Gated 55+ living: Huntington Landmark

Huntington Landmark, 92646

A local brokerage page describes it as guard-gated, about 2.3 miles from the beach, with a large clubhouse. Zillow's typical value for the Huntington Landmark neighborhood was $756,807 in September 2026, the lowest of any Zillow neighborhood in the city. Read the age and occupancy rules in the CC&Rs before you buy. Our 55+ communities in California guide explains how age rules work.

Gated vs guard-gated in Huntington Beach

A gated community has a locked vehicle gate, opened by a remote, code or call box. A guard-gated community also staffs the entrance, often around the clock, and the guard checks visitors and deliveries. In Huntington Beach, Coral Cay, Faire Marin, Ocean Colony and the Seacliff Estates are listed as guard-gated, while Pacific Shores is listed as gated without a guard. Staffed gates cost more to run, and that shows up in the dues.

A gate is not the same as a waterfront address. In Huntington Harbour most of the islands, including Trinidad, Sunset, Humboldt, Gilbert, Davenport and Admiralty, are not gated, according to a local brokerage's area table, and some of their homes sit on the water with docks. If water access matters more than a gate, compare those islands too, using our Huntington Beach neighborhoods guide.

HOA and Mello-Roos costs in Huntington Beach gated communities

Listed dues in the communities above run from $150 to $660 a month, but several HOAs do not publish a figure. Dues usually pay for the gate and any guards, private streets, landscaping, pools, insurance on common areas and reserves. Harbour communities may charge a separate fee for a dock. Before you offer, ask for:

  • the current budget and monthly dues for the specific home;
  • the reserve study and percent funded, since private streets and gates are the HOA's to repave and replace;
  • any special assessments, approved or proposed;
  • the latest property tax bill, which shows any special assessments or Mello-Roos taxes on the parcel.

Property tax comes on top of dues. In Huntington Beach rate area 04-009, the 2026-27 rate is 1.09311%, so a $2,500,000 purchase carries about $27,251 a year after the homeowners' exemption. Our Orange County property tax guide, Mello-Roos guide and California HOA laws guide explain each charge.

Downsides of living in a gated community

  • Higher monthly costs. Gates, guards and private streets are paid for by owners, and repairs to them can bring special assessments.
  • Rules. CC&Rs can limit exterior changes, paint colors, parking, rentals and pets. Read them in full before you remove contingencies.
  • Guest access. Visitors, delivery drivers and contractors must be cleared at the gate, which slows some services.
  • Fewer listings. Small tracts such as Ocean Colony, with 53 homes, may have only a few sales a year, so comparables are thin and pricing is harder.
  • A gate is not a crime statistic. Gates control traffic. For official crime figures, see our Huntington Beach crime data page.
  • Flood exposure in the harbour. Check gated harbour homes on the FEMA flood map, since a flood zone affects insurance whatever the gate.

COMMON QUESTIONS

Gated Communities in Huntington Beach,
answered.

Are there gated communities in Huntington Beach?+

Yes. Guard-gated single-family tracts include Coral Cay and Faire Marin in Huntington Harbour, the Seacliff Estates around the Seacliff Country Club golf course, and Ocean Colony off Seapoint Street. Gated townhome and condo communities include Broadmoor, Portofino Cove, the SeaCliff Club Series, Pacific Shores, Cabo del Mar and Surfcrest. Huntington Landmark is a gated 55+ community.

What is the most expensive gated community in Huntington Beach?+

By Zillow's neighborhood figures for September 2026, Coral Cay had the highest typical value in the city at $4,763,797. It is a 24-hour guard-gated tract in Huntington Harbour where some homes have docks. Zillow's neighborhood boundaries can include homes outside a gate, so compare recent sales inside the tract.

Is Huntington Harbour a gated community?+

Not as a whole. Huntington Harbour is a set of islands and mainland streets, and most of the islands, such as Trinidad, Sunset, Gilbert and Davenport, are not gated. Within the harbour, Coral Cay, Faire Marin and Broadmoor are guard-gated and Portofino Cove is gated. Confirm any listing's gate status with the HOA.

How much are HOA fees in Huntington Beach gated communities?+

Listed fees range widely. Ocean Colony lists $350 a month, Saint Augustine Two is reported at $200 to $300, Cabo del Mar lists $642 to $660, and Faire Marin was listed at $150 in 2019. Guard-gated tracts and harbour communities with docks tend to cost more. Ask the HOA for the current budget and dues for the specific home.

What is the difference between gated and guard-gated?+

A gated community has a locked vehicle gate opened by remote, code or call box. A guard-gated community also staffs the entrance, often 24 hours a day, so a guard checks visitors and deliveries. In Huntington Beach, Coral Cay, Faire Marin and Ocean Colony are listed as 24-hour guard-gated, while Pacific Shores uses a gate without a guard.

What are the downsides of living in a gated community?+

Higher dues to pay for gates, guards and private streets; the risk of special assessments when those need repair; CC&R rules on changes, rentals and parking; slower access for guests and contractors; and fewer sales to price against in small tracts. A gate controls traffic but is not a measure of crime, so check official crime data separately.
