Orange County gated communities at a glance
Orange County's gated communities fall into four groups: inland guard-gated master plans such as Coto de Caza, golf and canyon enclaves such as Shady Canyon in Irvine, coastal enclaves in Newport Beach, Laguna Beach and Dana Point, and two large gated 55+ villages, Leisure World Seal Beach and Laguna Woods Village. The table lists the communities we could confirm on a community, association or local agent page read on October 30, 2026. Price figures are Zillow's typical home value for the city or census place in September 2026, so they describe the wider area, not only the homes behind the gate.
| Community | City or area | Gate | Main home type | Area price level (Zillow, Sept 2026) |
|---|---|---|---|---|
| Coto de Caza | Unincorporated, south county | Guard-gated | Detached homes, estates | $1,979,033 (Coto de Caza) |
| Shady Canyon | Irvine, 92603 | Guard-gated | Custom estates around a private golf course | $1,481,490 (Irvine, citywide) |
| Covenant Hills | Ladera Ranch | Gated | Large detached homes | $1,374,732 (Ladera Ranch) |
| Monarch Beach and The Strand at Headlands | Dana Point | Gated enclaves | Ocean-view and custom oceanfront homes | $1,773,166 (Dana Point) |
| Bear Brand Ranch, Laguna Sur, Ocean Ranch | Laguna Niguel | Gated and guard-gated | Detached homes, some view estates | $1,493,093 (Laguna Niguel) |
| Summit Pointe, Belsomet, Crown Pointe, Hidden Canyon and others | Anaheim Hills | Guard-gated and electronic gates | Detached homes, townhomes and condos | $941,684 (Anaheim, citywide) |
| Big Canyon, Pelican Crest, Pelican Hill, Crystal Cove | Newport Beach and Newport Coast | Guard-gated | Golf course and ocean-view estates | $3,710,827 (Newport Beach) |
| Emerald Bay, Three Arch Bay | Laguna Beach area | Guard-gated | Beach-access homes | $3,043,251 (Laguna Beach) |
| Leisure World Seal Beach | Seal Beach, 90740 | Fully gated, 24-hour security (55+) | Co-op and condo units | $838,369 (Seal Beach, citywide) |
| Laguna Woods Village | Laguna Woods, 92637 | Gated (55+) | Co-op and condo units | $458,736 (Laguna Woods) |
County-wide, Zillow's typical home value was $1,174,873 in September 2026, up 3.2% in a year. Gated areas sit on both sides of that line: the coastal and canyon enclaves far above it, the two 55+ villages well below it because most units there are smaller co-op and condo homes.
Gated communities in Orange County, one by one
Coto de Caza, unincorporated south county
Coto de Caza is one of the largest guard-gated master plans in the county. The Orange County Business Journal described it as a 5,000-acre community with about 4,000 homes, set against the Saddleback Mountains and Cleveland National Forest, with a 36-hole golf and racquet club, an equestrian center and a sports club behind the gates. That article dates from 2008, so treat the home count as approximate. The 2020 Census counted 14,710 residents in the Coto de Caza census place, and the Census American Community Survey (2020 to 2024) puts the owner share at 92.6% and 86.9% of homes as detached houses. Zillow's typical home value was $1,979,033 in September 2026. Redfin's median sale price for the three months to September was $1,824,131, down 4.0% from a year earlier, on 50 sales with a median of 59 days on market. Coto is unincorporated, so there is no city government; ask the master association which roads, parks and gates it maintains and what that adds to the dues.
Shady Canyon, Irvine (92603)
Shady Canyon is a guard-gated enclave in southern Irvine near Turtle Rock, Quail Hill and Bommer Canyon, built around the private Shady Canyon Golf Club, a Tom Fazio-designed course. One point catches buyers out: club membership is separate from buying a home, so a house inside the gate does not come with golf. Homes are mostly custom estates on large homesites. Redfin's median sale price for the whole 92603 ZIP, which also covers Turtle Rock and other areas outside the gate, was $2,454,279 in the three months to September 2026, up 43.5% on a small base of 55 sales, so read it as a rough guide only. Ask the association for the dues and the architectural review rules, and the club for its current membership terms.
Covenant Hills, Ladera Ranch
Covenant Hills is a gated neighborhood inside Ladera Ranch, a master-planned census place in south county. A local brokerage guide describes it for its views and spacious homes. Ladera Ranch as a whole had a Zillow typical home value of $1,374,732 in September 2026, and Redfin's three-month median sale price was $1,448,810, up 16.8% on 51 sales. In a master plan like this, ask whether the home pays a master association and a neighborhood association, and whether the tax bill carries a Mello-Roos special tax, before you compare a Covenant Hills home with one outside the gate.
Monarch Beach and The Strand at Headlands, Dana Point
Dana Point has two well-known gated coastal areas. Monarch Beach sits near the Ritz-Carlton, the Monarch Beach Resort and Salt Creek Beach and is known for ocean-view homes. The Strand at Headlands is a gated enclave of custom oceanfront estates with private beach access. Zillow's typical home value for Dana Point was $1,773,166 in September 2026, up 6.8% in a year. Redfin's three-month median was $2,099,000 on 113 sales, with homes taking a median of 47 days to sell. Salt Creek Beach and Capistrano Beach are county-run beaches, so a gate does not make the sand next to it private; ask what beach access the association controls.
Bear Brand Ranch, Laguna Sur and Ocean Ranch, Laguna Niguel
Laguna Niguel has several gated neighborhoods. A local agent guide names Bear Brand Ranch as a gated area with private parks and walking trails, Laguna Sur and Ocean Ranch as guard-gated communities with pools, tennis courts and, at Ocean Ranch, a clubhouse, plus Crest De Ville with a gated entrance and Palmilla with monitored access. Zillow's typical home value for Laguna Niguel was $1,493,093 in September 2026, up 5.0% in a year and 53.1% over five years. Our Laguna Niguel neighborhoods guide covers the city's other areas.
Anaheim Hills gated communities
Anaheim Hills, in the city of Anaheim, has a cluster of gated tracts in north Orange County. A local brokerage lists four guard-gated communities, Summit Pointe, Belsomet (fewer than 100 homes), Crown Pointe and Hidden Canyon, and four with electronic gates: Parkside (88 homes), Viewpointe North, Summit Renaissance and Canyon Pointe. It gives HOA ranges of roughly $200 to $400 a month for the guard-gated tracts and $150 to $450 for the electronic ones. These are an agent's ranges, not association figures, so ask each HOA for its current budget. Anaheim's citywide Zillow value was $941,684 in September 2026, and some Anaheim ZIPs run higher: Redfin's three-month median sale price in 92808 was $1,134,667.
Newport Beach and Newport Coast enclaves
Newport Beach has many gated communities, from Big Canyon around its country club to Pelican Crest, Pelican Hill and Crystal Cove in Newport Coast. Zillow's typical home value for Newport Beach was $3,710,827 in September 2026. We cover each enclave, with home counts, in the Newport Beach gated communities guide.
Emerald Bay and Three Arch Bay, Laguna Beach
Emerald Bay and Three Arch Bay, in the Laguna Beach area, are guard-gated beach communities with private beach access, and Emerald Bay adds tennis courts, pools and a beach club. Laguna Beach's typical home value was $3,043,251 in September 2026. The Laguna Beach gated communities guide has the details.
Leisure World Seal Beach (55+)
Leisure World Seal Beach is a fully gated 55+ community on 531 acres at 13533 Seal Beach Boulevard, with 24-hour security, a 9-hole golf course, five clubhouses, a free bus service, an on-site health care center and more than 160 clubs. Its own site says more than 9,500 residents live there, about a third of Seal Beach's population. Homes are held in 16 Mutuals: 15 stock cooperatives (Mutuals 1 to 16, with no Mutual 13) and Mutual 17, a condominium association. That ownership mix explains the low price level: Redfin's three-month median sale price for 90740, the ZIP that includes Leisure World, was $452,367 on 132 sales. A co-op share is financed and taxed differently from a house, so ask a lender early whether it will lend on the Mutual you want.
Laguna Woods Village (55+)
Laguna Woods Village is a gated 55+ community whose site lists two golf courses with 36 holes, seven clubhouses, three fitness centers, five pools, ten tennis courts, seven pickleball courts and more than 200 clubs. Zillow's typical value there was $458,736 in September 2026, the lowest in the county. Redfin counted 152 sales in the three months to September, with a median of 62 days on market. Monthly fees in a co-op or condo Mutual can be several times a typical house HOA, so read the Mutual's budget and reserve study before you compare prices. Our Orange County 55+ communities guide covers the age rules.
Guard-gated vs gated in Orange County
A guard-gated community has a staffed gatehouse, often around the clock, where guests are checked against a list. Coto de Caza, Shady Canyon, Laguna Sur, Ocean Ranch, the four Anaheim Hills tracts listed above and most Newport Coast enclaves work this way. A gated community without a guard uses a keypad, transponder or call box, as at Parkside or Canyon Pointe in Anaheim Hills. Leisure World Seal Beach is fully gated with 24-hour security staff on site.
The difference shows up in three places: dues, because staffing a gate every hour of the year is one of the largest lines in an HOA budget; deliveries and visitors, which take longer at a staffed gate; and resale, because some buyers will pay more for a guard and others will not pay for one at all. A gate controls who drives in. It is not a crime statistic, and we don't rank gated areas by safety. For official figures, see the Orange County crime data guide.
HOA dues, Mello-Roos and property tax in Orange County gated communities
Three separate bills cover a gated home: the HOA, the property tax bill and, in many newer tracts, a Mello-Roos special tax that appears on the same bill.
- HOA dues. Ask for the current budget, the reserve study and the last two years of board minutes. Large master plans can stack a master association and a smaller sub-association, so you may pay two dues. Guard staffing, private roads and gate equipment are usually the biggest costs.
- Property tax. The Orange County Auditor-Controller's 2026-27 tax rate book starts every tax rate area at the 1% basic levy, then adds voter-approved bonds. Most rates land a little above 1%; two Yorba Linda tax rate areas, for example, carry 1.05993% and 1.08146%. Under Proposition 13 your base is your purchase price. See the Orange County property tax guide.
- Mello-Roos. Community facilities districts fund roads, parks and schools in many newer master plans. The special tax is not part of the percentage rate, so ask for the exact amount and end date. The Mello-Roos guide explains how it works.
- Homeowners' exemption. If the home is your main residence, the Orange County Assessor takes $7,000 off its taxable value when you file by February 15.
A worked example: on a $1,979,033 home in Coto de Caza, a 1.05993% total rate would be about $20,976 a year before the exemption and any special tax. That is an illustration at one rate, not Coto's actual rate; look up the tax rate area for the parcel.
Downsides of gated living in Orange County
Downside: two or three layers of fees
Gated master plans in south county can carry a master HOA, a sub-association and Mello-Roos at once. Add them up month by month before you compare a gated home with a similar one outside the gate.
Downside: fire risk in the canyons and foothills
Coto de Caza, Shady Canyon, Anaheim Hills and the Laguna Niguel ridges back onto open land. Check the CAL FIRE hazard zone for the address, ask what the association requires for defensible space, and get an insurance quote before you remove contingencies. The California wildfire zones guide and the FAIR Plan guide explain the steps.
Downside: rules on what you can change
Architectural review covers paint colors, solar panels, additions and landscaping, and some co-op Mutuals in the 55+ villages limit rentals and who may live in a unit. Read the CC&Rs and the rules before you write an offer; California's HOA law is summarized in the HOA laws guide.
Downside: slower sales at the top end
Redfin's three-month figures show the priciest gated areas selling slower than the county. Homes took a median of 59 days in Coto de Caza and 81 days in Irvine's 92603, against 47 days county-wide in September 2026.
How to check a gated community before you buy
- Ask whether the gate is staffed, and for what hours.
- Get the HOA budget, reserve study, insurance summary and any special assessments planned.
- Read the property tax bill for Mello-Roos and other special assessments, and the year they end.
- Look up the CAL FIRE zone and the FEMA flood map for the address.
- For a golf or beach club, ask whether membership is separate and what it costs.
- In a 55+ co-op, ask the Mutual about financing, the share transfer process and the monthly carrying charge.
