Oceanside home value history
The Zillow Home Value Index (ZHVI) estimates the typical value of homes in the middle of the market, across all home types, adjusted for seasonal swings. Here is Oceanside's path over the last decade.
| Month | Zillow typical home value | What happened |
|---|---|---|
| September 2016 | $454,013 | Start of the 10-year window |
| September 2019 | $531,309 | Slow, steady growth |
| September 2021 | $690,786 | Fast gains during low mortgage rates |
| July 2022 | $823,050 | Short-term high as rates began to rise |
| March 2023 | $771,022 | Low point after a 6.3% fall |
| January 2025 | $874,233 | All-time high |
| September 2025 | $851,191 | After eight months of small declines |
| September 2026 | $865,182 | Latest: up 1.6% in a year |
Over five years the typical value rose 25.2%. The pattern is gains in 2020 to 2022, a dip in late 2022 and early 2023, recovery to a peak in early 2025, then a flat stretch. For monthly market activity (sales, inventory, price cuts) see the Oceanside housing market page.
Oceanside home values by ZIP code
Two sources measure different things. Zillow's typical value estimates what homes are worth, sold or not. Redfin's median sale price is the middle price of homes that actually sold. Read each table on its own.
| ZIP | Zillow typical value, Sept 2026 | Change in a year |
|---|---|---|
| 92054 | $1,117,128 | +2.0% |
| 92056 | $859,750 | +1.7% |
| 92057 | $805,230 | +1.5% |
| 92058 | $787,354 | -0.5% |
| ZIP | Redfin median sale price, 3 months to Sept 2026 | Single-family median | Condo median |
|---|---|---|---|
| 92054 | $1,199,648 | $1,286,675 | $931,972 |
| 92056 | $907,233 | $974,754 | $530,434 |
| 92057 | $794,816 | $874,779 | $450,487 |
| 92058 | $609,321 | $858,783 | $524,984 |
92058's all-home median is pulled down because condos made up 15 of its 33 sales. Its single-family median is close to 92057's. For a ZIP-by-ZIP guide, see Oceanside ZIP codes; for each area, Oceanside neighborhoods.
What drives the value of an Oceanside home
Distance to the coast
Location is the biggest single factor. In Redfin's data for the three months to September 2026, single-family homes in coastal 92054 sold at a median of $790 per square foot, against $573 in 92056, $472 in 92057 and $560 in 92058. Among Zillow's neighborhood figures, South Oceanside ($1,415,438) and Townsite ($1,151,980) sit near the top.
Home type and size
A single-family home is worth far more than a condo in the same ZIP: in 92056 the gap between Redfin's single-family median ($974,754) and condo median ($530,434) was over $440,000. Bedrooms, living area and lot size come next, and a usable yard or room for an ADU adds value. See our California ADU rules guide.
Condition, age and updates
Many Oceanside homes are several decades old, so condition varies widely between neighbors. Updated kitchens, baths, roofs, windows and solar raise value; deferred maintenance, unpermitted work and old electrical panels lower it. New construction in 92057, such as North River Farms, also sets a benchmark that older homes are compared with; see new homes in Oceanside.
Mortgage rates, insurance and carrying costs
Buyers price homes by the monthly payment. Freddie Mac's average 30-year rate was 7.24% in the week of October 29, 2026, which limits what buyers can pay. HOA dues, Mello-Roos, fire zone status and insurance cost all shift what a buyer will offer. Our homeowners insurance guide covers the insurance side.
How a home valuation works
Online estimates
Automated valuation models, such as Zillow's Zestimate or Redfin's estimate, use public records and recent sales. They are a quick starting point but cannot see inside the house, so they can miss upgrades, views or problems by a wide margin.
Comparative market analysis from an agent
A local agent picks three to six recent sales of similar homes nearby, adjusts for differences in size, condition, lot and view, and checks active and pending listings. This is how most list prices are set. Ask for the comparables and adjustments in writing.
Appraisal
A licensed appraiser gives an independent opinion of value, usually ordered by the buyer's lender. If the appraisal comes in below the contract price, the buyer must cover the gap, renegotiate or cancel under an appraisal contingency.
Your assessed value on the property tax bill is different again. Under Prop 13 it starts at your purchase price and can rise by at most 2% a year, so it is often far below market value. Look it up with the San Diego County Assessor, and see our San Diego County property tax guide.
Get a valuation for your Oceanside home
If you are thinking of selling, a written market analysis from a local agent is free and uses the recent sales on your street. California Housing Prices's featured Oceanside agent can prepare one, and you are free to ask several agents. To get an accurate number, give the agent a list of upgrades with dates and permits, the roof and system ages, any HOA dues and special assessments, and known problems. Ask how the agent's suggested price compares with the Zillow and Redfin figures above, and why. Before you sell, read our guide to selling a house in California and the capital gains tax guide.
