Huntington Beach condo prices by ZIP code
Redfin splits sales into condo and co-op units and townhouses. The figures below are rolling three-month medians to September 30, 2026. Condo samples in a single ZIP are small, between 12 and 29 sales, so read them as a range rather than a precise price.
| ZIP | Condo/co-op median | Condo sales | Median days on market | Townhouse median | Single-family median |
|---|---|---|---|---|---|
| 92646 | $718,979 | 29 | 51 | $899,001 | $1,549,609 |
| 92647 | $512,485 | 12 | 82 | $1,089,992 | $1,242,187 |
| 92648 | $896,973 | 27 | 54 | $1,235,002 | $2,199,445 |
| 92649 | $699,979 | 26 | 52 | $1,355,002 | $1,977,001 |
For the county as a whole, Redfin's median condo and co-op sale in September 2026 was $714,350 with a median of 61 days on market; September county figures may still be revised. In every Huntington Beach ZIP, a condo sold for well under half the single-family median in 92648 and 92649. Condos also sat longer than houses: 51 to 82 days against 31 to 66 for single-family homes.
Best areas to buy a condo in Huntington Beach
Huntington Beach condo communities fall into five broad areas. Unit counts, fees and build years below come from a local brokerage's community pages, checked on October 30, 2026. Confirm every figure with the HOA's own documents before you offer.
Huntington Harbour condos with boat slips (92649)
The harbour has the most condos with water views and docks. Portofino Cove, at 16291 Countess Drive, is a gated, three-story building of 60 condos built in 1985, about 45 of them with boat docks that carry a second monthly fee. Sea Harbour, on Bluewater Lane across Pacific Coast Highway from the sand, has 173 units with an HOA fee listed at about $450 a month plus about $60 for a dock on some units. Weatherly Bay, at Aladdin Drive and Warner Avenue, has 98 units built in 1965 with a listed fee of $638, and Christiana Bay, near Saybrook Lane and Heil Avenue, has 62 townhomes with a listed fee of $650. Broadmoor, a guard-gated townhome community off Pacific Coast Highway, has 244 units. Redfin's condo median in 92649 was $699,979.
Downtown and Pacific Coast Highway condos (92648)
Downtown condos sit in the ZIP with the highest condo prices. Huntington Pacific, at 711 Pacific Coast Highway, has 106 condos with ocean and city views, and ShoreHouse, at 414 Main Street, has 20. The condo and co-op median in 92648 was $896,973, the highest of the four main ZIPs. Ask about parking, short-term rental rules and any noise clauses near Main Street.
Seacliff townhome condos (92648)
The SeaCliff Club Series condos are townhome style, about 450 units in a guard-gated community with an association pool and spa and two-car garages, less than a mile from the beach. Prices here sit closer to the townhouse figure for 92648, $1,235,002, than to the condo figure. The Huntington Beach gated communities page covers the rest of Seacliff.
West Huntington Beach condos: Cabo del Mar and Surfcrest
In west Huntington Beach (92649), Cabo del Mar at 17192 Abalone Lane is a gated complex of 288 one- and two-bedroom units from 535 to 1,223 square feet, with subterranean parking and a listed HOA fee of $642 to $660 that covers water and trash. Surfcrest, near Seacliff in 92648, is a gated community of 115 townhome-style condos built in 1996, some with ocean views. Cabo del Mar gives you a 92649 address at well under the ZIP's single-family median of $1,977,001.
South and central Huntington Beach condos (92646 and 92647)
Huntington Continental, north of Adams Avenue between Brookhurst Street and Bushard Street, has 445 units and two pools. Seabridge, south of Adams Avenue and Beach Boulevard, is listed as guard-gated. Beachwalk, off Goldenwest Street near Yorktown Avenue in 92648, has 453 townhomes built in 1975 with a 2024 HOA fee of $485. In 92647, Redfin's condo median of $512,485 was the lowest in the city.
Huntington Landmark: age-restricted condos and townhomes (92646)
Huntington Landmark describes itself as a private, age-designated 55+ community of 160 acres and 1,238 units. Zillow's typical value for the Huntington Landmark neighborhood was $756,807 in September 2026, the lowest of any Zillow neighborhood in the city. Federal and state law let communities like this limit sales to older buyers, so read the age rules in the HOA documents.
Is it wise to buy a condo in Huntington Beach now?
Condo prices are holding, not rising fast. Redfin's condo median fell 5.2% in 92646 and 29.5% in 92647 on a year earlier, but rose 8.4% in 92648 and 15.2% in 92649; with 12 to 29 sales per ZIP, much of that is noise. The questions that decide whether a particular building is a good buy are about its finances and its structure, not the citywide trend.
- Balconies and walkways. Several complexes above were built between 1965 and 1985, and older buildings often have wood balconies, decks and stairs. California's SB 326 requires condo associations to inspect these elevated elements on a set schedule. Ask whether the inspection is done and what it found. Our California balcony inspection law guide explains the deadlines.
- Reserves. Ask for the latest reserve study and the percent funded. A low figure points to a future special assessment.
- Insurance. Ask for the master policy, its deductible, and whether it includes earthquake cover. Coastal buildings may face higher premiums. See our California homeowners insurance guide.
- Flood. Check harbour and Sunset Beach buildings on the FEMA flood map, since a flood zone affects both the master policy and your own.
Financing a Huntington Beach condo: warrantability, FHA and VA
Conventional loans and condo warrantability
Fannie Mae and Freddie Mac buy only loans on condo projects that meet their rules on owner occupancy, commercial space, litigation, reserves and insurance. A building that fails is called non-warrantable, and buyers there need a portfolio loan, usually with a bigger down payment and a higher rate. Ask the lender to review the condo questionnaire before you remove your loan contingency.
FHA condo approval in Huntington Beach
An FHA loan needs the whole project to be on HUD's approved list, or the single unit to qualify for single-unit approval. Search the project name on HUD's FHA condominium lookup. Approval expires, so check the date.
VA condo approval in Huntington Beach
A VA loan needs the project to be on the VA's approved condo list. Search the VA's condo report by project name. If it is not listed, the HOA can apply, but that takes time.
Condo fees and costs in Huntington Beach
Listed HOA fees in the complexes above run from about $450 to $660 a month, before any dock fee. Fees usually cover the master insurance policy, common-area upkeep, pools and reserves, and some cover water and trash. Here is what a condo at the 92649 median of $699,979 costs each month with 20% down at Freddie Mac's 7.24% rate (week of October 29, 2026):
| Cost | Monthly |
|---|---|
| Principal and interest on a $559,983 loan | $3,816 |
| Property tax at 1.09311% (rate area 04-009, after the homeowners' exemption) | $631 |
| HOA fee (example from the range above) | $600 |
| Total before your own insurance | $5,047 |
Your own condo (HO-6) policy covers the interior and your belongings. Our Orange County property tax guide explains the rate, and our California HOA laws guide covers what the HOA must disclose.
