Zillow's file names neighborhoods but does not include boundaries, and the city does not publish an official neighborhood map. Where we could tie an area to a city park, project or ZIP, we say so; otherwise, confirm with the listing and the county parcel record. One area in Zillow's Huntington Beach file, Surfside, is left out because we could not confirm it lies inside the city.
Huntington Beach neighborhood profiles
Coral Cay, Huntington Beach: $4,763,797 typical value
Zillow typical home value $4,763,797 (September 2026), up 6.1% in a year. Coral Cay is the most expensive of the 30 Zillow neighborhoods in the city, at about 3.5 times the citywide typical value. Zillow's data file names the area but does not map it, and we did not find an official boundary, so confirm with the listing and the county parcel map that a home is inside it. At this price nearly every purchase needs a jumbo loan or cash, and insurance quotes, including flood cover, matter as much as the price. What to check: lender reserve requirements, the insurance premium, and any HOA or dock rules recorded on title.
The Bluffs, Huntington Beach: $4,140,418 typical value
Zillow typical home value $4,140,418 (September 2026), up 6.3% in a year. The Bluffs is the second most valuable Zillow neighborhood and gained 6.3% in a year, a little above the city's 5.6%. Its value is about three times the city figure. We could not confirm its boundary on an official map, so do not rely on the neighborhood name in a listing alone. What to check: comparable sales within the same tract over the last six months, since a handful of sales at this level can move a median sharply, and the property tax bill, which resets to the purchase price.
The Peninsula, Huntington Beach: $3,421,857 typical value
Zillow typical home value $3,421,857 (September 2026), up 6.6% in a year. The Peninsula ranks third in Zillow's September 2026 values, about 2.5 times the citywide figure. As with Coral Cay and The Bluffs, the name comes from Zillow's neighborhood file and we could not confirm the boundary officially. For scale, the highest Redfin single-family medians by ZIP were $2,199,445 in 92648 and $1,977,001 in 92649 for the three months to September 2026. What to check: whether the lot is on the water, and if so the seawall and dock condition.
Trinidad Island, Huntington Beach: $2,843,350 typical value
Zillow typical home value $2,843,350 (September 2026), up 10.0% in a year. Trinidad Island rose 10.0% in a year, one of the four fastest gains in the city. The city's Trinidad Park on Sagamore Drive shares the name; the city lists it as part of Huntington Harbour, with a playground, a small beach and harbor views, in ZIP 92649. Confirm the boundary of the Zillow area with the listing. What to check: the seawall (the city's Harbour Commission advises on seawalls and bulkheads), boat slip rights, flood zone on the FEMA map and the state tsunami hazard area.
Brightwater, Huntington Beach: $2,827,298 typical value
Zillow typical home value $2,827,298 (September 2026), up 4.3% in a year. Brightwater is the largest single-family project on the city's Major Projects list. The city describes 347 single-family homes on 105.3 acres of the upper Bolsa Chica mesa near Warner Avenue and Los Patos Avenue, with a community pool and clubhouse and more than 37 acres of habitat restoration and trails. It was approved under county standards and later annexed, and the city notes that the County of Orange issues building permits for the homes while the city handles items such as pools and patio covers; the Coastal Commission has authority over changes to floor plans. What to check: HOA dues, any special taxes on the bill, and which agency must approve your planned remodel.
Huntington Harbour, Huntington Beach: $2,546,320 typical value
Zillow typical home value $2,546,320 (September 2026), up 12.8% in a year. Huntington Harbour gained 12.8% in a year, the fastest of all 30 Zillow neighborhoods. It is the city's residential marina district in ZIP 92649, with small public beaches at Davenport Beach Park (Mother's Beach), Seabridge Park and Trinidad Park. The Harbour Commission advises the City Council on waterway safety, seawalls, pier headlines, bulkheads and water quality. What to check: dock and seawall inspection reports, flood insurance, and tsunami evacuation routes.
St. Augustine, Huntington Beach: $2,162,876 typical value
Zillow typical home value $2,162,876 (September 2026), up 11.3% in a year. St. Augustine gained 11.3% in a year, the second-fastest rise among the city's Zillow neighborhoods. Zillow does not publish a boundary with its data and we found no official map, so check the address. A fast one-year jump in a small area can reflect a few large sales rather than a broad rise, so look at each recent sale, not just the index. What to check: the number of sales behind the trend and whether recent buyers paid for remodeled homes.
Sunset Beach, Huntington Beach: $2,136,958 typical value
Zillow typical home value $2,136,958 (September 2026), up 5.8% in a year. Sunset Beach was an unincorporated community until the city annexed it on August 22, 2011. Its Sunset Beach Specific Plan was approved by the City Council in 2017 but, as of the city's June 2025 update, still awaited Coastal Commission certification, and the city says most development there will likely need Coastal Commission approval before city permits. The Linear Park greenbelt on North Pacific Avenue hosts an annual arts fair. What to check: the extra approval time for any remodel or rebuild, flood and tsunami maps, and parking rules.
Downtown, Huntington Beach: $2,023,106 typical value
Zillow typical home value $2,023,106 (September 2026), up 5.5% in a year. Downtown centers on the pier and Main Street. Nearby city parks include Lake Park on 11th Street, the city's second park, on land bought in 1912, and Triangle Park on Main Street. The area also has the newest mixed-use buildings: Pacific City, a 31-acre site whose residential phase was finished in 2018, and a four-story building at 414-424 Main Street with 20 condos over shops. A 346-unit apartment project between Delaware and Florida Streets is under construction. What to check: event-day noise and parking, HOA reserves in condo buildings, and short-term rental rules if you plan to rent.
Seacliff, Huntington Beach: $1,885,895 typical value
Zillow typical home value $1,885,895 (September 2026), up 6.7% in a year. Seacliff shares its name with the city's Holly-Seacliff Specific Plan area, where the Holly Triangle project at 19070 Holly Lane (ZIP 92648), 35 three-story townhomes, is under construction. Bonanni Development's 35-townhome Coastlands gives the same Holly Lane address, and its site now says it is sold out. Confirm the Zillow boundary with the listing. What to check: HOA dues and rules, and the property tax rate area on the county bill.
Suburbia Park, Huntington Beach: $1,626,678 typical value
Zillow typical home value $1,626,678 (September 2026), up 8.3% in a year. Suburbia Park gained 8.3% in a year, faster than the city's 5.6%, at a value about 21% above the citywide figure. Zillow does not map it, so confirm the boundary with the listing agent. Citywide, 62.8% of homes were built in the 1960s and 1970s (ACS 2020-2024), so most resales here will be homes of that age. What to check: permits for additions, the age of the main sewer line, and the electrical panel.
Glen Mar, Huntington Beach: $1,416,857 typical value
Zillow typical home value $1,416,857 (September 2026), up 8.6% in a year. Glen Mar rose 8.6% in a year, one of the faster gains among mid-priced areas, and sits about 5% above the citywide typical value. It is close to the price of ZIP 92646, where Zillow's typical value was $1,377,183 and houses sold in a median of 31 days, the fastest in the city. We could not confirm its boundary officially. What to check: recent sales on the same street, and whether the price assumes a remodel.
Huntington Crest, Huntington Beach: $1,384,683 typical value
Zillow typical home value $1,384,683 (September 2026), up 4.6% in a year. Huntington Crest is close to the citywide typical value, about 3% above it, and rose 4.6% in a year, a little slower than the city. That puts it near the middle of the market for detached houses. Zillow does not map it, so confirm the address. What to check: the school district for the address on the district's own lookup, since several elementary districts serve the city, and roof and plumbing age.
Pacific Ranch, Huntington Beach: $926,322 typical value
Zillow typical home value $926,322 (September 2026), up 0.1% in a year. Pacific Ranch was the flattest Zillow neighborhood, up 0.1% in a year, and is one of only three below $1 million. A value this far under the city typical of $1,344,725 usually means attached homes, condos or townhomes, rather than detached houses; check what type of home a listing is. What to check: HOA dues and what they cover, the HOA's reserve study, and its insurance policy, because buyers in attached homes share those costs.
Huntington Landmark, Huntington Beach: $756,807 typical value
Zillow typical home value $756,807 (September 2026), up 6.7% in a year. Huntington Landmark has the lowest Zillow typical value in the city, about 56% of the citywide figure, and gained 6.7% in a year. A value this low usually points to smaller attached homes, so compare like with like: Redfin's condo medians for the three months to September 2026 ranged from $512,485 in 92647 to $896,973 in 92648. What to check: whether any age or occupancy restrictions are recorded in the HOA documents, monthly dues, and financing rules for the complex.
