9% on a year earlier. The longer record is flatter than next-door Mill Valley, which Zillow shows up 12.3% over five years: Sausalito is down 2.6% over five years and up 27.1% over ten. It peaked at $1,798,564 in June 2022, was down to $1,529,867 by September 2025 after a mostly downward three years, and has risen in every month since except a small dip in March and April 2026. The pace picked up in summer: the value rose $35,960 between June and September 2026.

Redfin tells a different story for the latest quarter. Its median sale price was $1,574,250 for the three months to September 2026, down 17.1% on a year earlier, and its median price per square foot fell 6.6% to $961.70. Redfin's median only covers the 36 homes that sold, so a quarter with fewer large houses looks weaker than the market really is. Zillow's index estimates all homes, so it moves more slowly. Read the two together: values are recovering from the 2025 low, but buyers are paying less per square foot than a year ago.

Floating homes on Richardson Bay
Floating homes trade in their own small market. Floating Home Living, a local brokerage, reports from BAREIS MLS records that 14 sold in 2026 through early September at a median of $1,125,000, up 6% on 2025's $1,062,500, with a median of 68 days on market. The typical home sold for 92% of its first asking price, so this segment favors buyers more than the land market.
New homes and the Housing Element
Sausalito has little new construction. Its state housing allocation for 2023-2031 is 724 units, and the city adopted an amended Housing Element in May 2025 that the state found in substantial compliance. Rezoned sites may bring new multi-unit buildings over the coming years; check the city's Community Development pages for projects near a home you are considering.
Is now a good time to buy a home in Sausalito?
It depends on what you are buying.
Buying a Sausalito condo or townhouse now
Conditions lean toward buyers. Condos in 94965 took a median 61 days to sell and townhouses averaged 96.0% of list in the three months to September 2026, so you have time to read association documents and room to ask for credits. Focus on the building's reserves and balcony inspection, since a weak association can cost more than a good price saves.
Buying a Sausalito house now
The house market is still competitive, with two in three selling above asking and a median of 17 days on market. Expect to offer near or above list for well-kept homes, and use the inspection period for slope, drainage and foundation reviews. The rate matters as much as the price: at 7.24% (Freddie Mac, week of October 29, 2026), 20% down on the $1,574,250 Redfin median means about $8,583 a month in principal and interest. Buy if you plan to stay long enough to absorb closing costs, and get a pre-approval before you tour. Our first-time homebuyer guide lists the state programs.
Is now a good time to sell a home in Sausalito?
For a well-kept single-family house, yes: 1.7 months of supply and above-list sales favor sellers. For a condo, townhouse or floating home, expect a longer sale and price the home from the last few sales in the same building or dock. With only 36 sales citywide in three months, every listing is easy to compare, so a realistic first price matters. See our California home selling guide.
