All Huntington Beach ZIP codes
Most Huntington Beach homes are in four ZIP codes: 92646, 92647, 92648 and 92649. Zillow also files a fifth, 90742, under Huntington Beach; the Census counts only 405 residents in that ZIP area. Some homes along the city's edges share ZIPs with neighbors (the city lists two of its parks with Fountain Valley's 92708 ZIP), so always confirm a property's ZIP and city on the USPS ZIP Code Lookup. Zillow's typical value covers all homes; Redfin's median covers only homes that sold, so the two differ most where few homes sold.

Huntington Beach ZIP codes one by one
We place each ZIP using the addresses the city publishes for its own parks and projects, not a commercial map. Boundaries can split a street, so check the exact address.
ZIP 92648: downtown, the bluffs and Central Park
92648 holds the city's civic and tourist core. City Hall at 2000 Main Street, Triangle Park at 521 Main Street, the beach headquarters at 103 Pacific Coast Highway, Bluff Top Park at 2201 Pacific Coast Highway and the 343-acre Huntington Central Park at 18002 Goldenwest Street all carry 92648 addresses, as does the Holly Lane townhome site in the Holly-Seacliff area. Zillow's typical value was $1,534,670 in September 2026, up 5.2%, and Redfin's median sale price $1,679,507 for the three months to September, at $818 a square foot. Single-family homes had a median of $2,199,445; condos $896,973. Only 45.5% of occupied homes are owner-occupied, and the median home was built in 1982, the newest of the four main ZIPs (ACS 2020-2024). What to check: flood zone and tsunami maps near the coast and wetlands, HOA rules in the newer tracts, and short-term rental limits if you plan to rent.
ZIP 92649: Huntington Harbour, Sunset Beach and Bolsa Chica
92649 takes in the city's waterfront and northwest corner. Trinidad Park on Sagamore Drive, Davenport Beach Park and Seabridge Park, all listed by the city as part of Huntington Harbour, use 92649, as does Linear Park on North Pacific Avenue in Sunset Beach. Zillow's typical value was $1,352,573, up 5.9%; Redfin's median sale price was $1,493,561, up 12.7%, with single-family homes at $1,977,001. It is the slowest of the ZIPs, with a 60-day median and 3.9 months of supply. Census counts 35,346 residents, 59.3% owner-occupancy and a median build year of 1974. What to check: seawall and dock condition on harbor lots, the city's Harbour Commission rules, flood insurance, and Coastal Commission review for Sunset Beach remodels.
ZIP 92646: Magnolia, Brookhurst and the southeast tracts
92646 is largely single-family. Edison Park on Magnolia Street (named for Edison High School), Bauer Park on Newland Street, Gisler Park on Strathmoor Lane and Talbert Park on Magnolia all list 92646. It has the highest owner-occupancy in the city at 74.4% and the second-largest population, 54,615 (ACS 2020-2024). Zillow's typical value was $1,377,183, up 6.7%, the fastest gain of the five ZIPs. Redfin's median was $1,405,587, and houses sold in a median 31 days. Homes date mostly from the 1960s and 1970s (median build year 1971). What to check: age of roofs, plumbing and electrical panels, permits for past additions, and which elementary district serves the address.
ZIP 92647: Edinger corridor and the inland north
92647 is the most populous ZIP, with 59,047 residents, and the lowest-priced. Murdy Park on Norma Drive, Irby Park on Ruth Drive and Boardwalk Park on Edinger Avenue are in 92647, and the city's Edinger corridor holds several large apartment and townhome projects. Zillow's typical value was $1,234,059, up 4.8%; Redfin's median $1,199,648, up 1.0%, with condos at $512,485. Only 43.6% of homes are owner-occupied and the median home was built in 1970. What to check: HOA reserves and insurance in condo and townhome complexes, freeway noise near Interstate 405, and the age of systems in 1960s houses.
ZIP 90742: a small Huntington Beach ZIP
Zillow assigns 90742 to Huntington Beach, with a typical value of $2,205,572 in September 2026, up 5.7%, and up 21.4% over five years. The Census ZIP area has only 405 residents, a median household income of $122,250 and a median build year of 1963. Redfin publishes no sales figures for it, so its value rests on very few homes. What to check: confirm with the USPS lookup and the county assessor whether a listing in 90742 is inside Huntington Beach, because mailing ZIPs and city limits do not always match.
Which Huntington Beach ZIP codes cost the most and least?

Zillow's current observed rent for the whole city is higher, $3,105 in September 2026, because it tracks new leases rather than all existing ones.
