What the Huntington Beach price trend shows
Huntington Beach prices are at a new high. Zillow's typical home value reached $1,344,725 in September 2026, the highest figure in Zillow's series for the city, and 5.6% above September 2025 ($1,273,379). The last real dip was modest: the typical value slipped from $1,128,399 in June 2022 to $1,078,013 in March 2023, a 4.5% fall, and a 0.9% sag from March to August 2025 has since been recovered. Over five years the typical value is up 40.5%, and over ten years 101.8%, from $666,220 in September 2016.
Redfin's figures track actual closed sales, so they move more from quarter to quarter. The median sale price for the three months to September 2026 was $1,399,334, up 5.3% on a year earlier, at a median $791 a square foot (up 3.3%). Redfin counted 418 sales in those three months, 2.7% fewer than a year before, with 425 homes going under contract. The gap between the two measures, about $55,000, reflects what sold: Redfin's median follows the mix of homes that closed, while Zillow's value estimates the middle of all homes in the city.
Rents moved the same way. Zillow's observed rent for Huntington Beach was $3,105 a month in September 2026, up 4.0% in a year and also a series high. For the cost side of renting versus owning, see our Huntington Beach cost of living guide.
Huntington Beach against Orange County
The city is running ahead of the county. Zillow's typical value for Orange County was $1,174,873 in September 2026, up 3.2%, so a typical Huntington Beach home costs about 14% more than the county figure and gained more over the year. On Redfin's county monthly figures, the Orange County median sale price was $1,207,298 in September 2026, up just 0.6%, after peaking at $1,275,000 in June 2026. The county trend has cooled through the summer; Huntington Beach's three-month figures have not yet shown the same slowdown.
Sale speed, price cuts and inventory in Huntington Beach
How fast Huntington Beach homes sell
The median Huntington Beach home sold in 43 days in the three months to September 2026 (Redfin), a little faster than the county's 47 days in September. About 35.0% of listings went under contract within two weeks, and 22.6% sold above their asking price. The average sale closed at 98.9% of list, so most sellers gave up a little over 1% from their asking price.
Price cuts across the Los Angeles-Orange County metro
Zillow tracks price cuts at the metro level only. In September 2026, 24.4% of listings in the Los Angeles-Long Beach-Anaheim metro had cut their price, and the mean listing took 50 days to go pending. Metro sales closed at 99.9% of list in August 2026, slightly firmer than Huntington Beach's 98.9%. Read the city figure as the better local guide: it is drawn from Huntington Beach sales only.
Huntington Beach inventory and months of supply
Redfin counted 380 active listings at the end of the period, 5.3% more than a year earlier, with new listings up 2.8%. That works out to 2.8 months of supply. A rough rule is that under four months favors sellers and over six favors buyers, so the city remains a seller-leaning market, with more choice than in 2025 but not a glut. The county had 3.3 months of supply in September 2026.
Huntington Beach home prices by ZIP code
The four main Huntington Beach ZIPs moved in different directions. Redfin figures are the three months to September 2026; Zillow typical values are September 2026. Our Huntington Beach ZIP code guide describes what each ZIP covers.
| ZIP | Redfin median sale price | 1-year change | Median days on market | Months of supply | Zillow typical value |
|---|---|---|---|---|---|
| 92648 | $1,679,507 | -5.9% | 50 | 3.3 | $1,534,670 |
| 92649 | $1,493,561 | +12.7% | 60 | 3.9 | $1,352,573 |
| 92646 | $1,405,587 | +18.4% | 36 | 1.9 | $1,377,183 |
| 92647 | $1,199,648 | +1.0% | 38 | 2.4 | $1,234,059 |
92646: the fastest market in the city
92646, the area around Magnolia Street, Edison Park and Bauer Park, has the tightest market: 1.9 months of supply, a 36-day median, sales at 100.3% of list on average and 34.8% of homes selling above asking. Its single-family median reached $1,549,609 (up 8.2%), and those houses sold in a median 31 days. The 18.4% jump in the overall median is partly a shift toward houses in what sold, so lean on the Zillow change of 6.7% for the underlying trend.
92648: highest prices, softer sales
92648 takes in downtown around Main Street, the bluff-top coast along Pacific Coast Highway, Huntington Central Park and the Holly-Seacliff area (city park and project addresses). It has the highest prices on both measures, but its median sale price fell 5.9% and only 16.4% of homes sold above list. Average sales closed at 98.1% of asking. Single-family homes here had a median of $2,199,445, up 0.9%.
92649: Huntington Harbour and Sunset Beach
92649 is the slowest ZIP: 60 median days, 3.9 months of supply and an average sale at 97.3% of list. Single-family homes, the bulk of sales, took a median 66 days and sold for $1,977,001. New listings were up 36.2% on a year earlier, and inventory 30.4%, which is why buyers have the most room to negotiate here.
92647: the lowest entry point
92647, the inland area around Edinger Avenue, McFadden Avenue and Murdy Park, has the lowest median at $1,199,648, up 1.0%. Its single-family median was $1,242,187, down 1.5%. Census figures show 43.6% of its occupied homes are owner-occupied, the lowest share of the four, because it holds many of the city's apartment communities (ACS 2020-2024).
Condos, houses, luxury and new homes in Huntington Beach
Huntington Beach condos vs single-family homes
Condo medians for the three months to September 2026 (Redfin) were $896,973 in 92648, $718,979 in 92646, $699,979 in 92649 and $512,485 in 92647. Single-family medians were $2,199,445, $1,549,609, $1,977,001 and $1,242,187 in the same ZIPs. Condos took longer to sell, a median of 51 to 82 days, against 31 to 66 days for houses. Countywide in September 2026, the Redfin condo median was $714,350 (up 2.8%) and the single-family median $1,447,008 (up 4.5%). Our Huntington Beach condos guide covers HOA dues, insurance and the balcony inspection rules.
Townhomes in Huntington Beach
Townhouse sales are thin, between 5 and 17 a quarter per ZIP, so their medians swing widely: $1,235,002 in 92648 and $1,355,002 in 92649 in the latest three months. Treat any single-quarter townhouse figure as a rough guide and compare sales inside the specific complex.
Luxury and waterfront homes
The top of the market sits in Huntington Harbour, along the coast and in newer gated tracts. Zillow's typical values for its most expensive neighborhoods in September 2026 were $4,763,797 for Coral Cay, $4,140,418 for The Bluffs and $3,421,857 for The Peninsula; Huntington Harbour as a whole rose 12.8% in a year to $2,546,320. See our Huntington Beach neighborhoods guide and the gated communities guide.
New construction in Huntington Beach
Very little new housing is for sale. Census data show only 0.3% of the city's homes were built in 2020 or later and 5.2% between 2010 and 2019 (ACS 2020-2024). Most current projects are small townhome sites or rental apartments. Our Huntington Beach new construction guide lists the communities on the city's project list.
Is now a good time to buy a home in Huntington Beach?
It depends on your timeline more than on the market. Prices are at a record, sales close at 98.9% of list, and supply is 2.8 months, so the city is not giving buyers big discounts. The cost of borrowing is the hardest part: at the 7.24% average 30-year rate (Freddie Mac, week of October 29, 2026), a 20% down payment on Zillow's typical value of $1,344,725 means a $1,075,780 loan and about $7,331 a month in principal and interest, before tax and insurance.
Where buyers do have room: 92649, with 3.9 months of supply and average sales at 97.3% of list, and condos across the city, which take longer to sell. Buying makes the most sense if you plan to stay five years or more and can carry today's payment without counting on a refinance. Property tax adds roughly 1.09% to 1.10% of the price in the two Huntington Beach tax rate areas we checked; see our Orange County property tax guide. First-time buyers should read the California first-time buyer guide.
Is now a good time to sell a home in Huntington Beach?
For most sellers, yes: values are at a high, 35% of homes go under contract within two weeks, and the median sale takes 43 days. Single-family sellers in 92646 face the least competition, with 1.5 months of supply for houses. Sellers in 92649 and 92648 should price closer to recent sales, since homes there are sitting longer and closing further below list. Inventory is up 5.3% on a year ago, so overpricing costs more time than it did in 2025. Plan for selling costs, including the county documentary transfer tax (see our California transfer tax guide), and read how to sell a house in California.
Huntington Beach housing market forecast
We do not publish our own forecast. Zillow's Home Value Forecast for the Los Angeles-Long Beach-Anaheim metro, based on September 2026 data, expects values to change by -0.1% by October 2026, -1.0% by December 2026 and +1.9% by September 2027. Zillow does not publish a city-level forecast in its data files, and Huntington Beach has outpaced the metro over the past year, so treat the metro figure as context only. The factors to watch are mortgage rates (Freddie Mac's weekly survey), the county's monthly Redfin median, which fell from June to September 2026, and local inventory.
