Each Mutual has its own board and rules. Buyers must show verified income or assets of five times the monthly carrying charges plus taxes and fees, and liquid assets of $25,000 to $50,000 depending on the unit.

Casta del Sol, Mission Viejo

Casta del Sol is a gated community of 1,927 homes built between 1972 and 1987, mostly single-story detached houses of about 1,200 to 1,900 square feet, with attached homes of about 1,000 to 1,600 square feet. 55places lists two recreation centers with pools, tennis, pickleball and hobby rooms, and says dues cover greenbelt maintenance, gate guards, exterior painting every six years and trash. The 18-hole Casta del Sol golf course sits next to the community, and residents have Lake Mission Viejo privileges.

Huntington Landmark, Huntington Beach

Huntington Landmark has 1,238 homes built by Signal Landmark from 1972 to 1986, about a mile from the ocean according to 55places. There are 360 two-story condo units of 860 to 1,132 square feet and 878 attached homes of 1,074 to 1,336 square feet, with carports or one-car garages. The clubhouse has a ballroom, fitness center, woodworking and ceramics studios, two pools and RV and boat parking. Dues cover lawn care and exterior maintenance.

Gavilán, Rancho Mission Viejo

Gavilán is the 55+ section of the Rancho Mission Viejo master plan, with about 1,200 new and resale homes built from 2013 to 2021 by several builders. Residents use their own clubhouses, including the Hacienda with a fitness center and saltwater pool, and also every all-ages amenity center in Rancho Mission Viejo. It is the newest large 55+ option in the county, and its dues range, $220 to $438 a month, is among the lowest here. Newer master-planned areas often carry a Mello-Roos special tax, so read the seller's tax bill.

Haven at Rancho Mission Viejo

Haven is a Lennar 55+ neighborhood in the village of Rienda, with duplex homes from 1,116 to 1,902 square feet, built from 2023. Residents share the Gavilán 55+ amenities, including the Perch clubhouse and the five-acre Club at Gavilán Ridge with a lap pool, pickleball and bocce. 55places lists it as about six miles from the beach.

Windward Cove is a small community of 96 condos built from 1983 to 1985. 55places lists it as resale only, with prices from the mid $200,000s to the high $300,000s. With so few homes, sales are rare, so ask a local agent to watch for listings.

Costs of 55+ living in Orange County

The price is only part of the cost. Budget for each of these:

  • HOA dues and carrying charges. They range from about $215 a month at Windward Cove to $910 at Laguna Woods Village on the 55places figures. For co-op units, ask whether the monthly charge includes property tax, so you compare like with like.
  • Buy-in and transfer fees. Laguna Woods Village lists a $7,500 buy-in fee. Ask every association for its transfer and capital contribution fees.
  • Special assessments. Most of these communities were built between the 1960s and the 1990s. Ask for the reserve study and any planned roof, pipe or pool work.
  • Property tax. Your purchase resets the assessed value under Prop 13. Owners 55 or older who sell a California home can move their old taxable value under Prop 19; see the Prop 19 guide and the Orange County property tax guide.
  • Financing. Laguna Woods Village and Leisure World Seal Beach include co-op units, where you buy a share rather than a deed. Ask a lender whether it finances co-op shares in that Mutual before you offer, and confirm the association's own financial rules.

How to choose a 55+ community in Orange County

Visit more than once, at different times of day, and ask for the activity calendar. Then check the paperwork:

  1. Get the CC&Rs, bylaws, rules and written age policy, including rules on younger co-residents, caregivers and guests.
  2. Ask for the budget, reserve study and the last year of board minutes.
  3. Confirm whether you are buying real property or co-op shares, and what the financial qualification rules are.
  4. Check the commute to your doctors and family. 55places places Seal Beach in the westernmost corner of the county, and San Clemente is at the southern end, so the choice of community sets your daily drive.
  5. Separate an active-adult community from licensed care. Assisted living and memory care are licensed by the California Department of Social Services; search its care facility database before you sign with any provider.

COMMON QUESTIONS

55+ and Retirement Communities in Orange County,
answered.

What is the largest 55+ community in Orange County?+

Laguna Woods Village is the largest, with 12,736 homes built from 1964 to 1985 according to 55places.com. Leisure World Seal Beach is second with 6,608 co-op and condo units. Together they hold most of the county's age-restricted homes. Both are gated and both set financial qualification rules for buyers.

What is the cheapest 55+ community in Orange County?+

On 55places.com price bands checked in October 2026, Laguna Woods Village starts in the high $100,000s and Leisure World Seal Beach in the low $200,000s, mostly for co-op units. Windward Cove in Huntington Beach lists condos from the mid $200,000s to the high $300,000s. Monthly charges at the larger communities can be several hundred dollars, so compare total monthly cost, not price alone.

Are there new 55+ homes in Orange County?+

Yes, in small numbers. Haven at Rancho Mission Viejo, a Lennar neighborhood of duplex homes built from 2023, has sold out of new homes, and 55places lists Gavilán in Rancho Mission Viejo with new and resale homes. Ovation at Flora Park in Cypress and Buena Vida in Brea were finished between 2018 and 2020 and now sell as resales.

Can someone under 55 live in an Orange County 55+ community?+

Sometimes. Federal law requires at least 80% of occupied units to have one resident aged 55 or older, and each community decides how to use the rest. Many allow a younger spouse or caregiver and limit guest stays. The rules are in each association's CC&Rs, so ask for the written age policy before you buy.

Can I buy a home in a 55+ community if I am under 55?+

Buying and living there are different questions. Some associations let a younger buyer own a home as long as someone 55 or older lives in it, and others do not. Laguna Woods Village and Leisure World Seal Beach also require buyers to meet financial tests. Ask the association before you write an offer.

What is the difference between a 55+ community and a retirement home?+

A 55+ community is ordinary housing that residents own and run through an association, with no care services included. A retirement home such as assisted living or memory care provides daily care and is licensed by the California Department of Social Services. Check any care provider's license in the state's care facility search before you sign.
